The ALP Minns State Govt of NSW is committed to addressing the chronic shortage of affordable rental accommodation in Sydney, particularly for tens of thousands of Essential Workers who need easy access to their jobs. Planning is underway to build 10,000 apartments in Metropolitan Sydney over the next three years. The ALP Minns State, Govt of NSW, must aim to bridge the current gap of 35,000 apartments needed annually for the foreseeable future with a fast-track solution and fast-to-market solutions in advanced modular construction platforms. Utilising advanced modular construction with cross-laminated timber from renewable plantation forest trees, the focus is on scalable and sustainable solutions to make housing more affordable and environmentally friendly. Drawing from past successes as a "Placemaker" in Sydney, decisive actions have been taken to unlock growth and foster an environment for development, leading to new investments in the CBD. The City of Sydney Council was, in the past, stifling new investment with a range of impediments. So I sought a meeting with the then Premier of NSW, Barrie Unsworth, to explain the issues. Overnight, Mr Unsworth took decisive action and appointed an administrator to take control of the Sydney City Council. From that point in time, new investment boomed in the CBD of Sydney. For the 2 million Sydney Baby Boomers seeking downsizing options, inclusive, quality residential-grade mid-rise apartments within their communities are vital to ensure smooth transitions for the next generation with these existing homes. Last year, sponsored by BusinessNSW, our Thrive Alliance consortia demonstrated their scalable solution in advanced modular construction platforms built from Renewable plantation forest trees into Cross-Laminated Timber construction with great design, detailing, and finishes. This minimises expensive building materials waste going to landfill, which is unsustainable. In an all-day capability presentation, the Thrive Alliance consortia demonstrated their scalable solution, which is up to 40,000 inclusive quality residential grade mid-rise apartments per year across Australia with a proven track record, including over 100,000 major CLT reference projects worldwide. Today's announcement is a good step; however, in itself, it will not solve the chronic shortage of affordable apartments across Metropolitan Sydney, let alone meet the current shortage of around 25,000 inclusive quality residential grade mid-rise apartments per year required annually for the foreseeable future. Current custom construction methods are building around 10,000 apartments per year in Metropolitan Sydney over the next 3 years. A fast-track solution, the fast-to-market solution, is lacking and requires a significantly less skilled workforce on site because over 20,000 tradies left NSW last year. They, too, need affordable rental accommodation, and the State has the worst shortfall of enough availability in history. Yes, Mr. Brown, we can fix it. All that's required is a "greater sense of social responsibility" in Federal, State, and Local Government policy settings. Over the decades, these various government agencies have sold off surplus "Public Land" suitable for residential use and have set aside minuscule requirements for affordable housing. It might be time for these Australian Government agencies to emulate the Mayor of London, who requires that up to 50% of all London Council surplus land sold off suitable for residential use be set aside for affordable housing, with truly outstanding results. As a proven "Placemaker" over the decades through a sense of social responsibility, I have set aside between 30% to 50% of State and Local Government land I acquired for affordable housing with no mandatory requirements; all my previous major urban projects offer inclusive dwellings in the mix, creating a greater sense of community all my past inclusive medium-density and residential grade mid-rise apartments have achieved above-average capital growth for decades in the market. The Australian housing crisis is so bad today, with a staggering shortage of over 1m affordable and social dwellings. The only solution is scalable advanced modular construction platforms because Australia's slow, inefficient custom construction methods will never solve the problem. The building industry is so fragmented, and quality standards are shocking with very expensive, time-consuming rectifications and inexperienced tradies stuffing each other work up. Lastly, across Metropolitan Australia, there are thousands of billions of dollars of Public Funded Railway Infrastructure, stations mostly surrounded by single-detached dwellings, vast rezoning is required on the scale that the ALP Minns State Govt of NSW has undertaken to walking distance to its vast Metropolitan Railway infrastructure stations to residential-grade midrise apartments. The answer to Australia's housing crisis is not carving up Rural landscapes and valuable productive farming land needed for future generations. Huge backlogs of infrastructure going out for 20 years or more are mostly unfunded and unsustainable. Scandinavian Countries solved their affordable housing crisis decades ago with advanced modular construction platforms built from Renewable plantation forest trees into Cross-Laminated Timber construction with great design, detailing, and finishes in fast-to-market solutions. #Australia #affordablehousing #socialhousing #scalable #clt

