PREAMBLES A. General The Contract shall be a Lump Sum Contract based on Drawings, Specifications and Bills of Quantities. The Contractor is advised to carefully comprehend his contractual obligations under the provisions of the above contract and fully understand the proposed Scope of Works. It is the Contractors responsibility to insert the correct rates against each item in the unit rate column of the Bills of Quantities. Omitted items or incorrectly inserted rate shall be the sole responsibility of the Contractor. These Preamble clauses shall be read in the conjunction with the Conditions of Contract, Tender Drawings and Specifications, and they shall not be considered as exhaustive but merely as highlighting certain points. These documents shall be taken as mutually explanatory of one another. B. Units of Measurement and Abbreviations All units of measurement shall be based on the Metric System of weights and measurements except where other units are specifically mentioned for standard products. A.
Description of Items Description of work and materials given in the Specifications and Drawings are not necessarily repeated in the Bills of Quantities. Trade preambles are not necessarily restricted to specific Bills but shall be held to apply throughout the Documents. Any discrepancy between the Contract Documents shall be brought to the notice of the Engineer in writing for his decision as to which is the correct interpretation before the work is commenced. Unless otherwise described, description shall be deemed to include for all sundry labors including cutting and fitting, notching, forming or cutting holes, chasing, angles, ends, short lengths, circular work, and the like as shown on Drawings, or required by the Specifications or the execution of the Works.
B.
Pricing Generally The Contractor shall satisfy himself as to the meaning of every item in the Bills of Quantities and rates inserted shall be deemed to cover all his contractual obligations under the Contract and all items necessary for the proper construction, completion and maintenance of the Works. Rates shall include but not be limited to:a) Payment of all state dues, duties, fees and charges, customs or other import duties, harbour wharf age and port dues, landing, quay and storage charges and any other local charges or dues applicable on all plant and materials imported for the purpose of incorporating the same in to the Works. b) Engagement of expatriate staff including their messing and accommodation, air travel, insurances, indemnities , notices, leaves, sickness, income tax and any other fee or duty applicable on their salaries, repatriation of expatriates to country of recruitment. c) Payment of wages and salaries for skilled and unskilled labor, supervisory staff (including Agent, engineers, surveyors, technicians, general and other foremen, gangers, timekeepers, clerks, mechanics, etc.) whether local or expatriate staff, and for all official holidays and vacations, sick leave, indemnities, bonus, social security insurances, including all remunerations and other incidental payments pertinent to the works.

Pricing Generally (Contd) A. Rates shall also include for, but not be limited to, all temporary work required (including any that may be required by sub-contractors whether nominated or otherwise and other specialist Contractors under separate contract with the Employer), the provision and use of all plant required for carrying out the works in its proper sequence, shifting, altering and adapting such temporary works and plant as may be required during the progress of the Works and removing at completion and making good any surface distributed. The unit rates shall be deemed to include for the cost of preparing the tender, all costs associated with the preparation of the final account, all other establishment charges and on-costs of whatever nature. No claim for additional payment will be allowed for any error or misunderstanding by the Contractor in this respect. B. The CONTRACTOR is advised to carefully comprehend his contractual obligations under the provisions of the above contract and fully understand the proposed Scope of Works. It is the CONTRACTORS responsibility to check the correctness of the quantities inserted against each item in the quantities column of the Bills of Quantities. Omitted items or incorrectly inserted quantities shall be the sole responsibility of the CONTRACTOR.

DEMOLITION AND ADDITIONS AND ALTERATIONS WORKS A. Rates for demolition shall include for all works incidental and associated with the demolition works, removal of spoils and salvaged material from site and leaving work site clean, level and tidy. B. No allowance has been made for extra working space required or for the breaking of old concrete for proper keying in. The Contractor shall allow for these and any other incidental expenses such as making good the extra areas demolished to original finish, etc., in his unit rates. C. Rates for demolition shall include the provision of all necessary supports, screen and protection to existing structures and for the preparation of an approved method statement showing how the Contractor intends to dismantle the existing structure safely. D. Additions and alteration works are measured net. Rates shall include for all protection to existing adjoining works, finishes, and screening repair areas and for all works needed to hand over the adjoining works and surfaces in their original conditions to the satisfaction of the Engineer. E. Where works are invaded in occupied areas rates shall include for maintaining the on going operations without disruption or causing inconvenience, to a planned coordinated programmed to the satisfaction of the Engineer.

