This is something worth applying serious thought in the agricultural real estate space. A good organic matter soil could repay the land cost rather quickly. Building organic matter is directly proportional to farm productivity and profitability and it could take up to several years to build organic matter levels in depleted soils. It could actually be a very good tool to make informed decisions when purchasing agricultural lands.

I love this comparison of different grower ecosystems. Unfortunately, the business of growing businesses focuses on product x fit and access to capital and often ignores leadership effectiveness. 𝗪𝗵𝗮𝘁 𝗮𝗿𝗲 𝘁𝗵𝗲 𝗲𝗳𝗳𝗲𝗰𝘁𝘀 𝗼𝗳 𝗰𝗿𝗼𝗽 𝘄𝗮𝗿𝗿𝗮𝗻𝘁𝗶𝗲𝘀 𝗼𝗻 𝘁𝗵𝗲 𝗮𝗱𝗼𝗽𝘁𝗶𝗼𝗻 𝗼𝗳 𝘀𝗼𝗶𝗹 𝗵𝗲𝗮𝗹𝘁𝗵 𝗽𝗿𝗮𝗰𝘁𝗶𝗰𝗲𝘀 𝗮𝗻𝗱 𝗲𝗰𝗼𝗹𝗼𝗴𝗶𝗰𝗮𝗹 𝗼𝘂𝘁𝗰𝗼𝗺𝗲𝘀? Crop warranties hold promise as a risk mitigation tool to encourage growers to adopt new soil health practices or products. [1] In the only study that I'm aware of, The Nature Conservancy and Growers Edge recently completed two important crop warranty pilot projects in Iowa and the Chesapeake Bay region and shared their findings in a webinar (link at the end). 𝗞𝗲𝘆 𝗧𝗮𝗸𝗲𝗮𝘄𝗮𝘆𝘀: * 𝗘𝗳𝗳𝗲𝗰𝘁𝗶𝘃𝗲 𝗳𝗼𝗿 𝗦𝗵𝗼𝗿𝘁-𝗧𝗲𝗿𝗺 𝗔𝗱𝗼𝗽𝘁𝗶𝗼𝗻: Crop warranties were shown to drive short-term adoption of biologicals and biostimulants. However, they were less effective for long-term practice changes like cover crops, which involve more complex management. * 𝗙𝗮𝗿𝗺𝗲𝗿 𝗠𝗼𝘁𝗶𝘃𝗮𝘁𝗶𝗼𝗻: While the primary project goal was improved nutrient management, farmers saw warranties mainly as a means to secure or increase yield. Yields were maintained or slightly increased. It doesn't appear there were any payouts on the warranties. * 𝗘𝗻𝘃𝗶𝗿𝗼𝗻𝗺𝗲𝗻𝘁𝗮𝗹 𝗢𝘂𝘁𝗰𝗼𝗺𝗲𝘀: Results seem mixed. In the Chesapeake region, phosphorus application was reduced by 31% (about 11 lbs/acre), and nitrogen use efficiency improved by 3.5%. However, these results were below target, and soil health metrics were not included in the evaluation. * 𝗕𝗲𝗵𝗮𝘃𝗶𝗼𝗿𝗮𝗹 𝗜𝗻𝗳𝗹𝘂𝗲𝗻𝗰𝗲: The warranties did encourage the adoption of biologicals and prompted farmers to consider these new products even without enrolling in the program. 𝗣𝗿𝗼𝗷𝗲𝗰𝘁 𝗗𝗲𝘁𝗮𝗶𝗹𝘀: * Duration: 2022-2023 growing seasons * Participants: 34 unique farmers over two years * Acreage: Max of 8,163 acres in 2022 𝗣𝗿𝗼𝗷𝗲𝗰𝘁 𝗗𝗲𝘀𝗶𝗴𝗻𝘀: * 𝗜𝗼𝘄𝗮: Corn and soybean focus, with three tiers of implementation: 1) Fertilizer and biological practices 2) Additional nutrient management practices and adoption of biologicals 3) Cover crops & all previous practices * 𝗖𝗵𝗲𝘀𝗮𝗽𝗲𝗮𝗸𝗲 𝗕𝗮𝘆 𝗥𝗲𝗴𝗶𝗼𝗻: Single-tier focused on biologicals and biostimulants for corn growers. * 𝗙𝗶𝗲𝗹𝗱 𝗠𝗼𝗻𝗶𝘁𝗼𝗿𝗶𝗻𝗴: Conducted only in the Chesapeake region to assess environmental impacts. Regenerative agriculture is the second pillar of our Anacker Marketing Group U.S. portfolio and has a lot of synergy with our third pillar. It’s not only about healing the soil and planet, but preserving the soil micro biome that will make the most nutrient dense food. My family began investing and working in this over 15 years ago. I'm an impact investor and aggregator of alternative funding models; here are key points to consider regarding supporting the transformation of regional regenerative systems with a focus on equitable outcomes: The regenerative agriculture investment landscape is growing, with $321.1 billion in managed assets integrating sustainable food criteria and $47.5 billion related explicitly to regenerative agriculture. (1) Emerging asset classes like farmland, cash, and fixed income are ripe for rapid development to enable regenerative agriculture. Say what you will about Millennials, but we're a resilient bunch. In the face of #climatechange, young #farmers are digging