It plays a critical role ensuring we have the diversity of housing typologies we require to successfully tackle the housing supply crisis. However, important that we don’t lose sight of feasibility challenges that are making many developments cost both the developer and the consumer.

⏰️ Closing soon: Consultation on the Commercial Buildings Disclosure (CBD) Program expansion. Consultation will close on 13 September 2024. On behalf of the Australian Government, KPMG has completed a feasibility report on expanding the CBD Program. To reduce Australia’s commercial building sector emissions to #NetZeroBy2050, the feasibility report recommends: 🏢 expanding the CBD Program to include more commercial building and ownership types 📄 utilising a Road Map to allow for a staged transition to net zero of Australia’s existing commercial buildings. Expanding the program will: 🔋 reduce energy consumption ⚡️ reduce energy bills 🏭 lower greenhouse gas emissions. It will also allow for the introduction of Minimum Energy Performance Standards for low performing buildings that do not respond to mandatory disclosure.

Green buildings command higher values and make more money for landlords, according to our latest research in conjunction with the NZGBC. Boasting average occupancy of 98-99%, green-certified buildings are sought-after by occupiers who seek properties that align with their sustainability objectives. These properties have higher net returns over uncertified buildings as well, with average net rents 6.7% higher with NABERS and Green Star 6-Star certifications. A future-proofed building protected against evolving regulations, with higher values, returns from rent, and occupancy rates, makes the argument for green certification clear. A new report has estimated that large-scale renewable energy projects will deliver $1 billion to farmers and $200 million to regional communities by 2030. 'The Billions in the bush: Renewable energy for regional prosperity' report, published by the Clean Energy Council and Farmers for Climate Action, shows that farmers are earning a significant income stream from hosting renewable energy projects alongside existing farming activities. The Clean Energy Council said renewables are not only keeping the lights on as coal plants reach the end of their technical life, but they’re also creating jobs and alternative income streams and benefits right across Australian communities. #CostelloGroup #LandAccess #RenewableEnergyProjects

Our Resilient Homes Fund (RHF) and Household Resilience Program (HRP) teams recently attended the Brisbane Home Show. They spoke to more than 930 attendees about preparing for extreme weather events and ways to manage any flood risks to their properties. The RHF exhibit featured a resilient building materials display, a comparison of resilient and standard building materials, and design guidance for homeowners and industry. Meanwhile, the HRP team educated homeowners about their storm and cyclone risk, and provided resources to help prepare their home for severe weather events. With the intensity and frequency of natural disasters in Queensland, resilient building is a vital home improvement feature. As the housing crisis continues to drive conversations around housing diversity and affordability, David Tickle, our Sector Lead for Urban Design, invites us to speculate on an alternative solution. Specifically, how could a typical low density Sydney neighbourhood be incrementally regenerated through the active participation of its community, rather than a blank slate rebuild led by a developer? In ‘Retrofitting Our Neighbourhoods’, David proposes that inviting residential communities to lead the regeneration of their own neighbourhoods, in partnership with developers, government and others, would benefit residents while also delivering strong social outcomes. “This process could help facilitate connection and better use of open spaces, create housing for all stages of life via smaller apartments, down-sizer homes and collective housing, with the added benefit of establishing well-located density to support public transport and community spaces,” says David. 🔗 Increasing density of established neighbourhoods, if led by the residents who call them home, could deliver positive outcomes for communities, while also helping to address current supply shortages. Summary of column Real Commercial 7 November 2024 The Australian $4.50 To what extent do commercial building developers and designers take into account the age profile and the career expectations of tenants and occupants? Drawing on the 2021 Census I have looked at the age profile of popular occupations that are associated with office and industrial buildings. Take for example the occupation of accountant. There are around 140,000 workers with this job title in Australia. Their age profile reaches a peak at the age of 38 with 4,500 ‘accountants’. This is very different to, say, solicitor; there are just 70,000 workers with this job title. But the age profile is very different. Solicitors peak at age 26 with 2,800 workers; thereafter solicitors subside. The point being that solicitors, I suspect, use their qualification as access to a wide career in management. Accountants on the other hand are more likely, in their career trajectory, to remain within their designated job title for longer.  Outside the professions there is also job shuffling within careers. Take for example the job of storeperson. There are 135,000 storepersons in Australia with the peak age being 21. Thereafter the number of storepersons trail off. I wonder whether management wouldn’t get more workers to return to the workplace/office if they offered greater scope for upskilling and training. Clearly solicitors, storepersons and even accountants eventually find other options; maybe what’s required is more training space in buildings to accommodate the career aspirations of workers. A similar logic applies to residents of other buildings. Peak prisoner is aged 32. Peak nursing home resident is aged 90. Peak nun—yes, nun—is aged 86, according to the census. Convents, prisons and nursing homes must be designed to accommodate the needs of residents. This analysis I think shows the agility of the Australian workforce; we’re always on the move looking for something better or more attuned to our skills base and interests. The Green Building Council of Australia has today released a discussion paper to start an important conversation in the property sector about reporting and accounting for Scope 3 emissions to drive emissions reductions at scale. The Sydney Areas to cop Brunt of New Housing Target! As if the Hills does not have enough issues or dwellings. The Hills already has around 66000 dwellings forecast for the next 5 years & now the State government wants us to build another 23000 on top. Where is the infrastructure coming from? Where are the schools, hospital, parks, roads, shopping centres & other community facilities that do not currently exist or have been built. We cannot even build a roundabout or set of traffic lights in a year, yet the state government expects us to build neatly 90000 new dwellings in 5years. How about we fix our road blackspots first, with traffic lights & roundabouts before we build new homes. Why are we waiting for a tragedy to happen before consideration is given. Our roads are already choked up & at breaking point, our families have kids have no schools & parks to go to & our community does not have proper roads or a hospital. Yet, the government wants to lumber more of the burden on to the residence & people of the Hills. Why don't we build what is needed now before we look to try & build more. Why don't we get all our infrastructure into the newly developed areas in stead of trying to overpopulate & overdevelop current & existing areas that are not geared up for the extra proposed growth. We cannot get in & out of our driveways now or to & from places due to the narrow streets & heavy traffic congestion. Where are the builders are workers going to come from to build all these new homes and dwellings? With this added pressure I ask, what type of dwellings are we going to get? How many corners will be cut, and inferior work carried out that will have detrimental impacts on these new dwellings? Who will monitor all this? Why is the heavy lifting gifted to the Hills & has not been shared around equally to everyone. I don't think that this has been properly thought through, nor has there been any consultation with major stakeholders and the community. Shelter NSW We’re pleased that government has followed through with the pledge to announce TOD density housing policy in April… the proof of this particular ‘planning pudding’ however will be in the difference it makes to people and places - Affordable rental housing delivered for lowest income workers that keep the city vibrant and vital. We’re looking forward to 2% increasing of the additional uplift being delivered as Affordable housing … not an aspiration or target, but a firm, mandated, legal requirement …. A real (albeit modest) starting point, by no means the finish line, but the journey to recognising “housing as essential infrastructure” begins with this type of policy becoming law. We’re looking forward to bolder and braver policy leaps and bounds that build on these initial steps …onwards we go..

