As Thailand goes through a Credit Freeze, the next round of private investment will be the privy of only 5 Thai families. These families can afford the necessary to pay for casino licences. Quote - " an entertainment complex must acquire a licence to operate, which is valid for up to 30 years. An operator must also pay Bh5b to register, plus an annual payment of Bh1b. The complex will be assessed every five years. After 30 years, the licence can be renewed for another 10 years. Individuals under the age of 20 are prohibited from entering such venues. The complexes are open to all foreigners, but Thai citizens must pay an entrance fee of Bh5,000 Under the bill, a policy board will be set up and chaired by the prime minister. It will be responsible for setting the rules and regulations governing gaming complexes. The minister previously said the project will have a significant impact on the economy, as the global business value of casino-based entertainment in 2022 amounted to US$5 trillion (53 trillion baht), with the figure expected to rise to $2.2 trillion by 2028. Entertainment complexes generate huge income for many countries each year, he said. The territory with the largest casino-based entertainment complex business is Macau, which has a population of only 690,000 but brings in up to $32 billion from this business, he said. Thailand does not want to be left behind and with new investments coming into aviation hubs event management HSR (high speed rail) and now GAMING We may not be all going to Heaven with the sins committed in gaming but I believe Singapore IRs will be given a run for their buck if Thailand comes into the picture. Because Thailand can add much more toppings on this cake than Singapore can.

Thailand moves closer to legalising casinos to prop up tourism. Draft rules to allow casinos with an initial licence for 30 years were published for public feedback until Aug 18 by the Council of State, the government's legal agency. The casinos will have the option of renewing the permit for another 10 years and be housed in large entertainment complexes along with hotels, convention centres and amusement parks, among others. The large entertainment venues should be in locations designated by the government and run by companies registered in Thailand with a paid-up capital of not less than 10 billion baht, according to the draft bill. It also proposes setting up a comprehensive entertainment venue policy panel led by the prime minister and an agency to regulate the new industry. What’s holding Thailand back? Here are some key factors: High Cost of Capital With rising interest rates, the cost of borrowing has significantly increased. Investors are facing higher debt service costs, making it more difficult to pursue large-scale hotel acquisitions. Many are opting for smaller, more manageable deals due to uncertainty in the financing landscape. Bid-Ask Spread A widening gap between buyers' and sellers' expectations is stalling the market. Buyers are adjusting their offers based on current market conditions, while sellers often cling to pre-pandemic valuations, creating a standoff that prevents larger transactions from moving forward. Operational Costs and PIPs Operational costs and Property Improvement Plans (PIPs) have surged—up to 45% higher than pre-pandemic levels. Buyers need to account for these additional costs when evaluating acquisitions, making it difficult to justify high-value deals that require significant upfront investments. Market Uncertainty and Economic Conditions Ongoing inflation and potential recession fears have led to cautious investor sentiment. Many prefer to wait for more economic stability before committing to large transactions, contributing to the limited deal flow in the market. Limited High-Value Assets The availability of premium hotel assets is also a challenge. Most properties coming onto the market are mid-tier or smaller hotels, not the large-scale luxury hotels that typically command high prices. Comparing this with other major markets: Singapore has seen transactions reach USD 930 million in 2022, with high-value deals like the Central Square Village Residences selling for SGD 313 million (USD 230 million). Hong Kong consistently surpasses USD 1 billion in transactions annually, with individual deals often exceeding USD 100 million due to its limited land supply and high property values. Tokyo also outperforms, with hotel transactions nearing USD 1.5 billion, driven by its global appeal and high average price per key. In summary, while Thailand continues to attract tourists, the hotel transaction market is constrained by rising capital costs, operational challenges, and a limited supply of high-value assets. China, which already offers visa exemptions to many countries, has now recognised the potential of Hong Kong's Permanent Residents and tapped into it by offering easy travel access to Shenzhen through five-year visa permits. This strategy is aimed at drawing in investors, entrepreneurs and tourists not just to the Guangdong Province but to all of China. It's a move that worked well in Dubai, which has issued over 158,000 golden visas in 2023 to a global audience. Hong Kong should take notes. 𝗠𝗶𝗻𝗼𝗿 𝗜𝗻𝘁𝗲𝗿𝗻𝗮𝘁𝗶𝗼𝗻𝗮𝗹, the largest hospitality enterprise in Thailand, announced a plan to liquidate their properties as a REIT and reduce debts.   Minor acquired 𝗡𝗛, a Spain-based hotel brand, in 2018. Total assets of Minor was THB 118 B in 2017, growing to THB 254 B in 2019 and THB 359 B in 2023. Meanwhile, its debt-to-equity ratio was 137% in 2017, also growing to 196% in 2019 and 311% in 2023. In other words, its equity has not grown since NH acquisition.   Minor started in food service industry and expanded to hotels and resorts. At the beginning, it affiliated with global hotel brands under management contracts for its properties, such as Marriot. Upon expiration of the contracts, it started to operate its properties with its own brand, 𝗔𝗻𝗮𝗻𝘁𝗮𝗿𝗮.   Minor had 1.1% share in NH even before the acquisition. However, it acquired 8.6% from 𝗢𝗰𝗮𝗲𝗻𝘄𝗼𝗼𝗱, London-based hedge fund, in May 2018 and 25.2% from 𝗛𝗡𝗔, when HNA had to repatriate its international holdings back to China, in June 2018. Minor's share was brought up to 34.9%. After that, it proposed a tender offer for the remaining 65% and ended up with 94.1%.   Looking back the growth story of Minor, its approach has been very clear: start off 𝗮𝘀 𝗮 𝗺𝗶𝗻𝗼𝗿, build up gradually 𝘄𝗶𝘁𝗵𝗼𝘂𝘁 𝗴𝗲𝘁𝘁𝗶𝗻𝗴 𝗺𝘂𝗰𝗵 𝗮𝘁𝘁𝗲𝗻𝘁𝗶𝗼𝗻, and finally take the entire thing 𝗮𝘁 𝗼𝗻𝗲 𝘀𝗵𝗼𝘁.
