❌ Don't ever invest in Utah Real Estate... ❌ It's overpriced, too expensive to maintain, the returns aren't high enough, and not enough potential growth. Yikes... You might be thinking, "Steven... then why do you ONLY invest in Utah?" Well, the answer is simple... Those "reasons" (I would say excuses) not to invest, all have simple solutions... 1️⃣ Apartment properties in Utah sell for $235-$250k/door on average. Streamline Capital Group has been able to find properties at or better than average price per door since late 2023... Even below $200k/door... well below... 2️⃣ There is a saying "You expect what you inspect". Anything that is too expensive to maintain is because you have taken time to maintain it... If you do not inspect often enough, you should not expect your investment to perform at as high of a level as it could. 3️⃣ We are projecting returns up to 21% or higher in the best state in the Country. Waiting for a higher return on an apartment deal in a better state than Utah is crazy to me. 4️⃣ Utah has had a massive influx of new move-ins from all over the country and is over 37,000 housing units short. The lack of inventory always increases the value... Economics 101 All I am saying, if you're looking to invest in Real Estate... Look at Utah first. I am convinced the growth potential here is similar or better than any other "Booming" market in the nation... There are too many supporting factors here TO invest into Utah Real Estate...... Do not wait to invest in Utah Real Estat. Invest in Utah Real Estate and wait.

A big challenge I have been seeing: A bunch of people have reached out to me to help map out their waterfall. Their issue is not necessarily creating these Excel models. They have two issues that are more difficult: ⁃ They don’t even know what their options are for creating equity waterfalls. ⁃ They struggle to see the pros and cons of different equity waterfalls against each other. This is a huge issue. It’s very expensive to create an Excel model, and it probably is not the correct model for them. That’s where I come in. These nuances take me seconds to change and see. I map out their waterfalls with all the nuances and can show them the differences. How would my returns look with Equity Multiple instead of IRR? How would three tiers look against five? What if I have multiple classes? How should I split profit with my co-GPs/JV partners? Brokers need to understand something: Using $500,000 gross commission as an arbitrary goal . . . 2 sales alone can earn you $500,000. 5 sales & 50 leases can earn you $500,000. 10 sales & 5 leases can earn you $500,000. 25 leases alone can earn you $500,000. 75 leases alone can earn you $500,000. Point is: Don’t compare your transaction volume to someone else’s. The reality is that you just might be making the same amount of money. The broker that does 2 massive sales per year has trouble sleeping at night, praying a contract doesn’t fall out. The broker that does 75 smaller leases per year has to constantly monitor their pipeline, praying a deal isn’t forgotten about. “Comparison is a thug that robs your joy.” There are many roads you can go down in this business. Don’t let anyone dictate which one you take.

The listing projected a 28.1% IRR. Now, investors are trying to recoup roughly $50,000,000 of misappropriated funds. If you’ve been following the Nightingale Properties x CrowdStreet fiasco, it’s been quite a story. If you haven’t, give it a Google, because it’s more than we can break down here. But even looking at the CliffsNotes provides a valuable lesson for investors. -> Nightingale Properties was raising funds to acquire two properties in Atlanta and Miami. -> They projected a 28.1% IRR for investors in the deal. -> They raised more than $60 million from investors. -> Nightingale never bought the properties they raised the capital for. -> Instead Nightingale’s CEO is alleged to have misappropriated roughly $50M of investor funds on things like personal expenses, stock options, and funneling it to other properties. It’s crazy. But here’s the takeaway for you: Don’t let dollar signs get in the way of due diligence. The deal was projecting a 28.1% IRR. I’m sure a lot of investors thought, “28%? Sign me up. I’ll put $100K in.” And just like that … It’s gone. As an investor, you need to remember that every deal has risk. And generally speaking, the higher the projected returns, the more risk is in the deal. This is obviously a unique circumstance and it’s making headlines for a reason, but every investor should use it as a learning experience. Be skeptical. Do your homework. If it sounds too good to be true, it probably is. In just 4 months, we lost $40,000 worth of inventory that went bad. And zero revenue coming in during that time. With money running out during COVID, the easy choice would have been cutting my team's salaries or letting people go. But I refused to do that. These were good, hard-working folks who did nothing wrong. The pandemic messed everything up, not them. We were like a family at my company. And families stick together when times get tough. So I made the firm decision - everyone's pay stayed the same, no matter how broke we got. But knowing I had my team's back gave me strength. Their livelihood was not getting cut - it was that simple. Just had a great conversation with a potential client. Their current management company has them breaking several Utah laws. That may be an overstatement to call it breaking laws, but here's what I'm saying. The law says they have to get a full reserve study every 6 years and an update at the 3 year point in between. It has been almost 10 years since their last reserve study or update. The law says they have to fund reserves at a "prudent" level. They haven't funded reserves in years, let alone any level I'd call prudent. The law says they have to have an insurance deductible account or otherwise set aside funds to cover their insurance deductible. It states if the insurance deductible is $10k or greater then they can just do $10k. They have nothing set aside. Should there be criminal consequences for not following the law? Fines? Penalties of any other type? Maybe flogging??? Who is to blame? The Board who are volunteers and rely on professional advice? The management company that should know better but can't make things happen without the Board making decisions to do so? Just posting this as food for thought. This scenario plays out with every single client we have taken from a handful of our competitors.

