A new development is in the works that could change Louisville’s skyline. Plans for a 27-story Downtown tower called One Forty West have appeared on New York City-based commercial real estate development firm Zyyo’s website. The skyscraper would sit on the corner of 2nd Street at 140, 138 and 136 West Market Street. The location is across the street from the future Canopy by Hilton hotel, which is another Zyyo development and is currently under construction. Nick Campisano, founder and CEO of Zyyo, confirmed to Business First that his firm, in partnership with Hawley, Minnesota-based TruVine Companies, are in the early planning stages to build the estimated $175 million tower, featuring a 300-room hotel. These two firms are also co-developing the Canopy by Hilton. A Downtown tower of this magnitude would be the first in Louisville since the 30-story Omni Louisville Hotel opened in 2018. Campisano said the success Zyyo and TruVine have had in constructing the Canopy by Hilton have given them the confidence to move forward with the One Forty West project, which he said has been in the works for two years. He said the two hotels will compliment each other, while capitalizing off of the growth of Bourbonism and the renovation of the Kentucky International Convention Center. While a hotel brand has yet to sign onto the tower, Campisano said he is in discussions with major brands to create a hotel experience not currently available in the Louisville market. Plans on Zyyo's website call for a hotel, with a restaurant on the ground floor and a bar on the rooftop. The third floor would feature a grand ballroom, meeting rooms and administrative space. The first four floors share the same footprint, rising up to a pool deck and bar, according to the plans. A narrow tower encompasses the remaining floors. The Village Board held a public hearing regarding a change of zone from E-Industrial District to Hotel District for a parcel located at the southwest corner of West Avenue and Division Street, where developers hope to build a Tempo by Hilton hotel. Some residents expressed support for the project while posing questions, such as those concerned about the well-being of the Patchogue River. Following the discussion, the Village Board closed the public hearing. Before the trustees vote on the change of zone, the Suffolk County Planning Commission must vote on the same matter, the outlet notes. Regardless of how the county votes, the village can overrule with a majority-plus-one vote. If the trustees green light the zone change, the developers may proceed with an application process that would include traffic studies, site plan approvals, public hearings and potential alterations to current plans. "Omninet Capital is repurposing the Sonesta Suites hotel in North Dallas into an apartment community. To be called Omni Vision Dallas, the 10-story, 40-year-old complex will be ready for move-ins in 2025. Omninet is spending over $5 million to revamp 295 rooms. The renovations will include the installation of kitchens in each room and the addition of first-floor amenities. Indiana-based architect LA+D is designing the project. The move is not an uncommon one in N. Dallas. The city of Richardson, for example, recently green-lit the conversion of a former Hyatt House hotel into a rental community. The Cabana Hotel on Stemmons Freeway is undergoing a similar facelift, with its developers receiving up to $41 million in economic development incentives from the Dallas City Council.