DEWATERING WORKS/SYSTEM The Lump Sum rate shall include for: A. Equipment, plant and labor necessary for carrying out the dewatering works. B. Spare parts, stand-by pumps, fuel, consumable items and all attendance associated with the dewatering works. C. Connection charges, authorities fees and charges, equipment, plants, labour, etc., necessary for the disposal of water. D. Initial, time related and dismantling and de-mobilization costs associated with the dewatering system. E. Provision of method statement, design calculations and shop drawings to the approval of the Engineer.
SHORING SYSTEM/PLANKING & STRUTTING The Lump Sum rate shall include for: F. All material, plant and equipment for upholding the sides of excavations. G. All necessary labor, consumable items and tools, etc. H. Mobilization and demobilization of plant, dismantling all temporary shoring works and removal from site. I. J. Any type of shoring system required as approved by the Local Authorities and the Engineer. Provision of method statement, design calculations and shop drawings to the approval of the Engineer.
K. Cutting of upper portion of shoring system if required to meet the local Authorities requirement in the event any shoring that is that is left in place without removing.

EXCAVATIONS & EARTHWORK A. Excavations Works have been measured netting cubic meters. No allowance shall be made for increase in bulk or for extra working space required and the Contractor shall allow for these and any other incidental expenses in his unit rates. Rates for Excavations shall include for: B. Excavating in any type of ground, excavating below the water table if necessary and shall cover the uprooting of all trees, stumps, roots, hedges (if any), clearing and grubbing of top soil, vegetable and organic matters, drift sand, unsuitable soil and rubbish (minimum 300 mm deep) falling within the areas to be occupied by the works and removal from the site to approved dumps as directed by the Engineer. C. Excavating in rock (if any) which in the opinion of the Engineer requires removal by means of drilling, breaking, wedging, etc., or by any power operated hand tool. D. Trimming bottoms and sides of excavation to the widths and depths shown on Drawings and include removal of all dirt, sand, dust and rubbish which may accumulate on the site o in excavations and keeping the site and excavations free from water during the progress of the works to the satisfaction of the Engineer. E. Manual removal of the bottom layer of excavations minimum 200 mm thick, just before concrete blinding is to be placed and the Contractor shall make up, at his own expense the difference between levels excavated deeper than the levels shown on Drawings, with plain concrete. F. Removal of excavated material to spoil heaps in approved locations for future use and screening, transporting and backfilling around foundations below existing/natural ground level. Rates shall include for loading transporting, depositing, spreading and leveling surplus excavated material in locations approved by the Engineer. Rates for excavations shall also include for obtaining additional backfill material from borrow pits, irrespective of location, should the Engineer decide that any excavated material is unsuitable for the purpose. G. Rate for excavation shall include for any and all dewatering and shoring system required and to Engineers approval. H. Filling has been measured net in m3. Rates for filling shall include for: I. J. Watering and compacting in layers as specified. Additional material necessary to make up levels.

CONCRETE WORK Concrete A. In-situ plain and reinforced concrete have been measured net in square meter stating the thickness or in cubic meter. Precast units are measured linearly stating the overall sizes. The volumes of concrete displaced by reinforcement and the volume of pockets, holes, chases, mortises and the like are not deducted. Voids of less than 0.5 m2 in area are also not deducted. B. Columns and walls below ground have been measured from top of foundation to top of basement slab or ground slab. C. Tie Beams and strap beams have been measured up to the top of basement slab or ground slab. D. Columns and walls other than B above have been measured from top of slabs to the soffit of slabs. E. Beams have been measured as full depth including the part within slab thickness. F. Up stands, parapets, curbs and the like have been measured from the top of the slab from which they project. Rates for concrete shall include for: G. The supply of all materials, storage, plant and equipment, tools, admixtures, trial mixes, mixing, sampling and testing. H. Hoisting and depositing concrete in position, vibration and consolidation of concrete and compaction around reinforcement. I. J. Forming construction joints, provision of water stops (where necessary) and forming edges of beds where laid in bays. Providing tamped or trowel led or floated surfaces as required and for finishing to falls or slopes.
K. Thicknessing under block walls. L. Cutting or forming mortices, apertures, grooves, chases, rebates and chamfers. M. Grouting, casting in-pipes, pipe sleeves, ducts, dowels, fixing bolts and the like.

