Introducing The Military Reading Room! I’m excited to share a new project that my longtime friend, Phil Gentile, and I have just launched. It's called The Military Reading Room, a Substack newsletter dedicated to military history, strategy, and thought-provoking literature. Over 20 years ago, I created MilitaryReadingList(dot)com, a resource for those passionate about military reading. As life got busier and MilitaryByOwner(dot)com took off, the site became a bit like an old ship left in the boneyard—still there but gathering rust. While we plan to give it a much-needed facelift, our main focus now is this new venture. The Military Reading Room is more than just a newsletter; it’s a community for those who appreciate the depth and insights that come from reading about military history and strategy. Our first issue is out now, outlining our vision and the journey ahead. It’s going to take time and effort, but we believe the real value will come from contributions far beyond just the two of us. The Midwest is the current darling for rent growth. As units are absorbed over the next 12-24 months, there should be upward pressure on rents in currently oversupplied markets. If you can buy now with acceptable metrics, profit should follow in the next 1-2 years.

In February, Chatham County's median home price was $310,000, down 7.7% from January but up 3.3% from February 2023. Single-family homes dropped 8.4% from January to $310,000, while condos and townhomes rose 4.3% to $305,000. Fourteen single-family homes and three condos/townhomes sold for over $1 million. Overall sales in Chatham County increased by 2.8% year-over-year to $130.1 million. In Georgia, the median home price was $324,997, up 6.6% from January and 8.3% from February 2023. Statewide sales dropped 1% to 8,967, with the total value down 6.4% to $3.8 billion. Spent some time with people smarter than me this week and Carson Baird gave me this gem, originally from C'Jon Armstead (I believe). If you’re calling owners, here’s the path: - Try to buy the property. Be the buyer. Lock it up. Now you control it. No dice? They want too much? How much? - If that doesn’t work, tell them you can bring them a buyer. You can. You probably have them in your CRM. Price still too high? - Tell them that you can get the best price by running your process: listing. Won’t list? Follow up 10 more times. PS - 80% of sales happen between the 9th and 12th contract.

This article takes a look at downtown office vacancy and what we can expect in 2025. While overall vacancy rates appear elevated, a closer examination reveals a more nuanced picture. The majority of vacant space is concentrated in older, less modernized office buildings. In contrast, premium properties with extensive amenities, such as PNC Tower, 400 W Market, and 500 W Jefferson, are experiencing a significant uptick in new lease agreements. Bringing it home. According to a recent CoStar report, Louisville is beating all of the national trends for rent growth averaging close to 5% versus the national average of 3.4%. Despite seeing a 55% increase in completions over prior years. This trend is expected to continue due to a marked decrease in new housing starts going forward. While I watch and discuss national trends, it's important to note that all real estate is local. When I underwrite a deal, I'm looking at that market. How many units are planned, how many have been placed in service in the last 12 months, what is the absorption rate. Not how many units are being absorbed on a national level. However, in this respect Louisville is echoing the national trend. Although it is performing much better than many of its peers. New multi-family housing starts are drying up, not because demand isn't there, but because the costs to build and finance costs mean that existing rent prices don't substantiate further building. They just don't "pencil." I've talked to 3 owners of multi-family land in the local market in the last month. All of them have shelved "shovel-ready" land because they aren't seeing a return that makes sense to them. Even after multi-year slogs with local authorities to get the entitlements in place. This is not a good sign for renters. If rent is going up by 5+% with a bumper crop of new units coming on, what happens when new deliveries dry up?

A new development is in the works that could change Louisville’s skyline. Plans for a 27-story Downtown tower called One Forty West have appeared on New York City-based commercial real estate development firm Zyyo’s website. The skyscraper would sit on the corner of 2nd Street at 140, 138 and 136 West Market Street. The location is across the street from the future Canopy by Hilton hotel, which is another Zyyo development and is currently under construction. Nick Campisano, founder and CEO of Zyyo, confirmed to Business First that his firm, in partnership with Hawley, Minnesota-based TruVine Companies, are in the early planning stages to build the estimated $175 million tower, featuring a 300-room hotel. These two firms are also co-developing the Canopy by Hilton. A Downtown tower of this magnitude would be the first in Louisville since the 30-story Omni Louisville Hotel opened in 2018. Campisano said the success Zyyo and TruVine have had in constructing the Canopy by Hilton have given them the confidence to move forward with the One Forty West project, which he said has been in the works for two years. He said the two hotels will compliment each other, while capitalizing off of the growth of Bourbonism and the renovation of the Kentucky International Convention Center. While a hotel brand has yet to sign onto the tower, Campisano said he is in discussions with major brands to create a hotel experience not currently available in the Louisville market. Plans on Zyyo's website call for a hotel, with a restaurant on the ground floor and a bar on the rooftop. The third floor would feature a grand ballroom, meeting rooms and administrative space. The first four floors share the same footprint, rising up to a pool deck and bar, according to the plans. A narrow tower encompasses the remaining floors.