The missing middle in inclusive residential-grade mid-rise apartments and townhouses is a challenge in Australia due to the lack of "inclusive policies" governing the use and sale of surplus land by the Federal, State and Local Governments across Australia Public Land suitable for residential use. In contrast, the Mayor of London mandates up to 50% of such land for affordable housing, resulting in over 30,000 affordable dwellings on surplus land sold off suitable for residential use. As a proven "Placemaker" with a track record of winning tenders for major urban projects, I have voluntarily set aside 30% to 50% for affordable housing, leading to above-average capital growth and long-term value retention in all my previous major urban projects with no mandatory requirements, just through my initiative and sense of "social responsibility." All my previous major urban projects have achieved above-average capital growth for decades and are tightly held. Also missing across Australia today is a fast-track solution, a fast-to-market solution instead of relying upon slow, inefficient custom construction methods with vast shortages of tradies, a more sustainable solution in advanced modular construction platforms built from Renewable plantation forest trees into Cross Laminated Timber construction with great design, detailing and finishes minimising expensive building materials waste going to landfills which is unsustainable. New scalable thinking is required as South Australia faces the worst shortfall of affordable and social housing history, creating a handbrake for future economic growth opportunities. With South Australian demands of around 50,000 dwellings today and the lowest vacancy factors in affordable rental accommodation, urgent action is needed. Thrive Alliance consortia members in the middle of last year hosted a capability presentation for the NSW Government taskforce leader dealing with their urgent requirements in Adelaide. Although Senior Executives from the South Australian State Government attended, South Australian Housing agencies did not. The Thrive Alliance consortia members will assemble in Adelaide next Monday and Tuesday to decide on unsolicited Australian requests for significant, scalable major urban projects. Our Thrive Alliance consortia model is about inclusiveness, a sustainable future and speed to market. During my past major urban projects in North Adelaide and East Adelaide, as a matter of social responsibility, I set aside up to 30% for affordable housing, even in Adelaide's most exclusive address, Brougham Place, North Adelaide, and others. The crisis is bleak in Whyalla, which is projected to require up to 15,000 workers for its sustainable carbon-free Green Hydrogen production facilities and Green Steelworks. The current chronic shortage of affordable rental accommodation is not being approached with a sustainable policy, and the proposed plan to carve up rural landscapes and valuable farming land is not a viable solution. Perhaps the new "SuperMinister" can take inspiration from the NSW Government's plan to rezone along its public-funded railway infrastructure corridors for inclusive quality mid-rise apartments where the actual demands are. This inclusive approach is happening at warp speed in Sydney. It could be a scalable solution to meet the market demands in Adelaide's suburbs for easy access to jobs by creating walkable urban villages that create a sense of community where residents look out for each other a very inclusive community, that we could develop and ready for occupation within 12 months just like the Adelaide Oval Hotel was built in CLT in just under 12 months. #SouthAustralia #AffordableHousing #SocialHousing #GreenHydrogen #GreenSteelworks #NSWGovernment #ThriveAlliance #SuperMinister #AdelaideJobs

The ALP Minns State Government faces a significant challenge in addressing the worst shortfall of affordable and social housing in NSW's history. The first steps, however, are commendable: releasing surplus Metropolitan land with easy access to jobs and public transport. Relying on conventional construction methods alone may not be enough to solve the chronic shortage of affordable and social dwellings in Metropolitan Sydney. The NSW government is promising to address this issue by mandating up to 50% of surplus public land for residential use for affordable and social housing. Emulating the successful Mayor of London's requirements, this move could lead to the creation of tens of thousands of new affordable dwellings and my initiative on previous major urban project sites we acquired from State and Local Government agencies at public tender setting aside over the decades between 30% to 50% in all major urban projects for affordable housing. The Thrive Alliance offers a scalable solution with advanced modular construction platforms using renewable resources, of plantation forest trees into Cross Laminated Timber (CLT) significantly faster and more sustainable than current methods, CLT is stored carbon. The Thrive Alliance's over 100,000 CLT major urban projects worldwide with a strong emphasis on social responsibility and inclusiveness led by a proven "Placemaker" with a proven track record of setting aside housing for those in need in all previous major urban projects setting aside between 30% to 50% for affordable housing with no mandatory requirements just through my initiative and sense of "social responsibility", mostly on previously held State and Local Government public land sold off suitable for residential use won at public tenders. Build to Rent – the time is now for a national effort on planning policy In light of the Government’s recent review of the London Plan and the consultation on further changes to the NPPF, the focus has been sharpened on the regions and their contribution towards meeting housing needs. The 20 largest cities and urban centres across England are already subject to an ‘urban uplift’, i.e. a 35% increase to their standard method housing need figures, but the proposed changes will result in the presumption in favour of sustainable development being triggered in respect of previously developed land where Housing Delivery Test performance drops below 95% in these local authority areas. The consultation also proposes to add significant weight to the delivery as many homes as possible on brownfield land, whilst taking a flexible approach to internal layout. In the context of a challenging period for the residential development industry, the Build to Rent (BtR) market continues to go from strength to strength. Savills report that the sector generated £4.5 billion of investment during 2023 – the second highest year on record. This asset class, sometimes undervalued for its ability to deliver homes, can deliver homes at scale, regenerate brownfield sites and assist in the repurposing in many of our biggest towns and cities. Alan Hughes at Lichfields UK has produced a paper to assess the level of policy support in those 20 largest cities and urban centres and calls for further planning coordinated recognition of this important asset class.

The ALP Minns State Govt of NSW has embarked on a vast rezoning initiative around multiple metropolitan Sydney railway stations, a commendable effort. However, the "acid test" and the crucial challenge lie in ensuring the availability of affordable and social dwellings. There needs to be evidence of scalability to address the staggering shortfall of over 350,000 affordable and social dwellings needed immediately, not to mention the additional 25,000 quality mid-rise apartments required annually for the next five years needed for Essential Workers accommodation. A notable concern is the need for major urban reference projects showcasing how new mid-rise apartments can harmonize with historical overlays in Sydney's inner and middle-circle suburbs. To address this, it is imperative to urgently introduce sustainable reference projects that exemplify the integration of quality residential mid-rise apartments with historical overlays. These projects are essential, especially for essential workers who require convenient workplace access. Developing inclusive reference projects will meet current market demands and serve as a viable solution for the city's future housing needs. They will also serve as a model demonstration of inclusiveness and a sense of "social responsibility." An array of distinguished speakers illuminated the severity of Sydney's housing crisis, yet no definitive "scalable solutions" were presented.