deep (and planting trees) to adapt to the new normal. Everyone take notes! In Vermont, "100 year floods" seem to come every 10 years now -- sometimes, even more frequently than that. Much of the state's affordable farmland sits in the flood plain, and young farmers who frequently work this "cheap" land are sitting ducks. How do you mitigate a risk like this? So far, young farmers in Vermont have... ✅ Produced a diverse output of crops and livestock which means if one is lost, another may survive ✅ Replanted their fields in narrow strips, alternating crops, so that taller plants can offer some protection to smaller plants ✅ Added yards of topsoil and raised beds to protect plants from rising waters ✅ Experimented with planting vegetables near banks of clover and rye so the deep roots will hold the soil in place and keep it from washing away ✅ Planted hundreds of trees along river buffer zones And, perhaps most importantly, ✅ Formed close ties between other young farmers to more easily share strategies and equipment and help each other harvest early if heavy weather is on the horizon. It sounds like these farmers are heading in a #regenerative direction. What else can be done? Although resilient, young farmers still need help and are asking for ➡ On farm technical advisors to provide further support and ➡ Mental health services. SYSTEMS SANITY -- TRUTH - PROOF & TRANSPARENCY I actually -love and support - this work and the work of other courageous intellectually honest experts and concerned citizenry (Stop Ecocide International, Michael Mann) and praise the information and insights Katie Conlon, Ph.D. brings to the LI Forum and conversations. Her work focuses areas that may be neglected for attention on the distress and degradation of the Anthropocene being everywhere. We work in agriculture strictly and purely through #Nature using zero synthetic, chemical or biostimulant input with the aim to heal Soil, Biodiversity and Ecosystems while producing high quality and nutrient rich foods within land and soil capacity. Our Proof of Concept "Aims & Results" show us ready to proceed to investment and implementation. While that is a truncated overview, our overall greatest issues are not leadership or ideas to restore Nature but in standing down normalizing Climate Denial in policy and governance. We must #vote #correctly in a strong single voice of logic over deniers. In our 10 year Pilot we discovered cause in agriculture, demanding the #sanity to #activate with Nature only systems. I'm really excited to be facilitating this panel at RFSI focusing on the different types of capital being made available to producers. There are many promising opportunities to invest in regenerative agriculture -- e.g. real assets and venture capital are categories that are well-represented at RFSI. But if we want to facilitate regeneration on acreage at scale -- not just scalable financial returns -- we have to get capital to producers who are doing the hard work on-the-ground, facing tight margins and an uncertain future. On 🎯 Lucia von Reusner I think more folks are waking up, there’s going to be GHGP and SBTi target setting, and then there’s going to be what works for actually transforming agriculture - it may be awhile before these two are necessarily the same (or never). That’s OK, accounting standards generally take awhile to form, let alone be adopted…it’s messy and complex stuff. What is more certain, is that accounting standards which work for activating the value chain toward shared goals and value creation (from producer through to the consumer) will ultimately lead and help deliver credible impact at scale