Rates for concrete shall include for (contd): A. Building in ends of lintels, etc. B. Curing as specified. C. The preparation of a detailed bar bending schedule and submission for Engineers approval. D. Provision of method statement, design calculations, shop drawings and any mockup/placement samples as required by the Engineer. E. All necessary formwork including shutter oils, angles and intersections, forming grooves, throats, sinkings and splays, raking and circular cutting around all pipes, ducts and the like and strings of stairs, skirting and rubbing down and making good concrete surfaces after formwork is removed. F. All reinforcement, fabric mesh, links, stirrups, chairs, etc. including cleaning, bending, cutting, notching and all necessary supports and spacers and spacer bars, distance pieces and steel binding wires. G. Wall ties including fixing to formwork, bending and casting into concrete and subsequently straightening and building into joints in block work. Pre-Cast Concrete H. Rates for pre-cast concrete units shall include for moulds, reinforcement, stooping, ends, angles and junctions. Rates shall also include for surface finish as required and for fixing cramps, ties, holes and plugs or inserts. Unit rate shall include for hosting, building-in, bedding, jointing and pointing as required. Damp proofing/Waterproofing/Tanking I. J. Polythene sheet has been measured net in square meter with no allowance made for overlaps. Rates for polythene sheet shall include for laps, straight and curved cutting, waste and for fitting around in obstructions.
K. Waterproofing/tanking works have been measured net in square meter with no allowance made for overlaps, etc. Rates shall be deemed to include for the provision of detailed shopdrawings, fillets in screed/surface preparation, chamfering corners, protection boards & screed, reinforcing strips, reinforcing strips at joints and corners, etc., as specified.

BLOCK WORK & INTERNAL PARTITIONS Block work A. Block work has been measured net in and all openings less than 0.5 M2 in area have not been deducted. The areas of lintels, sills and the like have been deducted. B. Cavities and insulation between skins of block work have been measured net in area. C. Damp-proof courses have been measured net with no allowance made for laps. D. Double walls (other than cavity walls) have been measured as single walls of respective sizes. Rates for Block work shall include for: E. The supply of all necessary materials, manufacture, sampling and testing, haulage, hoisting, scaffolding, testing, curing and erection of block work to the dimension shown on Drawings as specified. F. All rough and fair cutting and waste, cutting and pinning to soffits, inter-sections and ends, bonding with wall ties to reinforced concrete members, forming openings, chases, mortises, leaving temporary openings in walls for structural members and making good. G. Ranking out joints as the work proceeds to form a key for rendering or pointing as required. H. Forming grooves for flashings, etc. and leaving weep holes. I. J. Admixtures with cement and sand mortar, upon the approval of the Engineer. Forming cavities including wall tiles as specified and all extra materials and labor for closing cavities at sills, jambs, etc.
K. Reinforcement concrete bond beams, 200 mm high, at middle height for block walls exceeding clear height indicated on drg.S00 and bond columns in walls over 6m long. L. Providing solid blocks at jambs and sills to doors and windows in lieu of hollow block M. Providing solid blocks instead of hollow blocks at junction between ceiling soffits and walls and for all opening jambs and sills. N. Providing solid block instead of hollow in the first course of walls. O. Fire proofing material, where necessary, between the last course and soffits of slab/ceiling. P. Fire proofing material and insulation around pipes, ducts, cables, etc., passing through walls, slabs and Ceilings.

Q. Providing all necessary galvanized mild steel lathing at joints of block work and junction between Concrete and block work. R. Providing all necessary damp-proof courses.
ROOFING & CLADDING A. Roofing materials have been measured net in square meter as laid and openings less than 0.5 m2 in area has not been deducted. Rates for roofing shall include for: B. C. D. E. F. Supplying all necessary materials, plant, equipment and tools, storage, sampling and testing, haulage, hoisting and execution of all waterproofing, insulation and other works as specified. Preparation of surfaces to be covered. Cutting as necessary and fitting around pipes and obstructions. Overlaps, forming collars and water weight joints around roof outlets, pipes and ducts passing through roof slab. Preparation and submission of detailed shop drawings and samples to the Engineer for his approval. Skirting G. Rates for skirtings and flashings shall include for dressing over angle fillets, bending, tucking-in edges and for all laps, ends, angles and intersections, etc and for additional layer of membrane as specified. Screed H. I. Rates for screeds or foam concrete shall include for providing filles at all turnings, around pipes, sleeves, ducts, etc. Rates for screeds shall also include for laying in bays, if necessary, including temporary formwork and dividing strips

