What is real estate allocation? Real Estate Allocation means the process used by the Government or Estate Developer for the distribution or delivery of a land or housing estate as a right of occupancy or lease to an individual or a group of persons or organizations who have completed payments for both estate, and mandatory statutory fees. There is nothing like hidden charges as used by some real estate prospective buyers. They are simply called statutory fees and these fees are legal, and customary when a land property is purchased in order to make the transaction legal in the eyes of the government, thereby positioning the buyer for a valid allocation immediately after the processing of his survey plan, and deed of assignment documents which shall be handed over to the new buyer or his authorized representative on, or before the allocation day. I witnessed a very unique case on real estate in the court. If you are interested in real estate (which everyone should be), I want you to read this👇🏿👇🏿 This case is one of the few times I have witnessed an interactive and educative court session. The judge started her short speech by asking a question: 📍Who do you think was at fault for the constant demolition of houses in Lagos; the government of the citizens? While every other person blamed the citizen, I meekly stood up and gave my opinion blaming the government. I was canvassing my argument from the point of view that “the government watched people build and inhabit those lands without giving them a warning. So why wait till they have fully inhabited a space then demolish it. She smiled and argued otherwise. She stated that I would be amazed to know that most Nigerians don’t do due diligence when it comes to land matters. They believe they can bribe their way out of lawlessness. And it was something that really struck me. 📍The fact that most people would do anything to avoid getting sound legal advice in the name of cutting cost. 📍Most people would rather tip a police officer for not having a drivers license instead of actually getting the drivers license. 📍We are use to cutting corners, and the results can be ghastly. 📍📍But what shocked me the most was her concluding statement; she said; in Nigeria, whether you buy land from government, or the most reliable sources; you can’t even boast of having a good title. She acknowledged that there is something wrong with our approach to land acquisition.
