The Australian Financial Review has reported on the matter of housing under supply, which has been a broader community issue for some time, particularly when it comes to housing affordability. Despite this, the government isn't taking any action to solve the problem. Developers are facing numerous challenges, including skyrocketing labor costs (especially as trades are tied up on government infrastructure programs), increasing taxes and holding costs, and a lack of incentive for anyone to purchase off the plan. With Australia's growth story contingent on an increasing population, how are we going to house all these people? It seems we are no closer to solving the issue of housing affordability. What do you think needs to change? Share your thoughts in the comments below. #construction #populationgrowth #financialindependence

🚧 𝐁𝐨𝐨𝐬𝐭𝐢𝐧𝐠 𝐇𝐨𝐮𝐬𝐢𝐧𝐠 𝐒𝐮𝐩𝐩𝐥𝐲: 𝐀 𝐒𝐭𝐞𝐩 𝐅𝐨𝐫𝐰𝐚𝐫𝐝 𝐟𝐨𝐫 𝐭𝐡𝐞 𝐂𝐨𝐧𝐬𝐭𝐫𝐮𝐜𝐭𝐢𝐨𝐧 𝐈𝐧𝐝𝐮𝐬𝐭𝐫𝐲 🚧 The Coalition recently proposed a $5 billion infrastructure package aimed at accelerating home building across Australia. Key Takeaways: 1️⃣ Infrastructure Investment: This funding directly addresses the bottlenecks that our builders face, enabling project delivery and ultimately increasing housing supply. 2️⃣ Stability in Regulations: The proposed pause on future changes to the National Construction Code (NCC) offers much-needed certainty, allowing builders to focus on delivering quality homes without the burden of constant regulatory changes. 3️⃣ Reducing Red Tape: By alleviating bureaucratic hurdles, we can enhance productivity sector, which is vital for meeting the growing demand for housing. While this announcement is just one step towards addressing Australia's significant housing shortages, it's a positive move towards making the dream of home ownership a reality for more Australians. 🤝 Housing Industry Association (HIA) #Construction #Housing #TrustInConstruction

UDIA National strongly supports the Government’s ongoing commitment to address the nation’s lack of housing supply, through the targeted strategies announced in tonight’s Budget,” said Col Dutton, UDIA National President. However, for the Government to reach its ambitious National Housing Accord target to build 1.2 million new homes over 5 years, 97% of its target will be delivered by private housing providers. They will need the support from all governments, if they are to significantly increase their delivery capacity, as they struggle to return to their pre-Covid productivity. Market-wide solutions will be necessary to tackle a range of fundamental problems, particularly at a time when completions are in freefall. These include chronic lack of development ready land, significant shortage of skilled workers in the construction industry, accelerated cost of construction materials and inhibited project finance, all of which are holding back projects. UDIA National encourages the Government to keep a laser focus on the implementation of the initiatives announced in tonight’s Budget, to stabilise house prices and rents and ease the increasing cost of living pressures. Particularly important are those measures that enable our industry to build the homes for the people of Australia, so that they realise the dream of home ownership,” said Col Dutton. Residential construction work falls 2.8% The key to improving housing affordability is to build more housing. But the amount of new housing coming online is actually declining. A total of $19.6 billion of residential construction work occurred in the first quarter of 2024, according to the latest data from the Australian Bureau of Statistics. That was 1.2% less than the quarter before and 2.8% less than the year before. Master Builders Australia CEO Denita Wawn said residential building activity has slumped at a time when communities are crying out for new homes. “If we are going to undo decades of under-building and resolve this housing crisis, we need to change the economic environment to encourage investment across all sectors of the industry by reducing the cost of construction work, reducing build times, reducing planning delays and slow approval processes,” she said. #property #realestate #homeloans
