Great news for Sydney's housing market! I'm back in Sydney today, scaling up our plans with an advanced modular CLT inclusive residential grade mid-rise apartments model, a "fast-to-market solution." My major sites won at State and Local Government tenders, including a worldwide tender for 3.5km of suburban beachfront unloved land in South Australia abandoned by one of Australia's leading institutional groups. We won that international State Government of South Australia tender and transformed this massive site with a negative value into today's value of around $3.5bn, with the State's highest capital growth for investment properties over the last twenty years. Buyers have achieved above-average capital growth over the decades in my previous major urban projects. We got right the blending of "new with historical overlays", a much-needed skill set in the ALP Premier Minns proposed rezoning of 30 significant Metropolitan Railway stations to residential-grade mid-rise apartments within walking distance of railway stations, our target market in all these nominated Premier Minns proposed rezoning areas. Over the decades in Sydney, I haven't seen any major residential urban project that's got this right other than "creating bots" on the landscape and alienating the very community that's a built-in buying base. Residents in those communities predominantly bought all my past inclusive medium-density and mid-rise apartments with these projects. There is no point in navel-gazing on where Sydneysiders should have bought a dwelling; very soon, we will announce our first "showcasing" inclusive quality residential grade mid-rise apartments in Metropolitan Sydney, as in the past, with expectations of a "complete sell-out" with our inclusive scalable, sustainable CLT offer from renewable plantation forest trees into Cross-Laminated Timber = Stored carbon. We won an International tender sponsored by the South Australian Government over 3.5 km of suburban beachfront land, formed an investment team that included the late Kerry Packer, Wentworth Investments, prepared financial models, briefed planners, prepared marketing strategy, briefed the design studio for project corporate ID, and co-developed the first major housing projects, including finalising an over 600 page Deed of sale with very complex environmental controls. The estate is Australia’s largest man-made marina, with a scope of 1,500 marina docks for deep keelers and some 500 waterfront and non-waterfront dwellings. The current developed value is over $3.5bn+ and has enjoyed substantial capital growth over the last 20 years; over the previous 20 years, the highest investment property growth in South Australia was 169%. Innovations included overwater housing, freehold title to marina docks, complete master planning, good public access, and a 10-year planned project with over 50% set aside for affordable housing with no mandatory requirements, just through my sense of social responsibility.

New can blend with Heritage, as I have proven over the last 50 years in the City of Adelaide and North Adelaide. “BROUGHAM” Brougham Place, North Adelaide. The 25 Luxury terrace inclusive dwellings, ranging from 155 to 240 sqm, are the largest Terrace City Housing project on a vacant site in over 100 years. These terrace dwellings were designed to fit between the historic mansions on either side of Brougham Place, then tapered down to fit within the scale of the historic cottages in the rear Street, with 30% set aside for affordability, through my sense of social responsibility, with no mandatory requirements.

7mo“VICTORIA GROVE” acquired the vacant State Government site. East Terrace, East Adelaide, has 23 residential-grade apartments ranging from 230 to 240 sqm, the largest in ACC. The inclusive apartments were scaled to fit in with the adjoining historic St. John's church in Halifax Street, Adelaide, and even had bricks made to match the colour of the church stonework. Thirty per cent of the apartments are set aside for affordability. Through my sense of social responsibility, with no mandatory requirements.
