At times I've thought this would never be possible... But I'm so proud to share the news of one of the most significant 'coming togethers' the UK property industry has seen. Moverly along with LMS, Connells Group, Peter Alan Estate Agents, TMGROUP ltd and a number of committed and forward-focused conveyancers, have worked tirelessly to break down the barriers needed to build a complete end-to-end home transaction experience. What does this mean? If you're not familiar with the issues in home buying and why this is so important; after you make an offer on a home, 1 in 3 homes don't make it to completion. Those which do take an average of around 5 months! This process is often referred to as one of the most stressful things people go through in their lifetimes. We're trying to change that. Now, people selling a home (initially) through select agents of Connells will have one digital journey from listing their home through to confirming a buyer and completing. The centralisation of digital data and 'Digital Sale Ready' properties means home buyers and sellers only need to provide information once - no duplication. All authorised stakeholders can securely access information with the goal of reducing delays and bring down fall through rates. This is a giant step forwards in making the home moving process easier for everyone. Technology is not taking over the process, it's streamlining and underpinning the wonderful humans who work tirelessly to get people through one of the most emotional steps in their lives. A tremendous amount of work has gone into this and we're all committed not just to open data but to BEING OPEN and sharing our learnings, challenges, mistakes. This is not a closed conversation, and the opportunities we're showcasing here are not and will not be limited only the businesses within this group - it's the first example of what is possible when companies work together and leverage the Property Data Trust Framework. I'll be sharing more over the coming weeks about the framework and how Moverly is starting with Material Information and supporting the industry with the shift around open data. FBSE FINANCE LIMITED Completes £210,000 Equitable Charge deal in Hampshire to raise capital. Loan             £210,000 LTV             60% Gross LTV  Property Type  Residential Property Purpose         Refinance Term            12 Months Interest Retained The Deal Our client urgently needed funds to support their construction business and complete a project. With consent unavailable, we explored an equitable charge solution to get the deal moving. The Challenges The property, a high-value asset in a semi-rural area, presented unique hurdles. The lack of consent required a flexible approach, but we were confident an equitable charge was the right path forward. The Outcome By collaborating closely with all parties, we successfully completed the loan, providing the client with the funds needed to finish their project. Richard Norton of R&E Finance, the introducing broker, shared his experience: "From the outset, we knew consent wasn't an option, so we needed a lender who could focus on the deal's merits rather than its obstacles. Capital allowances apply to property not just cars! Why don't more people know what these are and how they are used to reduce your tax bills? Capital allowances most commonly applicable to property are those called plant and machinery allowances They can be found in all buildings except residential dwellings Qualifying expenditure on plant and machinery is allocated to one of two categories because the rate of recovery is different. The residual expenditure is allocated to structures and buildings allowances. Did you know that there is no legal definition of plant! Not helpful so we must rely on case law to answer that question from time to time The cost of the construction work going on in this factory is high It must be allocated to at least three different categories for tax relief purposes It is complicated but valuable because up to 25% of the expenditure could be recovered in reduced tax to a UK company This seemingly empty box of a property is full of plant and machinery plus a lot more you can't see. The Chancellor announced a really significant change to stamp duty rules yesterday, which in honesty has created a lot of discussion across the industry as started this morning!!! In brief, Stamp duty for additional property purchases and buy-to-let homes increases to 5% no grace period at all, so anyone even part the way through or due to exchange / complete is liable for this new rate which in my opinion is unfair! It would likely not have been factored in to any of these purchases & many may not be able to afford the increased tax! Why this couldn’t be done like it was in Covid as a phased in tax – for example ; ‘you need to have exchanged/completed by this date’ is beyond me as would have given time to get things through for those already mid-way in to their transactions. I have already been told by several advisors this morning that they have had between them 10 purchases collapse due to this, this is just 2 advisors inside of 24hrs. This means there could be many chains falling through & property coming back to the market over the next few days/weeks which will be extremely disappointing for vendors & purchasers who now won’t be proceeding. On the flipside may open the door to more stock (the same stock!) being available for what will be those motivated to buy before next year when the stamp duty ‘holiday’ is removed. For a company purchasing property, the rate will also rise from 2% to 5% & whilst a business cost that’s a huge jump. You also have to take into account, we are technically still within a stamp duty holiday until March. However, this threshold reduces back to £125,000 at the end of March 2025, so I see this motivating buyers especially first time buyers to move before the change happens and costs more! Almost certainly this is going to lead to a lot of competition for house purchases as first-time buyers & home movers alike accelerate plans to secure their homes. This will impact lenders turnaround times on applications and almost certainly solicitors timeframes, local authority searches could get delayed too as well as surveyors being booked up, so I’d be expecting delays in various places during the process. I could be wrong however this is the immediate thoughts I have on the situation it may create. Get your legal teams to check your stamp duty liability both now & come next year if you’re planning your first purchase or home move! Particularly if you’re purchasing a 2nd home or buy to let currently! The market is going to almost certainly react - but how? Lenders are going to react in the coming days, I was told by one they were lowering rates by up to 0.36% let’s see if this trend remains. Watch this space, it is still very new information and the coming weeks will lay the path on what positive & negative effects it has. Personally I don’t see the changes as a positive for the market,that said it’s not as diabolical as Truss’ shambles of a budget so we can at least feel good about that, Can’t we?

FBSE FINANCE LIMITED Completed a £360,000 loan on a part-completed development in East Sussex. Known for our flexibility, FBSE Finance have built out a niche in the lending space. So much so that we have brokers describing deals as "FBSE deals". What this means is typically there is some kind of issue, but the deal as a whole makes sense. Here is one such deal. The Deal Our client faced a significant challenge with an overdue bridging loan on another property, a portion of which we successfully cleared earlier this year. With a pressing need for quick financing, they sought to sell off other properties and offered a part-completed residential development as collateral to raise the necessary funds. The Challenges The security we held was a partially completed development, and the bridging loan we were refinancing had been overdue for so long that legal action had already commenced. The Outcome Despite these complexities, we were able to close the deal, giving our client the time and flexibility to finish their development and exit the loan on their own terms. As introducing brokers Sean Powles and David Watters of BSMART FINANCE LTD noted: "Our first deal with FBSE Finance closed earlier in the year. When the same client needed additional funds for a part-completed development to clear a severely overdue bridge loan, I don’t know many other lenders who would have made this happen. We couldn’t be happier to have seen it through." A big thanks again to both the brokers involved and to Anthony Akka again for pushing it through.

It really is as simple as this & our recommendations will vouch for this. What we can guarantee is that once you have done 1 lease with us, you will realise how bad others are at this.
