🖋️ 📕 Proposed Changes to NCC to Affect Strata Managers, Owners, and Building & Construction Professionals The Australian Building Codes Board (ABCB) are proposing changes to NCC Volume One to help reduce the incidence of building defects resulting from the ingress of water. Waterproofing defects can significantly impact homeowners, building owners, tenants, communities and the economy with impacts including costs to rectify the defects, increased maintenance costs, increased insurance premiums, and reduced consumer confidence in the building and construction industry. The proposed changes will aim to resolve issues stemming from the lack of sub-surface water management in NCC 2022 and clarify the interpretation and application of multiple Performance Requirements. 👉 In summary the changes mean: 🔹 Shower walls must be completely waterproofed. 🔸 Gradient requirements for surface finishes have changed 🔹 Waterproof membranes must be graded to the drain waste puddle flange. 🔸 You can avoid grading the membrane in housing if you only use the NCC (Part 10.2 Housing Provisions) and not the new AS 3740:2021 🔹 All commercial wet areas require graded membranes and surface finishes to a drain waste. 🏠🚧 Recent Statistics Highlight Roof Cladding Defects as Top Complaint in Queensland Building Sector 🚧🏠 In a recent post by the Queensland Building and Construction Commission (QBCC), a concerning trend has emerged regarding the most received defect complaints in January 2024. Topping the list was none other than issues related to roof cladding. Roof cladding plays a pivotal role in protecting buildings from harsh weather conditions such as rain, wind, and extreme temperatures. Any compromise in its functionality can lead to a host of problems, ranging from water leaks and structural damage to potential health hazards like mould growth. One might wonder why roof cladding defects are prevalent, especially in newer constructions. The answer often lies in oversight or improper installation during the construction phase. Even with stringent building codes and regulations in place, human error, inadequate materials, or rushed workmanship can result in compromised roof structures. So what can be done to mitigate the risk of roof cladding issues? Regular roof inspections emerge as a crucial preventive measure, particularly for new builds. While it's tempting to assume that a new roof would be free of defects, the reality is that even minor flaws can escalate into significant problems over time if left unchecked. Homeowners, as well as building contractors, should prioritise scheduling routine roof inspections by qualified professionals. These inspections not only identify existing defects but also help in catching potential issues early on, allowing for timely repairs or adjustments before they escalate into more costly and extensive problems. Furthermore, owners investing in new constructions should ensure that their chosen contractors adhere to industry best practices and use high-quality materials for roof installations. It's not just about meeting regulatory standards; it's about ensuring the long-term durability and safety of the structure. In conclusion, the recent statistic highlighting roof cladding defects as the most received complaint to the QBCC serves as a reminder of the importance of regular roof inspections, especially for new builds. By prioritising proactive maintenance and adherence to quality standards, owners and contractors alike can contribute to safer and more resilient built environments for generations to come. #queensland #assetmanagement #PropertyCare #QualityAssurance #BuildingIntegrity #Roofing #constructionindustry #defect #QBCC https://lnkd.in/g9eUqXEy

A properly installed green roof has many benefits: It provides a rainwater buffer, improves the energy efficiency of the building, purifies the air and supports the habitat of birds, bees, butterflies and insects. It also typically extends the life of the roof because the barrier of greenery helps protect the waterproof membrane underneath. A green roof can be installed on a wide range of buildings, from commercial and industrial facilities to private homes. And, as is the case with all roof systems, proper installation is critical. RCABC offers the RoofStar guarantee for roof coverings, such as vegetated roofs, that adhere to specific standards related to materials and installation. The RoofStar guarantee is the best Quality Assurance/Quality Control program in the roofing industry and it’s available through RCABC members. It allows you to have peace of mind knowing the job will be done right the first time. For more information on the installation of roof coverings, check out the RCABC Roofing Practices Manual. The Australian Building Codes Board (ABCB) is seeking feedback from the public on proposed changes to the NCC. Feedback can be submitted until 1 July 2024 through the ABCB’s Consultation Hub. https://lnkd.in/gdpbNh43 The ABCB will be hosting a series of Roadshow events in May and June 2024, to share information and answer questions about the proposed changes. The changes to the Code are largely in the Volume 1 and Volume 3 space, with transition to lead-free plumbing part of the plumbing code changes. In the commercial building space, some of the most significant changes include increasing the toilet facilities for women in Class 9 buildings, increased energy performance and condensation mitigation in apartments, and improvement to waterproofing and watershedding. Since the implementation of the Building Safety Act 2022, we’ve seen a trend of real estate managers and property developers making changes to their buildings to comply with new regulations. To do this, many require accurate building data – and a measured building survey is a great place to start! Our latest article about our work with Savills covers this and more. I listened to Nicole Johnston Johnson at the Construction Connect event in Brisbane on Friday, and she really hit the mark. She discussed the inefficiencies and flaws in the Strata system compared to how builders and trades operate, especially when it comes to payment terms. There’s a significant imbalance between what needs to be done and what’s actually accomplished by builders and trades—who we trust as experts. Even the best-intentioned professionals often face a knowledge gap regarding NCC performance requirements. The remedial space is particularly challenging, with complexities varying from one location to another. Issues like waterproofing and inspection frequencies are often neglected, impacting how funds are allocated between critical and non-critical expenses. Trades involved in Strata sometimes deliver subpar work, with little to no documentation or evidence that their work meets the necessary codes and standards. Homeowners receive almost no documentation, and caretakers acting as project managers can be ineffective and even borderline illegal. These buildings require complicated preventative maintenance measures, yet many are fundamentally flawed or non-compliant even before Strata takes over. This means they’re not just maintaining wear and tear; they’re also fixing issues that should have been addressed during the construction phase. For those currently living in or who have lived in apartments and townhouses under Strata, what challenges have you encountered with preventative maintenance and capital works? #StrataChallenges #ConstructionCompliance #PreventativeMaintenance #RemedialWorks #BuildingStandards
