Thanks to Ram N and the Australian Property Institute for an informative session last week to clarify the relationship between the IVS (which provide overarching valuation principles) and the API (which provides detailed guidance on valuation practice for its Members in Australia). A good reminder also that valuation reports should be for a specific purpose (i.e. purposes must not be combined in a single report).

Joanne Solomon, CEO of SA REIT Association said rate cuts will benefit the listed property sector, leading to a recovery in lending and capital markets which may result in increased investment activity. Solomon said they expect property fundamentals and earnings to continue to improve and this will bode well for the REITS. “Our members are reporting an improvement in property fundamentals, including declining vacancy rates and rental increases, albeit off a low base, as well as demand for space, especially in industrial and logistics, retail, and select office assets in key locations, said Solomon. 💡 Market Insights: CoreLogic Economist Kaytlin Ezzy says demand is now tilting towards unit and apartment living due to affordability concerns, particularly in capital cities. The prolonged high-interest rate environment has seen buyer demand continue to skew towards more affordable housing alternatives, with most capitals now recording stronger growth in the more affordable unit sector "House values surged nearly 40 per cent since March 2020, while unit values rose 17.9 per cent, indicating the widening gap between house and unit values," Ezzy says.
