Here’s a recap: ▶ 𝗡𝗲𝘄 𝗯𝘂𝗶𝗹𝗱𝗶𝗻𝗴 𝘀𝗮𝗳𝗲𝘁𝘆 𝗿𝗲𝗴𝗶𝗺𝗲 The Building Safety Regulator is now responsible for the new building safety regime and all high-risk buildings. The BSR will now begin calling up organisations to submit their building safety case reports. ▶ 𝗡𝗲𝘄 𝗽𝗿𝗼𝗮𝗰𝘁𝗶𝘃𝗲 𝗰𝗼𝗻𝘀𝘂𝗺𝗲𝗿 𝗿𝗲𝗴𝘂𝗹𝗮𝘁𝗶𝗼𝗻 𝗿𝗲𝗴𝗶𝗺𝗲 𝗮𝗻𝗱 𝗰𝗼𝗻𝘀𝘂𝗺𝗲𝗿 𝘀𝘁𝗮𝗻𝗱𝗮𝗿𝗱𝘀 The new consumer regulation regime is now in force, including revised 𝗰𝗼𝗻𝘀𝘂𝗺𝗲𝗿 𝘀𝘁𝗮𝗻𝗱𝗮𝗿𝗱𝘀 and 𝘁𝗲𝗻𝗮𝗻𝘁 𝘀𝗮𝘁𝗶𝘀𝗳𝗮𝗰𝘁𝗶𝗼𝗻 𝗺𝗲𝗮𝘀𝘂𝗿𝗲𝘀 The regulatory regime reform will ensure social landlords focus on the needs of their tenants and are held to account for their performance. ▶ 𝗖𝗼𝗺𝗽𝗹𝗮𝗶𝗻𝘁 𝗛𝗮𝗻𝗱𝗹𝗶𝗻𝗴 𝗖𝗼𝗱𝗲 The Housing Ombudsman's Complaint Handling Code will also become statutory from 1st April, changing the way organisations resolve complaints raised by tenants. We recently worked with a regulatory agency linked to the construction and building industry. This industry has been very much in the media around Australia as a result of the number of building companies closing leaving a significant impact on a diverse range of stakeholders including property owners, trades and even broader communities as unfinished homes maintains pressure on other parts of the rental property market. As we have seen recently in the aged care, gambling and finance sectors, when industries are subject to significant scrutiny the focus quickly turns to the role of regulatory agencies as part of a creating and supporting a productive industry landscape. What did they know about high risk players? (or should they have known?) Were there flags that, if acted upon, could have potentially minimised further community harm? The modern regulatory agency is constantly juggling risk priorities and ever changing operational requirements. The challenge is for agencies to regularly evaluate how they are utilising and maximising (their very limited) resources. Do we have evidence based data that shows we are using the most effective strategies for our sector? Discussion will focus on themes in their forthcoming report ‘Repairing Trust’, exploring the challenges and opportunities in housing maintenance, particularly in light of rising disrepair complaints, increased costs, and a shortage of skilled workers. The report highlights safety concerns for residents and proactive steps by some landlords in preparation for Awaab’s Law, which will enforce repair timelines and record-keeping. We will explore the relationships between landlords, contractors, and residents, particularly around accountability and the importance of communication and trust.
