Ali Bennett thank you for such an impactful article that perfectly summarises the main issues affecting the uptake of MMC and provide some great solutions. 👏 #MMC is the only way that we can deliver the homes required, to the quality and speed required. Many #HousingAssociations and #LocalAuthorities state in their Development Strategies that they want to use MMC or build to #FutureHomesStandard, many are dissuaded because of the presumed cost or perceived risk of longevity. Underwriting contracts will help. #MMCTaskForce will be essential to address the lack of take up of innovation to introduce #MMC targets and increased performance standards for the fabric of homes (through Building Regulations). We also need them to help with proof of concept projects so new technologies can gain the illusive first build and produce case studies and support for any organisation wishing to utilise #MMC. Our most significant project to date is now underway. I recall when we built a single new build property. Now, we are constructing five units on one site. After a long and very stressful wait, we have acquired our new site for £500,000. It will comprise four 2-bedroom houses and an office building at the rear. Work is to commence immediately after addressing the twenty-odd conditions. Now, 2024 looks to be a busy year for us. We are still on the lookout for sites with planning or for refurbishments for 2025. Can’t believe I’m talking about 2025. How time flies when you’re having fun. The Modular Building Industry doesn’t work…. It’s “got a bit of a way to go yet…” The familiar cry of social media posts whenever a Modular Building company goes pop….. ......generally by those hit financially by that firm's demise, and many of us have been stung in the past including me..... Is this true though…? 🤔 The Industry has seen big name failures like Urban Splash and Ilke Homes go in recent years and the likes of L&G’s stuttering venture into the sector, with Module-AR more recently slipping into administration at the end of 2023 in my part of the world, however couldn’t the same be said about Carillion, Interserve and countless other more regional traditional Main Contractors…? Is it the decisions made in those specific businesses rather than the sector as a whole that are responsible for their struggles and demise…? Modular has many challenges, misses many glaringly obvious opportunities to make more money in those businesses but is the industry flawed as a whole….? Its maths time again….. 😍 Remember my post regarding the “Big Three” traditional Main Contractors in my locality….? Combined turnover for the past three years, £340,365,131 and combined profit £1,094,007…? So less than 1%, in fact 0.003% to be exact…? Again sticking with my locality, lets do the same with Modular Building and lets use those that manufacture, those with the big Factory overhead….. Lets go with three again to make it an even comparison… Combined turnover for the past three years, £433,689,799 and combined profit £42,139,982… So just shy of 10%....
