Airbnb & VRBO review system 5 ⭐️ = Pass 4 ⭐️ = Fail Guests don’t get it. This is how it works

Most get it, a few don’t, and a few we just gotta get better.

My goodness!!! This burns my biscuits!!! 😤 Totally agree— we MUST educate guests about how these platforms interpret star ratings!!! It’s surprising how often guests assume a 4-star review is still great. They leave a GLOWING review and then drop in a 4-star! We’ve actually started adding a small sign at our properties that breaks it down, letting guests know what the ratings mean: ⭐️⭐️⭐️⭐️⭐️ - 'We had a great time! Any small hiccups were handled quickly! ⭐️⭐️⭐️⭐️ - 'We had some major issues that weren’t resolved.' ⭐️⭐️⭐️ - 'We survived, but we have stories to tell... and not the good kind.' ⭐️⭐️ - 'This was a test of patience we didn’t sign up for.' ⭐️ - 'We’re still recovering from the trauma and might start a support group.'

Can you and maybe Tony Stancato explain why 4 stars and less is a fail? This is a space I want to get into and I don’t understand the review system from your perspective. Thanks!

There's those guests that will never leave 5 stars no matter what. They really don't understand what 4 stars indicates= poor experience. Let's just say a listing that consistently gets 4 star reveiws can get to the point of being kicked off of Airbnb. If that ain't clear, not sure what is

It is such a ridiculous system. So many hosts are terrorized by the prospect of a low rating, so they bend over backwards to to accommodate unreasonable behavior, which just encourages more. I’ve always said one of the reasons why professional PMs have a lower average score, is because they are more likely to stick to their policies and not accommodate the review bullies (plus with professional revenue management, they are usually more expensive which drives down value scores).

And on the 1-10 that other companies use, 9/10 = pass, 8 and below = fail.

I ahve thought of this. I think a 2 tar system would be better data for people. 1 star fail 2 star pass what percentage of people said pass? 90% seems great less than 80% seems bad. or something like that.

After receiving a 4 star rating from a satisfied guest that had a great stay without issues, we place a magnetic sign from Amazon (<$10) on the frig that explains the system. https://www.amazon.com/AirBnb-Rentals-Rating-Explanation-Magnet/dp/B0B9QHK9LZ

Hi Taylor Jones, can you please accept my connection request? I’m a phenomenal cohost and would like to learn from you. Also, if there’s an opportunity to cohost any of your units, I would be more than glad to do that. My rates are affordable and my main aim is guest satisfaction.
