🚧 Modular Construction in Healthcare: A Game Changer? 🚧 With growing patient waiting lists and the ongoing demand for clinical space, modular buildings have emerged as a quick and scalable solution to help the NHS increase capacity and treat more patients. Modular buildings offer many benefits: ✅ Faster mobilisation – they can be added to existing hospital spaces within weeks ✅ Cost-effective and adaptable ✅ Environmentally friendly – reduced carbon emissions, less noise, and dust pollution ✅ Less disruption for live sites like hospitals and schools A recent development in this space is the £2.6bn NHS modular buildings framework. NHS Shared Business Services has invited bids for the rebooted framework, expected to come into force next summer. Since the existing framework was launched, 9 firms have dropped out or collapsed from the original 29 selected. It’s important to note that 9 modular firms have collapsed during the tender process. Has this revolutionary construction method, alongside the time taken to evaluate and implement the framework, caused significant damage to the sector? The updated framework has been expanded by £1bn to cover new sectors over the next four years, and will now include residential buildings, while a specialised kitchen lot has been dropped. The average per square foot construction cost to build a new hospital has increased more than 6% in the last year alone, and more than 20% over the past five years. What's driving this increase? Material costs in HVAC and plumbing. It takes several years to plan, design and construct a healthcare facility, making it incredibly difficult to budget for such dramatic cost increases. It's critical to work directly with manufacturing partners as early as possible in the process to reduce exposure to such dramatic budget changes.

I wonder if there is a business model where the private sector builds and maintains hospital buildings while the government staffs and operates it ? Government then pays the the private sector a fee based on the cost of construction and maintenance under a Service Level Agreement. All staffing and operating costs are then borne and managed by the Government.
