The missing middle in inclusive residential-grade mid-rise apartments and townhouses is a challenge in Australia due to the lack of "inclusive policies" governing the use and sale of surplus land by the Federal, State and Local Governments across Australia Public Land suitable for residential use. In contrast, the Mayor of London mandates up to 50% of such land for affordable housing, resulting in over 30,000 affordable dwellings on surplus land sold off suitable for residential use. As a proven "Placemaker" with a track record of winning tenders for major urban projects, I have voluntarily set aside 30% to 50% for affordable housing, leading to above-average capital growth and long-term value retention in all my previous major urban projects with no mandatory requirements, just through my initiative and sense of "social responsibility." All my previous major urban projects have achieved above-average capital growth for decades and are tightly held. Also missing across Australia today is a fast-track solution, a fast-to-market solution instead of relying upon slow, inefficient custom construction methods with vast shortages of tradies, a more sustainable solution in advanced modular construction platforms built from Renewable plantation forest trees into Cross Laminated Timber construction with great design, detailing and finishes minimising expensive building materials waste going to landfills which is unsustainable. Housing Affordability Plummets to its lowest point in almost Three decades - Real Estate Institute of Australia Over the June quarter 2024, housing affordability in Australia declined to the lowest point since REIA monitoring began in 1996. REIA President, Leanne Pilkington said the analysis from REIA’s latest Housing Affordability Report shows the average loan repayment now amounts to 48.1% of the median family income, 1.3 percentage points more than last quarter. “The report highlights the impact interest rate increases and rising inflation have had on Australians in regards to both rent and home ownership.” Ms Pilkington said that while Victoria saw a marginal improvement, and small improvements were also seen in the Northern Territory and the Australian Capital Territory, housing affordability declined in all other states. The only way is up - CBRE Upgraders have overtaken first home owners to be the most active residential buyer cohort in Australia, a new CBRE survey shows, says CBRE’s Pacific Head of Research, Sameer Chopra. CBRE’s Pacific Head of Research, Sameer Chopra noted, “In the short-term, until we get meaningful interest rate cuts, I expect upgraders and first home buyers will continue to dominate demand. Good progress. Affordable and Social Housing is subsidised housing. It plays a critical role ensuring we have the diversity of housing typologies we require to successfully tackle the housing supply crisis. As the housing crisis continues to drive conversations around housing diversity and affordability, David Tickle, our Sector Lead for Urban Design, invites us to speculate on an alternative solution. Specifically, how could a typical low density Sydney neighbourhood be incrementally regenerated through the active participation of its community, rather than a blank slate rebuild led by a developer? In ‘Retrofitting Our Neighbourhoods’, David proposes that inviting residential communities to lead the regeneration of their own neighbourhoods, in partnership with developers, government and others, would benefit residents while also delivering strong social outcomes. “This process could help facilitate connection and better use of open spaces, create housing for all stages of life via smaller apartments, down-sizer homes and collective housing, with the added benefit of establishing well-located density to support public transport and community spaces,” says David. 🔗 Increasing density of established neighbourhoods, if led by the residents who call them home, could deliver positive outcomes for communities, while also helping to address current supply shortages. Development Red Zone and Plan Change 12: What will it mean for investors?   Set to come into play early next year, Plan Change 12 will limit in-fill developments in some parts of Hamilton, due to existing infrastructure limitations – particularly waste and stormwater systems in some suburbs.   The Government has set these rules to guide growth in New Zealand’s main centres and the changes are not optional, but councils can decide to some extent how to ‘zone’ areas to factor in environmental integrity, land use, heritage area protection, etc.   For Hamilton, this will broadly mean development may become restricted in our central suburbs (aka, ‘red zones’), with areas to the north and south of the city (e.g. Rotokauri, Peacocke) able to accommodate higher densities due to planned infrastructure (aka, ‘green zones’).    What will this mean for investors? It’s all to do with availability. Popular areas to invest in, such as central suburbs (‘red zones’) will likely yield less listings available over time, and with more competition, prices will be under pressure to rise.   