As a buyers agent that's been engaged for 91 purchases in the last 18 months, this is what I'm seeing: - CoreLogic reports an increase in National Dwelling Values in April. This marks the 15th consecutive month of growth in the current cycle. - This growth has occurred despite 13 interest rate rises. - Property values are demonstrating resilience and reaching all-time highs. - I invest nationwide, focusing on areas with stronger supply and demand balances. - In my business, inquiries increase whenever the RBA pauses interest rate hikes. - More people attend open homes and there's heightened competition and confidence during rate pauses. - Despite owning a portfolio and dealing with high interest rates, I prefer the cash rate to remain stable. - A decrease in rates now could overheat an already heated market. - Many ask if now is a good time to invest; if you're financially and emotionally ready, it makes sense to invest now rather than wait. - Future rate decreases could lead to even more market chaos. Are we using AI for the right things? This post resonated with me as a professional in HR responsible for building capability with professional qualifications. The myriad of tech applications designed to streamline HR processes is impressive but the user interfaces are still clunky and frustrating. Add in the twitter chat around just now asking why AI can’t do laundry/clean your house so you have more time to be creative rather than leaving humans with mundane, less fulfilling work and it does make you wonder if there needs to be an adjustment in how we use/design tech. National Vendor Discounting Hits 2-Year Low at 3.5% 📉 The median vendor discount across Australia has fallen to 3.5% in the April quarter, according to CoreLogic – the lowest level in two years! This slight drop from 3.6% in the March quarter suggests a strengthening market 🏡. In regional areas, the discounting fell from 3.9% to 3.8%, while capital cities saw a slight increase from 3.1% to 3.2%. ⚡ Month in Review Commercial - July 2024: 1. Australia is experiencing significant population growth, with an increase of over 650,000 people in 2023, leading to potential shortages in retail accommodation. 2. Current retail development is trending towards record lows, with only around 20% of the necessary new retail accommodation being built per year. 3. Challenges in developing new retail accommodation in built-up areas are leading to more focus on expansion and densification of existing sites, as well as development in growing outer areas. 4. Despite a recent market correction due to the COVID crisis, the retail sector is stabilising with increasing market interest and positive sentiment, although economic conditions are deteriorating. 5. Retail trade is currently weak, with year-on-year retail trade only increasing by 1.2% up to April 2024, below inflation rates and population growth impacts. However, medium- and long-term prospects for retail property owners remain strong.
