The missing middle in inclusive residential-grade mid-rise apartments and townhouses is a challenge in Australia due to the lack of "inclusive policies" governing the use and sale of surplus land by the Federal, State and Local Governments across Australia Public Land suitable for residential use. In contrast, the Mayor of London mandates up to 50% of such land for affordable housing, resulting in over 30,000 affordable dwellings on surplus land sold off suitable for residential use. As a proven "Placemaker" with a track record of winning tenders for major urban projects, I have voluntarily set aside 30% to 50% for affordable housing, leading to above-average capital growth and long-term value retention in all my previous major urban projects with no mandatory requirements, just through my initiative and sense of "social responsibility." All my previous major urban projects have achieved above-average capital growth for decades and are tightly held. Also missing across Australia today is a fast-track solution, a fast-to-market solution instead of relying upon slow, inefficient custom construction methods with vast shortages of tradies, a more sustainable solution in advanced modular construction platforms built from Renewable plantation forest trees into Cross Laminated Timber construction with great design, detailing and finishes minimising expensive building materials waste going to landfills which is unsustainable. How about the ‘Placemaker” who bought back to “City Living” the first major residential project in North Adelaide in over 100 years a project that stood the test of time over nearly the last 50 years? New can blend with Heritage as a proven Placemaker over the last 50 years in the City of Adelaide and North Adelaide. “BROUGHAM”  Brougham Place, North Adelaide. The 25 Luxury terrace inclusive dwellings, ranging from 155 to 240 sqm, are the largest Terrace City Housing project on a vacant site in over 100 years.   These terrace dwellings were designed to fit between the historic mansions on either side of Brougham Place, then tapered down to fit within the scale of the historic cottages in the rear Street, with 30% set aside for affordability, through my sense of social responsibility, with no mandatory requirements.

The inclusive apartments were scaled to fit in with the adjoining historic “St. John's church” in Halifax Street, Adelaide, and even had bricks made to match the colour of the church stonework. Thirty per cent of the apartments are set aside for affordability. Through my sense of “social responsibility,” with no mandatory requirements. New can blend with Heritage as a proven Placemaker over the last 50 years in the City of Adelaide and North Adelaide. “VICTORIA GROVE” acquired the vacant State Government site overlooking over 200 acres of parklands. East Terrace, East Adelaide, has 23 residential-grade apartments ranging from 230 to 240 sqm, the largest in the City of Adelaide's history.

This is what a scalable plan looks like. This is what “social responsibility looks like without mandatory requirements.” Through my initiative, I set aside over 50% for affordable housing; around 50% of the project is townhouses. We won an International tender sponsored by the South Australian Government over 3.5 km of suburban beachfront land, formed an investment team that included the late Kerry Packer, Wentworth Investments, prepared financial models, briefed planners, prepared marketing strategy, briefed the design studio for project corporate ID, and co-developed the first major housing projects. The estate is Australia’s largest man-made marina, with a scope of 1,500 marina docks for deep keelers and some 500 waterfront and non-waterfront dwellings.   The developed value is over $3.5bn+ as a proven “Placemaker.” It has enjoyed substantial capital growth over the last twenty years; over the previous twenty years, the highest investment property growth in South Australia was 169%.   Innovations included overwater housing, freehold title to marina docks, complete master planning, good public access, and a 10-year planned project with over 50% set aside for affordable housing with no mandatory requirements, just through my sense of social responsibility.

“MONTEFIORE” New blending with historical overlays won an Adelaide City Council 1-acre vacant site at tender, demonstrating New blending with historical overlays. Montefiore Hill, Strangways Terrace, North Adelaide, overlooking 200 acres of golf course and parklands We acquired a vacant site from the Adelaide City Council of the planned site for the Adelaide Festival Centre as a proven Placemaker. We scaled this inclusive project on the adjoining historic site. Carclew House, we even had a brick made to match the colour of the mansion. 36 “inclusive” luxury residential grade apartments from 100 sqm to 240 sqm, 30% set aside for affordability. Through my sense of social responsibility, with no mandatory requirements. America Turns to Glulam as Global Demand Set to Soar CLT and Glulam, used together, hold the key to building lightweight, low-carbon buildings. More than 2,000 mass timber buildings, many with CLT floors and Glulam columns and beams, are rising across the United States, with demand expected to surge in the coming years.
