In February, Chatham County's median home price was $310,000, down 7.7% from January but up 3.3% from February 2023. Single-family homes dropped 8.4% from January to $310,000, while condos and townhomes rose 4.3% to $305,000. Fourteen single-family homes and three condos/townhomes sold for over $1 million. Overall sales in Chatham County increased by 2.8% year-over-year to $130.1 million. In Georgia, the median home price was $324,997, up 6.6% from January and 8.3% from February 2023. Statewide sales dropped 1% to 8,967, with the total value down 6.4% to $3.8 billion. Breaking Down the Numbers | Snohomish County February 2024 These data points tell part of the story of the residential housing market, but there are interesting points behind the numbers. While the average days on market look "long" at 30 days, that figure is actually down 33.3% from February 2023. and 7 days on average from January 2024. Look at months of inventory - still less than one month. For the last 12+ months, homes have sold close to list price, but just under. In February, homes sold at 101% of list price. Will we see an upward trend, and do I say "bidding wars" again? Buyers are still finding some room to negotiate. Don't despair! And, great news for sellers - home prices year-over-year show an appreciation of 7.3% on average. Not such happy news for home buyers, still facing "higher" interest rates, compounded with these rising home prices. In April, Chatham County homes sold for a median price of $350,000, down 1.4% from March but up 12.2% from April 2023. Single-family homes saw a slight price increase to $358,000, while condo and townhome prices dropped by 19.8% to $275,000. Overall sales volume rose by 7.6% to $201.7 million. Statewide in Georgia, the median home price increased to $330,000, with single-family homes rising to $330,900 and condos/townhomes slightly decreasing to $329,575. Total residential sales value in Georgia jumped by 25.1% to $6.2 billion. FOXBOROUGH, Mass. – May 20, 2024 – The Massachusetts Association of Realtors® (MAR) has released its housing statistics for April 2024. Massachusetts saw a 16.4% increase in closed sales and a 39.8% increase in new listings for single-family homes from March to April. MAR data provided the following key indicators for April: ● The median sale price for single-family homes increased by 8.5% to $635,000 and by 1.9% to $540,000 for condominiums from this time last year. ● New listings increased by 22.3% for single-family homes and 18.4% for condominiums year-over-year. ● Closed sales increased by 8.0% for single-family homes and by 11.0% for condominiums year-over-year. While month-over-month and year-over-year increases for both new listings and closed sales are positive, median sales price continues to climb at both measures, playing a significant role in prospective homebuyers’ ability to successfully navigate the market. Though March saw a decrease in month’s supply compared to February, April saw an increase in this category from March. Good Evening. Here is your bi-weekly Market Update for this Tuesday. Providing this update every other Tuesday offers a more comprehensive view of market trends that may vary slightly compared to a weekly update. Any information not included in this summary indicates minimal changes in the past two weeks. In Hillsborough County NH, the average listing price decreased by $200,000 to $693,000, while the number of homes sold increased by 14. In Cheshire County NH, there was a 10% increase in new listings, with the average list price decreasing from $719,000 to $458,000. The number of homes sold went up, with the sold price decreasing from $408,000 to $338,000. Franklin County MA saw a decrease in the average list price to $343,000, a decrease of nearly $200,000, and days on market (DOM) decreased to 30. Worcester County MA experienced an increase in the average list price and number of homes on the market, while DOM decreased by 11 to 35 and the number of homes sold increased by approximately 50, indicating a potentially active market. In Middlesex County MA, there was a slight increase of nearly 100 new homes on the market, with the average list price reaching $1.8 million. The number of homes under contract increased by 72, with the average DOM decreasing by 10 days to 30. A friend said the other day that she read in the news how home prices have flattened and are now decreasing, and that's why she thinks the sellers are reluctant to put their homes for sale. Real Estate is local and also hyperlocal, changing from states to cities to neighborhoods. Santa Clara County certainly is not showing a decrease in home prices. As a matter of fact, none of the major counties in our area are. And, homes are selling fast and over asking price for the most part. New-home sales increased in Texas last month, according to the latest report from HomesUSA. Statewide, 6,106 new-homes were sold in May versus 5,899 in April. In Houston, new-home sales increased by 3% month over month, with 2,093 homes sold in May compared to 2,036 in April. That makes Houston the No. 1 city in Texas for new-home sales. Despite this increase, HomesUSA CEO Ben Caballero still voiced concerns about the outlook for the Texas new-home market. #houstonrealestate #homesales #housingmarket
