In terms of companies to watch, we have Frasers Logistics & Commercial Trust. Its distribution per unit (DPU) for the first half of the fiscal year declined 1.1 per cent to S$0.0348. There was a surge in outbound travel from Hong Kong during the Easter and Qing Ming holidays, with 1.76 million residents traveling abroad. Daiwa House Industry is spending around ¥93 billion (US$630 million) to develop two cold storage logistics centers on Osaka Bay. One is located on Maishima Island, a neighboring island to the Expo site. It’s an 8-story facility with a GFA of 116,000 m2 and a NLA of 81,700 m2. It went into operation last month. The multi-tenant building can fit up to 27 tenants. Daiwa’s investment in this project was ¥35 billion (US$237 million). The second property is located on an island to the south of Port Town. Construction started last month with completion expected in July 2026. This will be a 5-story facility with a GFA of 86,000 m2 and an NLA of 65,400 m2. It can accommodate up to 10 tenants, with a lettable area starting from 6,000 m2. The total investment is around ¥58 billion (US$393 million). The Japan Frozen Food Association estimated frozen food shipping reached ¥780 billion (US$5.35 billion) in 2023, up 2% from the previous year, and domestic consumption was 2.9 million tonnes. But, the rising cost of redeveloping, upgrading and maintaining older facilities has put a strain on supply and has seen some operators close down. Last year, the Nomura Research Institute estimated that a 30% reduction in cold-storage operators over the next decade would result in a storage shortage in 36 of the country’s 47 prefectures. Daiwa is expecting this to lead to a rise in demand from tenants, especially in Osaka where multi-tenant large-scale cold storage supply remains limited.

In my last post, I shared about the business opportunities of the "low-altitude economy" in Hong Kong. In this latest article, I talked about how we can grasp those opportunities, and that lies in the right #applications and #regulations. The dense urban environment in Hong Kong hinders the application of #drones. It can, however, still be used in selected scenarios like building maintenance or site management. In the future, the development of #NorthernMetropolis, with its tech-enabling infrastructure, should make mass-scale #dronedelivery possible. To facilitate its development, the government should also relax its current regulations. In particular, it should allow drones to be operated outside pilots' site range. It should also allow the test driving of #eVTOL (electric vertical take-off and landing aircraft) in designated areas, with the aim of developing regular eVTOL services with other #GBA cities. This EC is likely to sell at around $1600psf during the launch next year. While this represents a deep discount compared to resale and new launch full condos in the vicinity, I do question it's affordability as its based on the MRP and income ceiling of $16,000 for couples. What do I mean? Take a 30 year old couple with family income of $16,000, their max loan amount for an EC is only around $1.005m Let's assume a 1000sqft, 3 bedroom costs $1.6m, the couple would need to have CPF and cash of more than $600k to pay for the balance of the cost of the unit plus stamp duty and other associated costs. Sounds out of reach to me, unless the parents stepped in to help. What are your thoughts? That same couple would qualify for a loan of more than $1.8m to purchase a private property and if they did have that $600k in cash and CPF, would it make sense for them to purchase that EC and be locked into that property for about 9 years before they can sell it?
