Many #HousingAssociations and #LocalAuthorities state in their Development Strategies that they want to use MMC or build to #FutureHomesStandard, many are dissuaded because of the presumed cost or perceived risk of longevity. Underwriting contracts will help. #MMCTaskForce will be essential to address the lack of take up of innovation to introduce #MMC targets and increased performance standards for the fabric of homes (through Building Regulations). We also need them to help with proof of concept projects so new technologies can gain the illusive first build and produce case studies and support for any organisation wishing to utilise #MMC. In the rapidly evolving landscape of housebuilding, the adoption of Modern Methods of Construction (MMC) has become increasingly vital to meet the UK's ambitious housing targets. As someone that is embedded in the MMC industry and an advocate, I shuddered when I read this headline over the weekend. Although when reading the comments from David Chandler, I have to agree with him. MMC (prefab) isn't a silver bullet that is going solve the housing crisis. Headlines or statements that say that it is the 'panacea' do as much damage to the industry as the headline in Saturday's article. MMC is one of many leavers that need to be pulled if we are going to get on top of the housing crisis, and it will only tackle a very small percentage of the demand as the industry matures and develops into a larger player. The State and Federal Governments should be supported for looking at innovative ways to tackle the housing shortage, rather than just settling for the status quo response, which would be easier. This article from Charlotte-Frances Garrett, Head of Strategy for KOPE makes so many valid points - not least about recent headlines in the construction sector and how the modular industry is receiving more than its fair share of negative commentary. What I don't understand is why the modular sector is so silent and not shouting about its successes from the rooftops? Where is the solid evidence of successful delivery? Having worked in the sector for more than two decades, I know there is a huge number of great projects to draw on and many happy construction clients. But where is the meaningful insight from modular customers about results and how the approach has solved their construction challenges? Where are the lessons learned from these projects, so the industry can collectively better meet the customer needs? Why is the sector so low level and unimaginative in its communications? And then there are the images. There is so much rubbish STILL being posted on LinkedIn of grey boxes leaving factories or being installed on site. Record shots not powerful marketing images. There is a big difference. Do these snapshots and those in the modular factories reflect innovation, quality, and efficiency? If not, don't put them in the public domain or they will only reinforce the negative perceptions. The modular sector and all the marketing teams have to step up and address the reputational damage being caused by this vacuum before it becomes terminal and even more investors run for the hills. This will no doubt get lost in the posts on the Labour manifesto launch but a good read on MMC in the US in the 70s. I believe MMC does have a role to play in accelerating housing delivery and at Pocket Living we have been using full volumetric for some time, including once holding the title of largest residential modular tower in Europe. There is an interesting debate to be had on how policy can best deliver industrialization or acceleration of housing delivery using MMC; a policy of Performance or a policy of Prescription and how this drives innovation or standardisation - standardisation and interoperability being one of the challenges to the success of MMC. MMC also helps with the current skills shortage which is only going to get magnified tenfold in the near future as we hopefully build more but also see retrofit competing for the same skills. Finally, reflecting on the phrase MMC - I think it is time to reinvent how we approach and think about MMC, there is a certain irony in labelling something that is over 70 years old as modern..... #ukhousing #MMC #modular

Good news for the UK #MMC sector. Let's not forget that 10,000s homes are delivered year in, year out using 2D primary structural systems throughout the UK and Europe. In Scotland timber frame homes already account for around 75% of all new housing, compared to 23% in England (2022). These are BIG numbers and as many observers state this is a tried and tested system which owners, lenders and insurers already approve of. Open panel and closed panel timber frames experienced more than a 30% growth in 2021 and 2022 and the SIPS market continues to demonstrate fast-paced innovations, rising by almost 60%. ...............The majority of the 1,000 new homes will be manufactured off-site using timber frames from the Vistry Works East Midlands factory in Leicestershire.
