While cadastral and land registry records are largely digitized, further modernization is needed for greater efficiency and access. Decentralizing land administration services to municipalities, as required by the Constitution, is also essential. Nepal’s land valuation and taxation systems face challenges, such as lacking standards and weak administration, and modernizing these systems is vital for fostering a transparent real estate market and enhancing revenue generation.
