You can make $55,000 in less than 60 days too! We used to market for real estate deals using bandit signs or We Buy Houses signs near busy intersections in our Panama City, FL market. It was a very effective way to find motivated sellers. For this project, we had another deal under contract to help a lady sell her mom’s old home. Before we even closed on her home, she gave us a great referral to a friend. Her friend was relocating and wanted to know what we could buy her house for. Her house was about 3,500 sqft with a new roof and gorgeous pool. It didnt need any major work and could be listed on MLS immediately. I explained to her that I buy properties at a discount and that her home could easily be sold on the MLS as-is for close to $400k. Three days went by and she called me again for my offer price and I was unprepared and asked for two more days to discuss with my realtor to confirm the value. Two days later, I offered her $305k and she accepted. We spent around $5k in minor updates/repairs and sold it for $385k! $55k profit in less than 60 days! Speed was her most important factor in the transaction and not price. Sometimes you can get in your own way when you make assumptions instead of seeking to fully understand a seller’s situation. Money isn’t always the most important factor in a real estate transaction. A look at yoy sales volume of under 10-unit Multifamily in North Florida. All three markets have yoy increases in sales price per unit, but only 1 market (Tallahassee) has a corresponding increase in volume. Long story short: prices continue to rise, volume remains more or less flat when averaged across all markets. I would expect rate cuts to slowly spur volume. One of the coolest things PassivePockets has going on right now is the "Deal Review" series. An experienced LP panel is assembled. The sponsor presents a consolidated, high-level overview of their offering. The LP panel then asks the sponsor "tough" questions. Then the sponsors drops off the call, and the LP panel discusses what they like about the deal, as well as what should be looked into further if one were considering investing. Market is changing quick! Here's what the data shows in Tampa Bay & what I'm seeing personally 👇 August Recap: Cool The Data - 17,367 properties listed down 653 or 3.6% from July to August - 28 Median days on market, up 1 day from July to August - $380,000 median list price, down $7,900 or 2.0% from July to August The Story For the first time in years, Florida is now one of the softest markets in the country with Tampa Bay being no exception. Perhaps the skyrocketing cost of living outpacing wage growth is finally slowing down the housing market. Since the pandemic, and perhaps for even a few years before, population and job growth fueled the regional housing demand. While it appears that population and job growth remain strong, sticky mortgage rates and ever-increasing insurance premiums are keeping the mortgage buying pool slim. On the macro, month-to-month changes were marginal with the market shifting slightly towards buyers. I also think it's fair to attribute lower levels of inventory, at least in part, to seasonal fluctuations. Anecdotally, I can say that I'm seeing many flippers have a hard time getting offers on their properties (to be fair, I also think many of these deals were overpriced to begin with). As we move into this fall I think there are three important narratives to continue to follow in Florida: insurance rates & availability, mortgage rates, and a fading 'mortgage-lock' effect. According to a Redfin analysis of federal data, only 86% of financed homeowners had a mortgage rate below 6% vs. 93% of homeowners in the 2nd second quarter of 2022. That's nearly 2x the number of financed homeowners no longer protecting a low interest rate. As this effect continues to fade with time and potentially lower interest rates, we may see a substantial increase in inventory & increased buyer demand. With low vacancy rates of just 3.2% (as of Q1), Tampa remains one of the most stable retail markets in the country.
