Vetting deal flow in real estate is pretty easy. Vetting deal flow in PE or VC is a nightmare! The amount of time and money you'll spend on vetting deals can sometimes run you in the hundreds of thousands of dollars and even then you may eventually pass. A lot of emerging managers don't understand nor factor those costs into their firm/fund budgets. Know the rules before you play the game!

The number 1 reason passive investors fail in real estate syndications: They skip the due diligence process. (And it’s costing them big.) Here’s why: - They assume all deals are the same - They ignore critical market and asset-specific risks - They rely too much on the sponsor's past successes The result? Misaligned expectations and disappointing returns. How I’ve seen successful investors approach it differently: 1. They 𝐞𝐝𝐮𝐜𝐚𝐭𝐞 themselves on syndication specifics 2. They 𝐞𝐯𝐚𝐥𝐮𝐚𝐭𝐞 each deal on its own merits (not just the sponsor’s history) 3. They 𝐜𝐨𝐧𝐬𝐮𝐥𝐭 with a seasoned fund manager who uses a rigorous due diligence process 4. They 𝐟𝐨𝐜𝐮𝐬 on long-term trends over short-term gains 5. They 𝐬𝐭𝐚𝐲 𝐞𝐧𝐠𝐚𝐠𝐞𝐝 with the investment’s progress Every deal is unique. Every risk is real. ✅ How to stand out: Work with a fund manager who has a comprehensive due diligence checklist. It’s a game-changer for mitigating risks and ensuring your investments are truly sound. Stop gambling on deals. Start investing with a strategy. What’s your approach to due diligence in real estate? #duediligence #passiveinvesting #realestate