CARPENTRY & JOINERY A. All carpentry and joinery work has been measured and described as net finished sizes after fixing in position.
B. Timber shall be deemed to be wrought, i.e. planed finish, unless otherwise described. Rates for carpentry and joinery items shall include: C. The preparation and submission of detailed shop drawings to the Engineer for approval, prior to the commencement of the work involved. D. Framing in the best manner and in accordance with the detailed drawings, and for all labor, notching, cutting and waste, halvings, morticing, tanning, wedging, scribing, openings, forming chamfers, grooves, rebates, rounded shapes, preparing surfaces tp receive finishes, plugging E. Protecting all work liable to be damaged or as may be required by the Engineer and removing on completion. F. For providing cramps, screws, nails and other fixing devices. Rates for doors shall include for: G. Painting backs of frames with primer before fixing in position. H. METAL WORK & GLAZING A. Aluminum curtain walling, doors, windows and the like have been enumerated. Rates for metal work shall include for: B. Assembling, cutting and waste, welding and grinding, drilling, counter sinking, bolting and riveting. C. Shop coating with rust inhibitive primer, haulage, protection and storage. D. Aluminum sub-frames if and where required, hoisting and fixing in position, caulking with mastic, E. Grouting mortises with cement and sand grout.
F. Inspection of metal work at workshop by the Engineer if necessary. G. Ironmongery as required including matching, fixing screws, etc. and shall include for fixing, removing before painting and then re-fixing.
H. Approved design and quality weather and drought seals. I. J. Preparation and submission of shop drawings and samples for Engineers approval. Submitting detailed design criteria and calculations allowing for factors such as the size of panels, wind load, weight of glazing, etc. to substantiate the size, strength & design of the proposed extruded sections and the thickness of the glass. Glazed Units K. Rates for glazed doors shall include glass, glazing accessories and beads as required. L. Rates for glazing work shall include for cutting to required sizes and shapes, forming holes, supplying and fixing all required gaskets, clips, beads, points, metallic putty, etc. protection of all glass from damage, replacing damaged panels, cleaning throughout and leaving all work in perfect condition. M. Rates for galvanized work shall include for the treatment of cut ends, etc. as required.

FLOOR, WALL & CEILING FINISHINGS General A. Floor, wall and ceiling finishes have been measured net in m2. B. Rendering and wall tiling have been measured from top of skirting, (if any) to soffit of slab. Where there are suspended ceiling, measurements were taken to the soffit of the suspended ceiling plus 100 mm unless otherwise indicated on drawing. All opening and other unfinished areas over 0.5 m2 have been deducted. Rates shall include for: C. Waterproofing to kitchen bathrooms and the like has been measured as flat area in m2. Rates for waterproofing to wet areas are deemed to include for carrying the waterproofing up walls to 100 mm above FFL and up to 100 mm above the edge of bathtubs. D. Supplying all materials, haulage, protection, storage, plant, equipment and tools, scaffolding, accessories, fixing, mixing and curing and all incidental work necessary for the proper execution of the finishings to the Engineers satisfaction. E. Preparing and submitting samples for approval. F. Working narrow widths and short lengths to jambs or reveals, sills, soffits of lintels, sides and soffits of beams, kerbs, up-stands and making good. G. Attending and making good all work after other trades to the Engineers satisfaction.
In-Situ Finishings Rates for Inn-Situ Finishings shall include for: H. Forming horizontal or vertical guide screeds and for supplying hardwood guide blocks. I. J. Preparing surface and providing expanded metal lath at junctions of blockwork and concrete. Work to curved surfaces.
K. Work to falls and cross-falls. L. Rounded edges. Chamfered edges, quirks, arises and the like; M. Features, grooves, beaded edges, mounted edges, ends, angles, intersections and the like.

