My view in this Property Week feature piece on the prospects for retail in 2024. Though cost headwinds continue to impact the sector, inflation is finally abating. Whilst there are indeed some very well documented instances of business failure, there are lots of brands looking to expand too. This is particularly true in the Leisure space, with a range of innovative operators that have taken formerly vacant spaces and turned them into experiential destinations. Our goals were to secure new tenants and buyer representation opportunities and to pitch New Mexico land development sites to retail site selectors. My key takeaways..🔑 1. Brands are eager to expand despite tight financing 2. Experiential retail is on the rise with new concepts. People want to have memorable and unique experience and the retailers are listening. 3. Car Washes, Chicken QSR’s, Convenience Stores and Childcare brands are thriving and expanding. 4. Retail sector outlook remains positive, set to be the nation’s top occupancy commercial real estate sector. CHALLENGING AND EXCITING! ALDI COMPLETES SITE PURCHASE IN NORTH WEST LONDON In my post highlighting Aldi UK’s fantastic results last week, I commented on the “challenges and excitement” of working in the supermarket property sector and trailed some of the new deals Colliers have recently completed for Aldi. Well this deal certainly had “challenges” and required all our expertise, but it is exciting to announce its completion.   Aldi UK have this month completed the unconditional purchase from National Grid of the 2.2 acre former gas works site at Marsh Lane, Stanmore, HA7 2SN. Having won the site in competition in late 2022, Aldi and National Grid have worked collaboratively allowing Aldi to complete its purchase. Having previously accommodated two large gas holders and other gas infrastructure, it is testament to Aldi that they were able to overcome the related issues to buy the site. Aldi UK are now working up their development plans and they are looking forward to bringing their fantastic retail offer and the UK’s cheapest grocery prices to the people of Stanmore as soon as possible.   As national property advisors to Aldi UK, Colliers are continually seeking new sites in London and across the UK, and as can be seen by this example, no site should be discounted. This category has doubled its floorspace in Victoria over the last decade. From 10.1% in 2014/15 to 21.2% in 2023/24, this aligns Victoria more closely with markets like Queensland and the ACT, where these groups already had a strong presence. Kingston Town Centre ranked 5th best in Newmarket retail vitality rankings 2024 The vitality rankings for retail centres across the UK, are created by Newmark’s Consultancy and Analytics Team each year and measure retail vitality using traditional drivers such as market size, quality of retail offer and vacancy rate. Kingston has been ranked 5th this year - 10 places higher than it ranked in 2019 pre pandemic. The report suggests that this may be due to a sustained trend in working from home alongside the increase in domestic tourism.
