SCOTLAND: Cladding Remediation Programme: Single Building Assessment specification Great news for Scotland: the Scottish Government has now confirmed and announced that the Single Building Assessment will be aligning with PAS 9980 requirements. The Programme aims to safeguard residents and owners by addressing the risk to human life that is (directly or indirectly) created or exacerbated by a building’s external wall cladding system, as well as the consequential negative impacts which can currently exist in relation to the buying, selling, and re-mortgaging of relevant flatted residential properties in Scotland. Buildings within the Programme with potentially unsafe cladding will be assessed through a Single Building Assessment (SBA), with the Bill giving Scottish Ministers the power to specify the standards to which an SBA must be carried out. In the event of a fire...who's responsible? In a business or other non-domestic premises, the buck stops with: >> an employer >> the owner >> the landlord >> an occupier >> anyone else with control of the premises (a facilities manager, building manager, managing agent or risk assessor) Of course, everyone is responsible in the event of a fire. But knowing which areas of the building are safe can be a huge advantage in an emergency. Unfortunately, some older methods of commercial construction used materials that are highly combustible or not tested correctly. It has long been a priority to find more suitable alternatives that work as a preventative, instead of having to worry about the consequences of outdated decisions. So let me ask you this - who do you think is REALLY responsible in the event of a fire? 🖋️ 📕 Proposed Changes to NCC to Affect Strata Managers, Owners, and Building & Construction Professionals The Australian Building Codes Board (ABCB) are proposing changes to NCC Volume One to help reduce the incidence of building defects resulting from the ingress of water. Waterproofing defects can significantly impact homeowners, building owners, tenants, communities and the economy with impacts including costs to rectify the defects, increased maintenance costs, increased insurance premiums, and reduced consumer confidence in the building and construction industry. The proposed changes will aim to resolve issues stemming from the lack of sub-surface water management in NCC 2022 and clarify the interpretation and application of multiple Performance Requirements. 👉 In summary the changes mean: 🔹 Shower walls must be completely waterproofed. 🔸 Gradient requirements for surface finishes have changed 🔹 Waterproof membranes must be graded to the drain waste puddle flange. 🔸 You can avoid grading the membrane in housing if you only use the NCC (Part 10.2 Housing Provisions) and not the new AS 3740:2021 🔹 All commercial wet areas require graded membranes and surface finishes to a drain waste. The Australian Building Codes Board (ABCB) is seeking feedback from the public on proposed changes to the NCC. Feedback can be submitted until 1 July 2024 through the ABCB’s Consultation Hub. https://lnkd.in/gdpbNh43 The ABCB will be hosting a series of Roadshow events in May and June 2024, to share information and answer questions about the proposed changes. The changes to the Code are largely in the Volume 1 and Volume 3 space, with transition to lead-free plumbing part of the plumbing code changes. In the commercial building space, some of the most significant changes include increasing the toilet facilities for women in Class 9 buildings, increased energy performance and condensation mitigation in apartments, and improvement to waterproofing and watershedding.