Tile Finishes Rates for tile, slab and sheet finishings shall include for: A. Straight and curved cutting, waste, grouting, pointing and the like to execute the works to the satisfaction of the Engineer. B. Cutting to shape around fittings, chamfering, leveling and the like and shall include for purpose-made tiles and slabs (ex. Rounded edges, coves, etc.). C. Work to falls and cross falls. D. The preparation and furnishing to the Engineer, of detailed workshop drawings for approval prior to commencement of work and/or ordering of materials. E. Providing special tiles for rounded edges, internal and external angles, edge tiles, etc. F. Providing required approved sand fills below tile or slab mortar to bring-up levels to the finished floor levels.
Suspended Ceiling Finishings Suspended ceilings are measured flat. Rates for suspended ceiling shall be deemed to include for all stepping, bulkheads of all heights, edge trims/moldings, decorative moldings, light coves, etc. Rates for suspended ceilings shall include for the following: G. Submitting samples of the system to the Engineer for approval prior to order. H. Forming circular, rectangular or square openings for electric light fixtures, AC ducts and grillers, access panels and for straight cutting, curved cutting and waste. I. J. Cleaning any soiled or discolored surfaces of units, including the removal and replacement of units which are damaged or improperly installed. On completion of the installation, cleaning of all areas where suspended ceiling works were executed, of all waste, cuttings, etc.
K. Preparation and furnishing, to the Engineer, of detailed workshop drawings for approval pior to commencement of work and or ordering of materials. L. Providing access openings, doors/closure panels to the approval of the Engineer. M. Providing equal margins when setting out grid and for all standard edge trim details.

PAINTING & DECORATING A. B. Painting and decoration works have been measured net in m2. Openings exceeding 0.50 m2 have been deducted. Rates for all paint work shall include for: C. Supplying all necessary materials, machines, tools, brushes, etc. scaffolding, ladders, storage and protection, additives, mixing, hoisting, sampling and testing, and all other incidental requirements for the proper execution of paint work as Specified. Cleaning loose render and repairing all cracks and holes with patching render properly keyed o existing and sand-papering smooth. Neutralizing alkaline surfaces of rendered or exposed concrete areas by brushing on, an acid solution and two percent zinc chloride or approved equal and removing all loose particles after drying as directed by the Engineer. Narrow widths and in short lengths to apertures, jambs, sills, reveals, soffits of lintels, sides and top faces of curbs, panels and strips, etc. All such areas to be included within their respective main items, unless otherwise stated Painting in multicolor as required. Making good all paint work to the satisfaction of the Engineer. Rates for paint work on ferrous and non-ferrous metalwork shall include for cleaning with steel wire brushes or scraping as may be necessary to remove all loose scale and rust and all unexposed surfaces of ferrous and non-ferrous metalwork in false ceilings, attics, shafts, etc. shall include for applying two coats of rust inhibiting primer. Rates for paint work of timber works shall include for rubbing down with glass paper before painting. All exposed surfaces of wood work covered with plywood lining, veneered, etc. shall receive two coats of approved wood preservative as specified.

PLUMBING AND MECHANICAL ENGINEERING INSTALLATIONS All works shall be complete as specified, as shown on the drawings and to the approval of the Engineer. A. Pipe work lengths measured areas are mean lengths as fixed in position. Rates for pipe work laid underground shall include all excavations, concrete in-casement, sand surround dewatering, backfilling and disposal of surplus soil. B. Rates for pipe work laid underground shall include for all dewatering required to keep the excavated trenches clear of water by pumping, bailing or well point dewatering. C. Rates for pipe work shall include joints in the running length, fittings (eg. Tees, junctions, etc.) Made bends, cutting, short lengths and waste. Rates for pipe work shall include for painting. D. Rates for pipe work shall include pipe clips, holder-bats, insulation, and lagging fixing to any background, hangers, supports, guides, expansion joints, unions, flanges, dielectric isolators, flexible coupling. E. Rates for piping shall include for cleaning, flushing, and disinfection of all systems as per specifications. F. Rates for piping shall include for provision of automatic air vents, drain values or risers, air chambers and vacuum breakers. G. Rates shall allow for water hammer and stress analysis of the piping network. H. Rates shall allow for thrust blocks and anchors. I. Rates for sanitary fixtures shall include for assembling, jointing and fixing in position complete with all taps, mixers, valves, traps, cisterns, flush pipes and the like. Rates shall also include for connection to service pipes.
J. Rates for all plumbing work shall include for making out positions and any temporary removal necessary for decoration. K. Builders work in connection with plumbing installation shall include, but not be limited to, cutting or forming holes, chases, channels, recessed pipes enclosure with removable covers, etc. in block work, concrete, timber and other materials, providing and building or casting in pipe sleeves, clamps, brackets, hangers, holdfasts and the like. Builders work in connection shall include for making good on completion all works disturbed by the plumbing installation. L. Allow for spare fire sprinklers as [per specifications.
M. Builders work in connection with mechanical installation shall include but not be limited to; forming or cutting holes, chases, channels, etc., in reinforced concrete structures and block works.

