A 1990's multi storey CBD conversion from early C20th warehouse into a 60 unit serviced apartments and street level retail tenancies. A Building Notice was served after completion for defective construction. The Owners Corporation and serviced apartment operator began proceedings against the building surveyor and builder. Over nine years, two successive legal teams had failed to resolve the scope of work required by Council.

Jack was engaged to resolve the issues, win the compensation case and project manage the rectification. In a relatively short time frame, Jack was able to find a resolution to all the building issues and then in mediation, assist negotiate of a settlement to the compensation claim. All units in the building had to be fire separated, a new lift installed and a complete services overhaul up to current standards was required. Located in a very busy, narrow lane way in the CBD, Jack found practical solutions to the complex issues involved, and provided leadership, clarity and a point of overall responsibility.

With over 40 owner and tenant stakeholders, Jack was able to resolve competing corporate and individual requirements, manage production of necessary technical studies, deliver feasible, acceptable designs solutions within the constraints to meet the requirements of all authorities. He procured and negotiated unsecured construction funding for the Owners Corporation and delivered a comprehensive project management service including superintendency during construction, whilst the property remained in operational service for the operator. The detail and complexity of the technical solution, together with the issues involved in managing the multiple stakeholders, are really the defining parameters of the project. It is the personalised attention, unwavering focus on client needs that Jack routinely brings to projects, that has been instrumental in delivering a successful outcome to all parties involved.

This building had been purpose built in the 1960’s as a nursing home. It had become redundant due to changing regulations. Our client had purchased the site with a view to a new residential complex, however that proposal was unviable due to planning constraints on the site.

Erison undertook a study and proposed the adaptive reuse of the site as student accommodation comprising 56 apartments. Total project value $10mil.
