On May 16th, the 4 Penn Center Merrill Office buzzed with energy as the Greater Philadelphia Consumer Investment Market and the Business Banking Philadelphia team came together for a day dedicated to team building, collaboration, and community service.   Leading the event were Diva Jain, Market Leader from the Greater Philadelphia Consumer Investment Market, and Deirdre McAleer, Market Executive from the Business Banking Team. Their joint initiative aimed to strengthen inter-team relationships and explore synergies between our two LOBs.   The agenda for the day was thoughtfully designed to encourage team collaboration and foster a sense of unity. The event kicked off with a series of icebreaker games, providing a fun and engaging way for team members to connect and build rapport. Following the icebreakers, these leaders introduced their respective teams, highlighting the unique strengths and objectives of the Greater Philadelphia Consumer Investment Market and the Business Banking Team. This segment emphasized the importance of teamwork, market share growth, and the power of One Team in driving mutual success.   A key theme throughout the event was the importance of collaboration between the two teams. By working together, we can leverage our combined expertise to enhance client care, increase market share, and implement effective One Team participation. The leaders stressed that seamless communication and resource sharing are critical to achieving these goals.   The meeting concluded with a heartfelt volunteer activity for, Operation Gratitude, where team members wrote notes and thank you cards to veterans. This initiative not only underscored the importance of giving back to the community but also provided a meaningful way for the teams to bond over a shared cause. The collaborative spirit of this event marks a promising step forward for both the Greater Philadelphia Consumer Investment Market and the Business Banking Team. By fostering a culture of teamwork and mutual support, these teams are well-positioned to achieve their goals and make a significant impact in the financial services sector.

Returns are set to be 9.6% preferred with a 5% equity waterfall within a 12 month period backed by a first position lien on a 5 BR Home in Troy New York. Exit strategy - Hard Money/Conventional Cash out refinance with section 8. Market rents $2,253. Looking to pay equivalent to $1,500 a month including taxes and insurance. Expecting to hold for 12 months to properly facilitate the exit as this is a family project so we will be training my mother to be project manager for our section 8 rental portfolio using this as a pilot project. I enjoyed spending the day with David Nettina's Vistage Worldwide, Inc. group in Albany, NY to present a workshop on creating a wealth management plan for small business owners.  We discussed estate, succession and legacy planning, income and estate tax (especially considering the unknown of future tax rates), investment strategies, as well as how to create a plan that serves the needs of both people in a relationship.  We also discussed a backstage view of the financial, accounting and legal advice communities and how business owners can best use these to their advantage. #vistage #estateplanning #successionplanning #legacy #tax #incometax #estatetax
