As UK house prices continue to escalate with the average property now costing upwards of £270,000 (up by 10.8% over the last year according to the UK House Price Index) The housing construction sector, already challenged by a shortage of skilled workers, has seen costs rise post-pandemic. Material prices have jumped nearly 23% compared to pre-COVID levels, complicating the already-complex enterprise of home-building. Consequently, the dream of Home ownership getting tougher for people like young families and essential workers, increasing their likelihood of staying in the rent cycle indefinitely. The Australian Financial Review has reported on the matter of housing under supply, which has been a broader community issue for some time, particularly when it comes to housing affordability. Despite this, the government isn't taking any action to solve the problem. Developers are facing numerous challenges, including skyrocketing labor costs (especially as trades are tied up on government infrastructure programs), increasing taxes and holding costs, and a lack of incentive for anyone to purchase off the plan. 🏡 Homes England Exceeds 2023-24 Housing Targets 🏡 Provisional figures show that Homes England is set to surpass its 2023-24 targets for new home starts and completions. The agency completed over 32,000 homes and initiated 35,000 new constructions, exceeding targets of 29,641 and 32,967 respectively. Additionally, it unlocked land for more than 26,000 homes, surpassing its goal of 25,788. Impressively, 87% of these completions achieved an Energy Performance Certificate rating of Band B or above. Despite economic challenges affecting its Affordable Homes Programme, Homes England remains confident in meeting its goals. The agency also made significant strides in regeneration and placemaking across key cities. Peter Freeman, chair of Homes England, highlighted the agency's crucial role in delivering government housing and regeneration priorities. Sound familiar? Australia’s housing woes are not much different to Canada. It’s too expensive for developers to build and there are too many taxes. When will government figure out how to get out of the way of building more homes and find ways to incentivize it to a greater degree? Instead they pile on regulation and legislation that makes it less attractive to build or provide housing from the private sector. Yes investor landlords provide housing and many do it very well…

Affordable housing starts in London have dropped by 88% year-on-year, according to the latest data from the Ministry of Housing, Communities and Local Government. Affordable housing starts in London dropped to 3,156 in the 2023-24 financial year, down from 26,386 starts the year prior. In addition, affordable housing starts in England fell by almost two fifths (39%) in the same period, from 71,771 in 2022-23 to 43,439 in 2023-24. Mohammed Parekh, founder and managing director at MRP Premier Group, comments: “This data from the Ministry of Housing, Communities and Local Government is a stark reminder of the challenges facing the affordable housing sector, especially in London. Several market factors are slowing down the delivery of much-needed affordable housing. With construction costs still being expensive compared to before and finance costs and land values both still high, the viability of affordable housing schemes is still causing major issues for both the private and public sector." I came across an interesting analysis of the residential property under supply that we are seeing in Australia. https://lnkd.in/ghQRYNgK Diana Mousina from AMP sets out the following key points in her article: - Housing demand in Australia has been running above housing supply for the past two decades causing a dwelling shortage. - High population growth in recent years and low levels of dwelling construction has made the housing shortage worse. - However, there are variations across the states and territories, with some in a housing shortage (Qld and NSW) and some likely in oversupply (Victoria) which is influencing dwelling prices in capital cities, rental vacancy rates and rental growth Well worth a read if you are interested in getting a better understanding of this issue.

The UK is not in a housing crisis 😦 The UK is in a self build crisis! We build the least amount of self build homes in the whole developing world and that is nearly 35% less than the rest. To put this into context, current government figures say, if the construction sector delivers 300,000 homes a year we can start to reduce the housing deficit, even though these figures are clearly like using a fire extinguisher to cool a volcano, but thats another topic. The UK currently delivers around 13,000 self built homes every year & around 212,570 homes were completed during 2022/23. If we increase the number of self-built homes across the country to the same percentage as the rest of the developing countries, this would bring the overall numbers up by around 70,000homes. ((212,570 x 0.4) - 13000) + 212,570 = 284,598 total homes. Bringing us much closer to the government housing targets. The current government targets in the self-build sector is 30,000 to 40,000 homes each year, which is three times compared to current levels. We can presume the problems around self building are (obtaining planning permissions, finding land, finance, time spent finding contractors and knowledge of how to get started).
