💥 While we're busy ending 2024 with a bang, we’re also taking the time to reflect on our mission and our achievements at Viability in 2024. 🚀 Our feature in The Times managed to capture both. 🏡 It was an exciting opportunity to revisit our motivations to tackle the housing crisis sustainably, and to put our solution in context of the current state of housebuilding regulations in the UK, through the lens of data and analysis. 🤸 As we’ve mentioned before, we believe a certain degree of flexibility is needed in regulations to allow projects to be viable: if the requirements render sites unviable then no homes will be delivered at all, be it market or affordable. Building more affordable housing is critical and more flexible policy might be one of the ways to achieve this. What an energising day yesterday at the Future Homes Hub Conference! So much to digest, but here are some highlights: 🏠 We still don't have a clear timeline for the Future Homes Standard - the panelists seemed to agree that it will 'come to bite' in 2028-2029, with the last gas boilers installed in new build homes by then. There was a call for more certainty and talks about a Future Homes Standard II, in which the industry would like to have more input. 🌿 BNG is here to stay. Being one of the most nature depleted countries in the world, England needs to make every effort to restore its fragile ecosystems! 💦 Water is a scarce resource and it's encouraging that there is progress in the space. The first reservoirs in the UK being planned since the 1990's! 🏣 Amazing sustainable places and communities can be developed in brownfield sites. We saw two great examples with Brabazon in Bristol by YTL Developments (UK) Limited and in Ealing by Berkeley Group Plc. Thanks Ashley Spearing and Sebastian Loyn for your inspiring talks. 🌳 There's a real effort by the industry to reduce Embodied Carbon. There's a clear transition pathway to net zero (see last photo) and, with the whole sector collaboration, it feels achievable! All in all, a great day to network with #partnersinmission.
