The increased land supply, especially in the suburbs, can improve accessibility to private housing for the general public. Moreover, developers may continue to take a measured approach in their land bidding with the increased availability of land, which will help stabilise prices into 2025. 🗺️ No land in sight 🚫 📉 In the southern property market, the land segment had an absorption rate of less than 10% in the second quarter, according to market researcher DKRA Group. 🧮 Data from the company shows that of the 561 new units that entered the market, only 49 were sold. 🗓️ Real estate trading platform Batdongsan said the demand for land in southern provinces declined significantly last quarter from the first three months of the year. 🔎 A recent survey of 1,000 land brokers conducted by the site found that only 21% completed more transactions, down 4 percentage points from the first quarter, while 29% reported the opposite, up 10 points. 🗣️ Dinh Minh Tuan, southern regional director of Batdongsan, said the land market is cooling down after a brief rise in demand earlier this year. ❓ The jump in land transactions in the first quarter was due to some large developers hoarding properties ahead of the amendments to the Land Law, which is expected to increase land prices once it takes effect in August, he explained. 💰 After the first quarter many landowners also began to hike prices or stopped selling in anticipation of the price rise, resulting in fewer transactions, he added. 👉🏼 Analysts expect demand to recover by mid-2025 and remain high for an extended period since land is one of the more preferred assets in Vietnam https://lnkd.in/gtWz7Pks

What is real estate allocation? Real Estate Allocation means the process used by the Government or Estate Developer for the distribution or delivery of a land or housing estate as a right of occupancy or lease to an individual or a group of persons or organizations who have completed payments for both estate, and mandatory statutory fees. There is nothing like hidden charges as used by some real estate prospective buyers. They are simply called statutory fees and these fees are legal, and customary when a land property is purchased in order to make the transaction legal in the eyes of the government, thereby positioning the buyer for a valid allocation immediately after the processing of his survey plan, and deed of assignment documents which shall be handed over to the new buyer or his authorized representative on, or before the allocation day. If you’re wondering what percentage of Australian properties are bought by foreign buyers in any given year, the answer is – not many. The latest Treasury data on foreign investment reveals that, during the 2022-23 financial year, there were 5,360 residential real estate purchases with a level of foreign ownership. By comparison, buyers of all kinds make about 500,000 purchases in any given year, which means foreign buyers represent about 1% of the total. Foreign buyers are generally required to purchase new homes, to help increase the housing supply. However, they can also buy vacant land (if they build on it within four years) or established dwellings (if they're temporary residents who live in the home and then sell it when they leave the country).
