As 2024 closes, we’re pleased to announce that Hanover House has wrapped up construction in Downtown Brooklyn. This new 34-story building comprises 314 apartments, including 95 reserved for affordable housing. Congratulations to Fogarty Finger for their architectural design, Lonicera Partners and Rabina for their development expertise, and to our DeSimone teammates for their pivotal role on this project. As we reflect on DeSimone’s achievements of this year, we’re excited to highlight the completion of the Sendero Verde affordable housing development in East Harlem, NY. Completion of the 34-story tower that makes up Phase II of this transformative development has earned Sendero Verde the distinction of being the largest multifamily residential Passive House in the United States. This means it sets a new standard for energy efficiency, providing superior thermal comfort and healthy indoor air quality while consuming only a fraction of the energy used by conventional buildings. The 709 units of permanently affordable housing are supported by expansive community spaces, including a community center, school, garden, and parks and playgrounds. The innovative Handel Architects-designed complex was developed by Jonathan Rose Companies, L+M Development Partners LLC, and Acacia Network—firms who exemplify commitment to creating sustainable, inclusive communities. As the year wraps up, we’re looking back at some of the incredible projects the DeSimone structural team has helped bring to life, starting with the Barrymore Film Center in Fort Lee, NJ, which was the birthplace of American cinema.   Nestled at the foot of The Modern—a new skyline-defining residential development also engineered by DeSimone—the Barrymore Film Center is a new 21,000 SF cultural facility that includes a single-screen, 250-seat, multi-purpose theater and museum operated by the Fort Lee Film Commission.   From its distinctive façade and entry canopy to the dramatic feature stair, we worked with H3 Architecture to ensure that DeSimone’s structural steel design supports a film center that is functional and visually appealing. The resulting building beautifully highlights DeSimone’s sensitivity in creating elegant solutions to architectural design challenges.   The venue hosts film festivals, retrospectives, and live stage performances, showcasing an extraordinary collection of film artifacts. 55 Willoughby recently topped out in Downtown Brooklyn, with DeSimone structural engineers Bryan McKeon, Michael May, and Zaman Hassan on site as the 43-story residential tower reached its structural peak. When complete in late 2025, the 268,000 SF structure will hold 295 apartments—including 89 affordable units—as well as 3,500 SF of retail space and over 12,000 SF of amenity spaces. To achieve the remarkable 18-foot cantilever over an adjacent building at the 15th floor, our team approached the challenge creatively, designing the structure with innovative, post-tension, concrete transfer beams between the 14th and 15th floors. We’re delighted to share the canned food sculpture we’ve designed and built for Met Council’s Annual Gala! Met Council, the largest Jewish charity of its kind, provides essential services from food to housing for those in need.   This year’s sculpture, “The Big Apple,” made from 2,700 cans of tuna provided by the Council, will add nutritionally dense protein to 1,350 food packages for Met Council’s Holocaust survivor home delivery program.   The DeSimone team is honored to be invited to create a sculpture again this year—a new tradition that began last year after members of the Council were inspired by our winning Canstruction New York, Inc. competition entry, “The City Has Gone to the Birds.”   We congratulate Michelle and Adi Chugh for being recognized at the gala with a Community Leadership Award for their incredible support of Met Council’s life-changing work.   #Canstruction #MetCouncil #DeSimone #CommunitySupport #AnnualGala #CharityEvent #FoodForAll #NYCEvents #DeSimoneConsultingEngineering #Architecture

Perched at the water’s edge in one of Brooklyn’s most vibrant neighborhoods, building A3 at One Williamsburg Wharf has topped out. When complete, the stunning, multi-structure, residential complex at 470 Kent, developed by Naftali Group, will convene around a central plaza, accessed by a dramatic, three-story archway with through-views to the river. The DeSimone team, led by Managing Principals Borys Hayda and Mark Plechaty, working with Pratik Shah, P.E., LEED AP, Michael May, and Bryan McKeon, designed the first three flat-slab concrete structures to help achieve the architectural vision articulated by Brandon Haw Architecture, design architect, and Hill West Architects, AOR. Located on a flood plain, the buildings have been designed to a flood elevation of 12 feet and range in size from 204,000 to 260,000 SF. The 22-25-story structures yield 607 units and feature penthouses with balconies supported by post-tensioning. DeSimone Consulting Engineering has earned recognition as a finalist in the Commercial Observer 2024 Breakthrough Awards for the structural engineering of two groundbreaking projects in NYC: Olympia DUMBO in the “Innovation in Residential” category and the Mandarin Oriental Residences - Fifth Avenue for “Adaptive Reuse Project of the Year.” At Olympia DUMBO, our creative structural design team helped realize the project’s unique sail-shaped form, balancing a complex load distribution, while our façade design experts collaborated with Hill West Architects to design a custom, unitized window wall system for the tower, along with a distinct façade for the podium base. At the Mandarin Oriental Residences, developed by SHVO and designed by Marin Architects, the DeSimone team played a central role in transforming outdated offices into luxury apartments with an eight-floor addition, re-massing two divergent buildings with multiple setbacks to comply with zoning, and reconfiguring the top floors to accommodate mechanical systems and a rooftop pool. Both projects exemplify our team’s commitment to helping our clients push boundaries and achieve innovative buildings through imaginative engineering solutions.