Plumbing & Mechanical Engineering Installations (contd.) A. Rates for Air Conditioning and Ventilation System shall include for providing steel pipe sleeves, clamps, brackets, hangers, Supports, tools, ladders, scaffolding, etc. painting metal works, making good around any other incidental requirements for the proper execution of the air conditioning and ventilation system in accordance with the Drawings. B. Rates shall include for testing the equipment under the supervision of the Engineers representative including any modifications, adjustments, or repairs which may be required during or on completion of the test, all as required and to the satisfaction of the Engineer. C. Rates shall include for volume-splitter, volume-dampers, fire-dampers, and gauge test points in ducts and for system balancing all in compliance with ASHRAE, SMACNA & NFPA requirements. D. Rates for flexible ducts shall include for butterfly volume dampers. E. Rates shall include for duct and pipe flexible connections and expansion joints. F. Rates shall include for duct sleeves in all walls and slabs to the approval of the Engineer. G. Rates shall include for access openings with access doors, in ducts as per specification and to the approval of the Engineer. H. Rates shall include for timber frames to the approval of the Engineer to all grilles terminating at the face of walls. I. Except for chilled water pumps, rates for pumping units shall include for the built-in and/or isolated control panels and all interconnecting control wiring and power supply from panel to pumps and accessories.(Conducting is not included) Rates for all pumps shall include for all valves, strainer, flexible connections, gauges at suction and discharge of each pump.

ELECTRICAL INSTALLATIONS Rates for Electrical Works shall include for: A. Plugs, drawings wires and cables, sinking ends of cables to exposed conductors and capping ends of cables, connections to equipment with cable glands, etc. B. Factory rust inhibiting primer, including storage and protection of all Electrical Works. C. Supplying and painting all exposed surfaces of electrical metal work with one coat of rust inhibiting Galvafroid primer or approved equivalent and two coats of approved chlorinated rubber paint, and painting concealed surfaces of panel board cabinets with emulsified asphalt. D. Laying all conduits concealed in reinforced concrete slabs, columns, walls, floors, block work or exposed, all as indicated on Drawings E. Providing all testing devices, equipment and any electrical power necessary for testing, before putting into operation the completed electrical system under the supervision of the Engineer, also for carrying out any modification or repairs necessary on completion of tests to the satisfaction of the Engineer. F. Testing all installations as specified under the clause: Tests and Certificates. G. Preparation and furnishing of detailed workshop drawings as indicated in the specifications, and/or the drawings for the approval of the Engineer prior to commencement of the works and/or the ordering of materials. H. Sealing openings, etc., with fire proofing material, if not included elsewhere. I. Rates for feeders shall include cables (single core or multicore armored or unarmored as applicable) conduits if any, cable cleats at every meter run, cable glands, cable tray and support, etc. Rates for conduits shall include all fitting and accessories, expansion joint fittings, pull junction and terminal boxes, conduit straps, etc.

K. Rates for cables and wires shall include ear thing wires and/or cables. L. Rates for devices and equipment shall include nameplates and engravings. M. Rates for ducts and conduit lead-ins and crossings shall include Fire proof filling material. N. Builders work in connection with electrical installation shall include but not be limited to forming or cutting holes, chases, channels, etc. in reinforced concrete structures and block work and also for providing sleeves, clamps, brackets, hangers, hold fasts, screws, bolts and nuts, excavating and dewatering of trenches, backfilling for underground cable duct banks and directly buried cables. Builders works shall also include making well around all trades disturbed by the execution of electrical installations.

O. Civil works in connection with electrical installation shall include for all incidentals and associated works, not already included elsewhere in Electrical Bill, for the proper installation, completion and commissioning of the Electrical Works. LIFTS A. The lift installation has been itemized under appropriate work sections and lump sums shall be inserted alongside these sections. B. Lump Sums shall include for all work necessary whether specifically mentioned or not, for the supply and installation of the lift(s) as shown on the Drawings and described in the Specifications. C. Lump Sums shall include for providing shop drawings. D. Builders work in connection with the lift installation shall include, but not be limited to, cutting or forming holes, chases, channels, etc. in block work, concrete, timber and other materials, providing and buildings-in sleeves, clamps, brackets, etc. priming and painting exposed and concealed ferrous surfaces and making good all works disturbed by the Lift installation. E. The Lump Sum for testing shall include for the provision of all testing equipment, materials, power and labor necessary to carry out the testing to the approval of the Engineer.
External Works A. The Preamble clauses for other trades shall equally apply to work measured under this section. B. Rates for paving curb and the like shall include for the supply and installation of all materials as shown on the drawings or as directed by the Engineer.

