Vetting deal flow in real estate is pretty easy. Vetting deal flow in PE or VC is a nightmare! The amount of time and money you'll spend on vetting deals can sometimes run you in the hundreds of thousands of dollars and even then you may eventually pass. A lot of emerging managers don't understand nor factor those costs into their firm/fund budgets. Know the rules before you play the game!

Buying real estate verse buying a business, let me break down the facts. The acquisition of businesses has exponentially increased in popularity for a few reasons. Businesses 1. More cash flow. 2. Less cash needed to close. SBA only requires 10% down up to 5 million dollar purchase price vs real estate is about 20-35% of equity needed. 3. Asymmetric upside in value. You can increase the value of a business far greater than you could on an apartment building. But real estate has its perks. 1. Cost segregation, the ultimate hack to tax savings. 2. Less asymmetric downside. A business can go to 0$ in value before a large building would. 3. 1031 through tax deferral, kick the can down the road till you die 😅 My perspective: Create the most cash flow through building and buying businesses to off set earnings in great real estate assets to save on taxes. My prediction: The Hold Co and Private equity model to buy businesses will out pace interest than buying apartment units for our future generation due to guys like hormozi and the media attention around it. The results of analyzing over $160,022,991 in qualified real estate deals year-to-date: We've purchased $1,568,710, or roughly 1% of the total deals qualified. We set out this year to purchase $20,000,000, and we're currently 7.84% on pace toward our goal. 5 reasons why I'm not upset (but encouraged): 1) The team is remaining disciplined and not forcing deals. This is paramount to success in real estate—ensuring that our emotions don't dictate our decision-making. 2) Unexpected things happen, and if it weren't for a deal crumbling at the 1-yard line, we'd be closer to 40% on pace. Not great, but much better than where we are now. 3) There's a lot out of our control, but we're finding ways to take advantage of the downtime—e.g., improving SOPs, tools, and reporting. We're also investing in talent, having added several key employees over the past 3 months, with more to come next month. We're positioning ourselves for future growth. 4) Patience is king! Within the last two weeks alone, we have almost $10M in qualified deals that we’ve made offers on—potentially some of the best deals we've seen in the last few years. 5) Our investors can count on us to be diligent and stick to our game plan. It's a lot easier to report the good than the bad, but here at RCV, we report everything—the wins, the challenges, and, most importantly, the problems worth solving and the solutions in motion. Transparency is paramount! At the end of the day, we hold ourselves to a high degree of accountability, and if we don't hit our $20M goal by year-end, it’ll be a disappointment for sure. That said, we're going to keep our heads down and continue controlling the controllable. Do you know what they don’t tell you about SBA loans? It’s not just about crunching the numbers. It’s about understanding people. On one side, you’ve got the bank. They have their checklist and trust me, they like things a certain way. On the other hand, the client wants to get the job done without jumping through too many hoops. We’ve learned that magic happens when you understand what both sides need. It’s about knowing how to satisfy the bank while making the process straightforward for the client. We’re like the bridge that ensures both sides meet in the middle without issues. In business, success comes down to knowing what people want, delivering it with as little fuss as possible, and connecting the dots so everything runs smoothly. When you get the people part right, the rest is just details.

There are still some very unreasonable home sellers in the real estate market right now I'm looking at a house that's asking a good $150K more than it's worth Best guess is roughly 5-10% of sellers are unreasonable right now Best guess is the average unreasonable seller is listing 10-20% more than the house is worth It implies a slight skew up in the average asking price vs true market value

Real estate used to be thought of as a relatively simple industry. That is no longer the case. "We don't need to do technology. We don't need to do energy. We just maintain a box, and people shop, live, or work in that box." While that used to be true, the industry is undergoing a sea change, and it's no longer enough to just do real estate. A lot more responsibility has been thrust onto real estate owners. It's a challenging time for the industry, but I believe owners who embrace this change in non-obvious ways will define the future of real estate and invent entirely new real estate businesses, much like Lineage did. Find Off-Market Deals with Code Violations One smart way to find off-market deals is by focusing on code violations. While it’s not my main strategy, a partner of mine has had great success with it. What Are Code Violations? Code violations happen when property owners neglect basic maintenance, like letting grass grow wild or ignoring broken windows. When that happens, the city or county steps in, warning the owner to fix the issue or face fines. If they don’t, the fines can stack up, and the property could even be condemned. Why Code Violations Lead to Great Deals Owners of these properties are often eager to sell, sometimes at a huge discount. While not every deal will be that extreme, you can definitely find properties well below market value. How to Find These Properties Start by getting a list of code violations from your local building or health department. Then, reach out to the owners directly through mail or phone.
