Singapore Business Review: Savills reports that only 0.2% to 0.5% of Singapore’s office stock needs to be repurposed annually compared to global averages of 0.7% to 0.9% by 2033. Wow, that is proofing a point, for all the people at Deloitte at that time in my teams (IT, Facilities and Real Estate) and the support from the Board, that helped us to push the envelope against all odds of, installers, builders and advisory/engineering companies, that in any way possible tried to stop us from using the latest and greatest in technology. Imagine alone the effort we put in with Philips (now Signify), to build us a new lighting system, where fixtures run op PoE (Power over Ethernet), where sensors would give us detailed usage information on the building and localization of individual to allow control over light and temperature with a smartphone app, all while fluorescent tube light originally was planned to be installed. Congratulations to DEKA, the owner of The Edge, that had the guts to buy the building, which they referred to as a “Computer with a Roof”. For all of the startups we’ve worked with than are now well established companies in their respective businesses, like Mapiq, Vecos and others. At the same time I’m a bit said to see that we still have to fight every single day with real estate developers, advisory services and engineering companies to make better buildings, not because it’s not possible, but because of their limited normative behaviour. That is complying with things like BENG, EDPD-III, BREAAM, Well or any other standard seems to be good enough. These standards are way behind current technology capabilities and provide an absolute minimum a building should do. Only recently a book published on smart buildings listed The Edge as #3, not bad for a 10 year old building. The single IP infrastructure for that building gives it the core capability of keeping up-to-date and allows Deloitte and DEKA to upgrade it and maintain a highest score on BREAAM, but more important a building that works for the people at Deloitte.

This wonderful lease agreement not only strengthens our long-standing partnership but also underscores our commitment to sustainable real estate investments. 🌱 #Sustainable, innovative, and smart 💚 'The Edge,' located at Gustav Mahlerlaan 2970, is one of the most sustainable office buildings in the #Netherlands. It is a property we are particularly proud of, as it not only boasts its sustainable character but also incorporates innovative technologies that set new standards for its users. For example, users' laptops and phones are wirelessly connected to the building's multimedia systems, and the air conditioning and lighting are manually adjustable to each individual preferences via mobile application. Sensors collect data regarding the availability of workspaces helping employees to find a suitable workspace for their specific activity. All #workspaces are flexible and unassigned making it possible to only have 1500 workspaces for 6,000 based employees. 🚀 Future-proof As part of this extension, we have also agreed with Deloitte on additional investments to further enhance the sustainability of the building. Studies show that this building still leads the way in sustainability with a #BREEAM In-Use Excellent certification. Furthermore, investigations continue into how to meet the requirements of the Paris Proof standard as defined by #DGBC. The prolongation perfectly aligns with Deka Immobilien´s long-term investment strategy and our commitment to developing top-tier #sustainable real estate solutions.
