Just got through some rough times with lost transactions. A few weeks ago, the real estate market went crazy with prices shooting up. It affected everyone, including me as a real estate consultant. Loads of families showed up for property viewings when prices went up, compared to when things were stable. I did tons of inspections back to back, but had trouble finalizing deals because prices kept changing. Developers were changing their prices every day. So, if someone checked out a property one day and came back later, the price would be different. Sometimes the increase was huge, like N20M or more. Some people backed out of deals, but others saw it as a chance to buy low. One lady wanted to buy land in a fancy estate for investment. She wanted five plots but couldn't get a discount. Later, when she decided to buy, the company jacked up the price by N90M per plot, blaming it on diesel and land reclamation costs. I had to break the news to her, and she backed out. There were lots of similar experiences. Honestly, property prices need regulation in Lagos to stop developers from hiking prices so quickly. What is real estate allocation? Real Estate Allocation means the process used by the Government or Estate Developer for the distribution or delivery of a land or housing estate as a right of occupancy or lease to an individual or a group of persons or organizations who have completed payments for both estate, and mandatory statutory fees. There is nothing like hidden charges as used by some real estate prospective buyers. They are simply called statutory fees and these fees are legal, and customary when a land property is purchased in order to make the transaction legal in the eyes of the government, thereby positioning the buyer for a valid allocation immediately after the processing of his survey plan, and deed of assignment documents which shall be handed over to the new buyer or his authorized representative on, or before the allocation day.