Insulation a hot topic for clean energy Interesting to see public/media lobbying by CSR Limited and Fletcher Building for inclusion in the Future Made In Australia Act. What this misses by a country mile is that energy efficiency and/or sustainability currently plays no role in the valuation of a home … Unless we address this glaring structural deficiency we aren’t going to solve problems, improve quality of build infrastructure… or help building companies sell products and services! We should be using data - lots of it - to make producing an assessment, and assign a value, of buildings. New Zealand gets Carbon Credentials: CEP will be launching its new energy and carbon management credentials next month. The new credentials - Certified Professional in Energy™ and Certified Professional in Carbon™ - are being introduced to satisfy the increasing demand for understanding and reducing emissions in pursuit of corporate emissions targets. The scheme is supported by digital badges that clients or employers can verify at the click of a mouse. To hold the credentials, people not only need to satisfy assessments on knowledge and experience but also have to sign up to CEP’s Codes of Ethics and Professional Conduct and its Disciplinary Procedures. Anyone interested in the training or credentials can learn more at a CEP webinar at 4.00pm on Monday, 30 September 2024. Continuing on from the property development of Bioregional Institute Melbourne, I had to separate the funds component as it started to get a bit heady, and I wanted clearer posts to refer back to later. I am definitely no expert on funds or come from finance, though I have been working on their establishment and structuring them in property deals for about 5 years. I have raised the establishment money for one Affordable Housing Impact Fund that is in development now The potential of Funds, Trusts, and other financial tools is something I take very seriously when modelling a strategy. This is the point where I pause and reflect on who I am as a member of this species and what I want to see for all of us It's very easy to slip into a trap of ‘you need money, so you accept money’… So here are my thoughts Putting restrictions or conditions on what money you accept might at first seem like a limit on a project, but I invite you to see the potential that it creates by challenging yourself to think deeper I always, always look for local community equity first, so I know I have done my best to keep ownership and profit in the hands of the people, which then recycles through the local community. After that, I always first consider the feasibility and viability of a Community Land Trust, which is a non-profit structure, usually governed by a tripartite agreement that gives everyone a voice at the table though community-led, and takes the property of the development out of the speculative housing market through perpetual affordable housing based on reversion formulas.
