His topic at the CoreNet Symposium is: Disrupt Your Thinking: How to Think Like a Fool As David says: “In 1996, I was asked by a Scottish politician for the secret of my creativity. I didn’t have an answer, but I suspected it had something to do with my deeply dysfunctional childhood. The politician’s question stirred my curiosity, and I began searching for answers. What I discovered is that in nature there is an ‘ecology of creativity’, which moves in cycles. “In this presentation, we will explore why ‘disruption’ (a return to a chaotic state) is a fundamental component of that cycle. The human brain has evolved a number of internal mechanisms for optimising this ‘ecology of creativity’ – which includes mechanisms to plunge the brain back into a chaotic state: dreaming, story-telling, and humour. “We will zero in on humour, and discuss the role of the Court Jester throughout history. I will then explain the three steps to systematically ‘think like a fool’, and give practical examples of how this can produce out-of-the-box solutions.” David is the founder of Creative Communities International, an incubator for social innovation which works to build the capacity of citizens and cities to create vibrant neighbourhoods, prosperous shopping streets and add magic to the public realm. David is the creator of the Walking School Bus and other social innovations such as the 7 Day Makeover, where David and his team transform entire town centres in just 7 days. 🚨 Key Insights From the Real Estate Market Across States and Territories in Australia New South Wales (NSW) Sydney continues to dominate as the country's most expensive capital city, with 448 house markets and 107 unit markets exceeding the million-dollar median mark. This means nearly half of Australia’s million-dollar suburbs are located in Sydney, with 23 markets re-entering the seven-figure club and 25 joining for the first time, primarily in the city's South West and Outer South West regions. Victoria (VIC) In Melbourne, 191 suburbs met the million-dollar threshold for houses, while 11 did so for units. Overall, dwelling values fell by 1% across Melbourne and regional Victoria since August 2023, with some suburbs dropping out of the million-dollar club. Despite this, several areas, such as Coburg North, Keilor East, and Riddles Creek, have re-entered. Queensland (QLD) Brisbane emerged as the market with the largest growth in million-dollar suburbs, tying with Sydney. It now ranks as Australia's second most expensive capital city, with 46 suburbs (32 new and 14 rejoining) reaching the seven-figure mark. Currently, nearly half of Brisbane's suburbs have a median house value exceeding $1 million. South Australia (SA) In Adelaide, 104 suburbs (36.6% of those surveyed) reached the $1 million mark, an increase from 75 in August 2023. Adelaide’s South region recorded the largest growth in "millionaire" house markets. Western Australia (WA) Perth has experienced a 24.2% rise in property values, resulting in 31 house and four unit markets joining the million-dollar club. This surge has made Perth a notable player in the high-end property market. Tasmania (TAS) Hobart experienced the biggest decline in dwelling values among capital cities over the past year (-1.2%). Despite this drop, Sandy Bay, Acton Park, and Tranmere remain the only suburbs with a median value above $1 million. Northern Territory (NT) Darwin remains the only capital city without any suburbs reaching the million-dollar mark. The highest median value recorded was $939,517 in Fannie Bay. Canberra (ACT) Dwelling values in Canberra rose by 1.5% over the past year, pushing six suburbs back into the million-dollar club. Forty-five house markets and just one unit market reached the seven-figure mark. 💰 What This Means for Property Investors As more suburbs surpass the $1 million mark, affordability pressures continue to intensify. However, with fluctuating growth patterns and some regions experiencing declines, there are still opportunities for savvy investors to capitalise on market shifts. Keep an eye on emerging suburbs that are entering or re-entering the million-dollar club, as they may present potential for strong capital growth in the coming years. Federal Budget Report 2024/2025 The Australian Federal Government's 2024-25 Budget looks to balance cost of living relief without stoking inflation. It marks a significant milestone, achieving back-to-back surpluses for the first time in almost two decades. This year’s budget allocates $11.3 billion for housing, including $9.3 billion for social housing and homelessness, $1 billion for crisis and transitional accommodation, and an additional 10 per cent increase in Commonwealth Rent Assistance. These measures will help boost the supply of homes over the medium term. While the plan is multifaceted, focusing on several key areas to achieve its goals and supported by a $90.6 million construction workforce package, we are still lacking a more immediate solution to increase the supply of new homes. Overall, the markets remains largely unchanged. What remains to be seen is whether the government has effectively aligned its fiscal policy with monetary policy to prevent fuelling inflation and potentially prompting further rate hikes by the RBA - meaning that the rates remains the same; steady through 2024 with a potential cut at the start of 2025. Well done David Chandler OAM for calling out dodgy RTOs providing dodgy qualifications to industry and the significant negative impacts this can have on quality and safety. There are a lot of dodgy RTO providing very substandard training that does not come anywhere near meeting the industry needs let alone the compliance requirements of issuing the qualification. The VET sector needs someone like David Chandler to call out and expunge the dodgy RTOs from the sector and return some quality and professionalism to a sector sorely in need of a radical shakeup.

Brisbane Unit Growth Fastest Since 1988 1988 was a great year for Brisbane, globally celebrated when hosting World Expo 88. Expo saw the birth of Brisbane's first major urbanisation success story "Southbank", the transformation of what is today hard to believe, was once an unsightly 40 hectare industrial area. It was also a year of significance for the property market, when the population, also on the back of the 1982 Commonwealth Games, was booming and units were hot property.     In 1988 the rush for units, lead to a jump of 16 percent growth in just seven months. It's almost astonishing to think it has taken 40 years to finally see history repeat, with units, this year, back in favour with buyers as our population, once again continues to boom. After 4 decades, we have finally seen a long awaited return to unit growth, averaging a leap of 20% and in some suburbs, even higher.   For many unit owners, this has been a welcome relief after years of their asset riding nothing short of a roller coaster performance. Units saw a spike in the early 2000's in Brisbane when we were undergoing a surge in interstate migration and population. Developers were quick to jump on the unit wagon to meet the demand, while failing to foresee the great crash of the global financial crisis.   Many investors and speculators were caught out and a mass exodus from the market saw prices plummet. Developers were unexpectedly forced to offload excess stock, coupled with investors bailing and then yet another unexpected hit affecting the market, the 2011 floods.    Many owners who have held onto their asset since the early 2000's are finally seeing their return on investment double, while those who jumped in just prior to the market taking off in 2020 have experienced growth of up to 50%.    This time, buyers are no longer the early 2000 speculators jumping in on a projected continued population growth, they are highly educated on the limited supply of property and fewer forecasted developments being finalised. Ray White Chief Economist Nerida Conisbee, has repeatedly cited that we are around 55000 homes short per annum to meet the continued population demand.    It's a perfect storm for unit owners, with limited supply and high demand for a low maintenance, secure lifestyle, continuing to push prices upwards. Fortunately, there's an injection of supply expected to start in 2025, with Brisbane eyed by unit developers as continuing to be one of the most stable, and best performing markets into the next decade.   The city is set to continue to be transformed by an array of sophisticated inner city developments, which will see the continued transformation of many of the inner city's last remaining industrial sights, ready for international attention as we headtowards the 2032 Olympics.