PC RATES A. Certain rates within the Bill of Quantities may include Prime Cost supply rates items and the material Specification and fixing details will be described. The Tenderer shall include all costs related carrying out such works. B. Where Prime Costs items are included in the Bill of Quantities, the Tenderer shall include in the bill rates for all costs associated with the purchase of the materials, taking delivery, unloading, storing, replacing goods damaged, broken, lost or stolen, waste, fixing in position, and all overheads and profit" C. At the time the Engineer has approved the materials to be used on the Works covered by a Prime Cost Item, the actual delivered to site cost will be inserted into the rate breakdown to replace original rate and the appropriate percentage adjustments accordingly made on a directly proportionate basis. D. All Prime Cost rates will be expended on the Quantities as per the Bills of Quantities, irrespective of whether the actual PC supply rate is same or different than what is originally included in the BOQ. E. The rate analysis for all such items containing PC rates shall be submitted along with the tender. F. PC rates indicated for ceramic tiles are for the supply of material to site. The contractor shall allow in his unit rates for all cutting as required, wastage, replacing boken, damaged o stolen goods, installation, cement sand mortar backing, sand filling, adhesive, grouting, cleaning, provision of shop drawings, attendance, OH/profit and all other associated works. G. Wherever skirting, thresholds, risers, and treads are included under the same heading of floor/wall finishes, the PC rate indicated is to be considered as an indication to enable the contractor to consider the type of marble/granite from which to build-up the per meter rate from the per sq.m rate inserted as PC rates and not as a direct derivative by dividing PC rate per m2 by the width to get the per meter rat. The contractor shall allow in his unit rates for all connected items as indicated above for floor /wall finishes. H. Wherever skirting, risers, and treads are included under the same heading of floor/wall finishes, the PC rate indicated is to be considered as an indication to enable the contractor to consider the type of ceramic skirting, raisers and treads tiles from which to build-up the per meter rate from he per sq.m rate inserted as PC rates and not as a direct derivative by dividing PC rate per m2 by the width to get the per meter rate. The contractor shall allow in his unit rates for all connected items as indicated above for floor/wall finishes. I. PC rates for wooden works (doors & cupboards) are for the supply and fix of finished doors including frames and ironmongery sets. Sub frames are not included in the provided PC rates of the doors; it shall be procured fixed by the contractor to the satisfactory of the engineer. The contractor shall allow for cutting, adjustment, replacement of damaged or stolen pieces, installation and handling protection.

xiv. Provision of electric power for subcontractor's on site work and for lighting including any 3 phase or heavy supplies which may be required xv. PROVISIONAL SUMS A. Provisional Sums are indicated for use as directed by the Engineer in accordance with Clause 58 of the Conditions of Contract. B. Where the Contractor is required to add for Profit a percentage figure shall be inserted as indicated. This percentage shall include for site office, head office and other overheads. C. Where the Contractor is required to add for Attendance and/or Charges a percentage/lump sum figure shall be inserted as indicated. This percentage/lump sum shall include the following where work is to be executed by a Sub-contractor. (a) Use of temporary roads, paving, paths, standing and special scaffolding, hoisting/carnage plant, lighting and water, offices, office facilities and sanitary facilities. (b) Unloading, distribution, hoisting/lifting and placing in position (if not carried out by the Sub-contractor). (c) Providing secure storage facilities with lighting and power. (d) Providing power (if required). (e) Protecting the work on completion. (f) Necessary supervision, coordination and shop drawings as applicable/required. (g) Any other attendance specifically required. (h) Builders work, such as cutting, forming holes, chases and channels, etc. and making good. (i) Provision of timber frames for A/C grillers. (j) Opening and maintaining letters of credit, pre-payment, etc. (k) Unloading delivered items o site, checking for damage and supplying replacements (if necessary) and processing of insurance claims. D. The term Fix Only where used in the description of work in the Tender Documents shall be deemed to include for taking delivery, unloading, storing, distribution, hoisting, assembling and fixing in position, and for protecting and replacing broken, damaged or stolen good as necessary.
