Colliers Research team have released the Quarterly Snapshot for the national Retail market for Q2 2024.   We reaffirm our position that the next 3-6 months will continue to place increased pressure on retailers who are dealing with cautious consumers and face rising input costs. However this is not broad based, with strong performing assets continuing to attract strong foot traffic and spending. Rising construction costs have made it difficult for many people to build homes, except for one key market segment: luxury downsizers. In a panel discussion at the The Australian Financial Review Property Summit, the heads of several developers said luxury high-rise and mid-to-luxury homes were still doing well, particularly among downsizers and Baby Boomers. Tony Lombardo, the chief executive at Lendlease, the country’s largest property group, said this market segment has been seeing similar trends for a decade, “so that’s where we’re pointing our team”. Another residential developer, Consolidated Properties Group chief executive Don O'Rorke agreed. “The only thing that will work is expensive units for downsizers and Baby Boomers.” This is good news for luxury buyers who are less likely to be faced with the current shortages of homes seen in other market segments.

Half of office tenants upgrade amid hybrid shakeup - Cushman & Wakefield According to Cushman & Wakefield’s Rethinking Australian Offices 2024 report and based on an analysis of 250 leasing briefs in the Sydney and Melbourne CBDs in the past 12 months, 45% of tenants changing offices within the CBD moved into a higher-grade space. Sean Ellison National Economics & Forecasting Manager, Cushman & Wakefield, said: “As many occupiers  gravitate to higher quality buildings as they adjust to flexible working, landlords tend to have one primary  lever in response - upgrading their assets.” “Our research confirms the significant impact of quality on a building’s performance when you isolate it  from other factors. 💡 Market Insights: CoreLogic Economist Kaytlin Ezzy says demand is now tilting towards unit and apartment living due to affordability concerns, particularly in capital cities. The prolonged high-interest rate environment has seen buyer demand continue to skew towards more affordable housing alternatives, with most capitals now recording stronger growth in the more affordable unit sector "House values surged nearly 40 per cent since March 2020, while unit values rose 17.9 per cent, indicating the widening gap between house and unit values," Ezzy says.
