Yesterday Rightmove released our Q1 Rental Trends Tracker which provides some interesting information on the Rental Market. It is still undoubtedly extremely busy, with nearly 50,000 rental properties needed to bring the supply of rental homes back to pre-pandemic levels...   🏡 The number of rental properties available to tenants is 11% higher than at this time last year, though still 26% below 2019.   🏡 The number of would-be tenants looking for a home to rent has eased by 17% compared to last year, but is still 54% higher than pre-pandemic 2019 levels.   🏡 Letting agents are still unable to meet the level of demand from tenants and are now fielding an average of 13 enquiries per rental property. Australia’s rental market experienced a reacceleration of rental growth over the first quarter of 2024, leading to further record asking rents. While rental conditions displayed the seasonal strength that tends to impact the first quarter of the year, the supply-demand imbalance is still clearly placing pressure on rents. Australia’s perilous rental market appears entrenched in a never-ending run of rent rises, but we remain optimistic that a tipping point will be reached in 2024. It's official - it's a landlord's market 💥 New figures for Q1 show a 5% surge in asking rents across Australia's combined capitals. Closer to home, Sydney continues to lead the way with record rental results showing a 13.6% growth (year on year) for house-style investment properties across the city. Interestingly, landlords of units and apartment-style properties are fast catching up with a 12.9% growth (year on year). Rightmove's latest quarterly Rental Trends Tracker is here - Here are some the headlines from the July report ⬇ 🏡 Average advertised rents outside of London rise to a new quarterly record of £1,314 per calendar month (6.8% increase vs last year). London rents have also risen to a new record of £2,661 (3.7% increase vs last year). However, the pace of annual rental price growth overall is still slowing from peaks in 2022. 🏡 Despite overall rental supply slowly improving from last year (+14%), the number of rental properties available is still 20% below pre-pandemic levels. 🏡 The number of enquiries each property is receiving from would-be tenants is now 17 which, whilst down from 26 in 2023, is more than double the 8 at this time in 2019. Tenant demand is down 16% compared to last year, however, 22% more tenants are looking to move than in 2019. Our property expert Timothy Bannister says: “With 17 enquiries for every available rental property, the market remains out of balance and difficult for tenants.