They are masters of their “tonality” 16. They aren’t easily distracted. 17. They focus on habits vs outcomes. 18. They are focused on what they can control. 19. They have a “positive discontent”. 20. Me: "Do you know why an S-Corp was setup for this business?" Investor: "No, my prior tax preparer said I should but I don't know why." Me: [oh man] "Ok, we'll need to talk about this more." Please be careful who you take advice from. An S-Corp for this real estate investor makes no sense. To be clear, this business is an e-commerce business, and after asking further questions realized it is costing her more money than saving her, even in the long-run from profitability projections. Cheap CPAs are costing you more than a good one you pay more for. You get what you pay for. If you're tired of not being confident you're doing things right, send me a message!

"Certifications: The Shortcut to Success or Just Hype?" Not all certifications in commercial real estate (CRE) will get you where you want to go. After doing my own research, I’ve realized some are game-changers, while others are just expensive distractions. Why I’m writing this: I’ve been researching certifications lately, trying to find ones that actually add value to my career. In the process, I realized some are truly useful, while others are just marketed to look important but don't offer much. Certifications That Matter: 1. MRICS – Globally respected for professionals in property valuation, asset management, and development. 2. CCIM – A strong certification for those involved in financial and investment analysis in commercial real estate. 3. Argus Enterprise Certification – Crucial for anyone working in CRE valuation, financial modeling, and asset management. 4. REFM – A great certification if you want to master Excel-based real estate financial models. 5. MIA (Member of the Institute of Appraisers) – Highly valued for appraisers, especially in property valuation and market analysis. 6. LEED Certification – Adds value if sustainability is a focus in your work. Overhyped or Less Relevant for CRE: 1. CFA (Chartered Financial Analyst) – I know this might be a bit controversial, but the CFA, while excellent for finance, is often overkill for most commercial real estate roles unless you’re really deep into financial analysis. 2. CA (Chartered Accountant) – I know some might disagree, but the CA is mostly useful if you’re dealing with accounting or taxes. It doesn’t add much value in day-to-day commercial real estate unless you’re specifically working on financials or tax structures. 3. Real Estate Agent Certifications – These are mostly designed for residential real estate, so they won’t give you much of an edge in commercial real estate. 4. Short-term CRE “Masterclasses” – They might sound impressive, but these quick courses often don’t dive deep enough to be truly useful in the real world. 5. General Business/Leadership Certifications – Unless they’re specifically tailored to commercial real estate, these won’t add much value to your CRE career. Before spending time or money, make sure the certification you choose aligns with your career goals and provides real skills, not just a title. #CommercialRealEstate #CRE

Last months Denver market overview. One of the largest points here is inventory has gone up 51% YOY and closed properties are down 4.8% YOY. We are now seeing large amount of inventory coming on quickly and the market is not closing any more homes. DOM is slowly increasing YOY.

High interest rates are the BEST time to buy! I am more excited now than at 3%. "What the heck are you talking about Cory?" Great question! Would you rather buy a deal that pencils at 3% interest only to have the rug pulled out from under you, or buy a deal that pencils great at todays high rates? If rates stay high the deal we just closed on... i ...s a great deal! And if they drop? Freaking Grand Slam! 15 years ago: R&D Engineer doing the regular 9-5 grind Now: I am a Full-time RE investor, have underwritten 100's of millions in commercial real estate deals, and an underwriting coach. How? I shifted my mindset. I realized that the real work is the work I do on MYSELF. This means that I have to build better habits, make sacrifices, embrace challenges, and commit to the work I know I need to do. Because to achieve anything, I must become the person capable of achieving it.