The best time to invest in property is yesterday, but today is just as good. Great news for Sydney's housing market! I'm back in Sydney today, scaling up our plans with an advanced modular CLT inclusive residential grade mid-rise apartments model, a "fast-to-market solution." Our scalability. Our "Thrive Alliance" Cross-Laminated Timber (CLT) in Australia and Internationally is made from renewable plantation forest trees. CLT=stored carbon capacity is up to 40,000 “residential grade” midrise apartments per year, targeting the “Baby Boomers” and "Essential Workers " including social housing on a scale (including disability workers) across Australia, including Regional Australia, built in up to 75% less time than current custom construction methods, in excellent designs, detailing and finishes with almost zero waste of valuable building materials. As a proven "Placemaker" with major-scale residential urban projects, I have a rare sense of "social responsibility." I have set aside 30% to 50% of all my inclusive major residential urban projects for affordable dwellings with no mandatory requirements just through my initiative and sense of social responsibility over the last 50 years. My major sites won at State and Local Government tenders, including a worldwide tender for 3.5km of suburban beachfront unloved land in South Australia abandoned by one of Australia's leading institutional groups. We won that international State Government of South Australia tender and transformed this massive site with a negative value into today's value of around $3.5bn, with the State's highest capital growth for investment properties over the last twenty years. Buyers have achieved above-average capital growth over the decades in my previous major urban projects. We got right the blending of "new with historical overlays", a much-needed skill set in the ALP Premier Minns proposed rezoning of 30 significant Metropolitan Railway stations to residential-grade mid-rise apartments within walking distance of railway stations, our target market in all these nominated Premier Minns proposed rezoning areas. Over the decades in Sydney, I haven't seen any major residential urban project that's got this right other than "creating bots" on the landscape and alienating the very community that's a built-in buying base. Residents in those communities predominantly bought all my past inclusive medium-density and mid-rise apartments with these projects. There is no point in navel-gazing on where Sydneysiders should have bought a dwelling; very soon, we will announce our first "showcasing" inclusive quality residential grade mid-rise apartments in Metropolitan Sydney, as in the past, with expectations of a "complete sell-out" with our inclusive scalable, sustainable CLT offer from renewable plantation forest trees into Cross-Laminated Timber = Stored carbon. The government has just released the Government Land Sales Programme for H2 2024. https://lnkd.in/dS944ZZA About 5,000 residential units will be released on the confirmed list. The increased land supply, especially in the suburbs, can improve accessibility to private housing for the general public. Moreover, developers may continue to take a measured approach in their land bidding with the increased availability of land, which will help stabilise prices into 2025. There are better solutions than carving up valuable rural landscapes around Sydney's outer metropolitan suburbs to the city's worst shortfall in affordable housing. In addition to water and sewerage infrastructure backlogs, there are significant road and public transport infrastructure delays, some extending up to 20 years. The 170 railway stations across metropolitan Sydney are predominantly surrounded by single-detached dwellings, limiting the potential of billions of dollars of public-funded infrastructure. An immediate rezoning around "all" this entire public-funded transport infrastructure is required to ensure enough affordable housing for Sydney's essential workers and key workers with easy access to their jobs. Developing inclusive quality mid-rise apartments near these stations can create walkable urban villages, enhancing community bonds and social cohesion. Pushing residents to outer suburbs with limited job opportunities and inadequate public transport leads to extensive daily commutes, impacting well-being and social responsibility issues. It's time for innovative solutions, like advanced modular construction in inclusive quality residential grade mid-rise apartment construction using renewable resources, to address the chronic shortage of affordable housing. Relying on traditional construction methods with skills shortages won't resolve the housing crisis. Embracing new construction platforms with sustainable materials like Cross Laminated Timber can minimize waste and build a more sustainable future for Sydney's housing needs. In welcome news, the Government is investigating significant reform of the building consent system in Aotearoa New Zealand, with the aim of more consistency, certainty and efficiency for Kiwis to build.
