Don’t measure a supplier relationship when all is good in a supplier relationship……measure it in the resilience of when times are challenging. That period of challenge between a buyer and supplier is key and vital. It isn’t easy but Procurement isn’t easy. Over the last 25 years I have seen Procurement go from a back office function to a front line budget delivery at board level. Rightfully so but also a challenge to do so sustainably.

Building new homes in the UK is a balancing act that involves ensuring functionality, cost-effectiveness, and compliance with energy efficiency standards. Central to this is the SAP rating, which measures a dwelling's energy performance. But what exactly is the minimum SAP rating required, and what happens if you don’t achieve it? The minimum SAP rating isn’t a fixed number. It’s a moving target that depends on various factors unique to each project. The Target Emission Rate (TER) and the Dwelling Emission Rate (DER) are two critical components. The TER is the benchmark set by the Building Regulations, tailored to your building’s design and location. It defines the maximum carbon dioxide emissions per square metre. The DER is your building’s actual emissions rate, influenced by materials, insulation, and energy systems. The golden rule is that DER must equal or be less than TER. While there’s no single minimum SAP rating, most developers aim for a rating of B or higher. This not only ensures compliance but also makes homes more attractive and cost-effective. Failing to meet these standards can lead to planning refusals, building control rejections, costly rework, and reputation damage. Understanding these complexities can save you from pitfalls and hidden costs. A low SAP rating can result in higher running costs, reduced resale value, missed incentives, and negative environmental impact. Today I've been thinking a lot about the role that procurement professionals can play to help small & diverse suppliers overcome the barriers they face when working with larger organisations. Here are my three starting points for a more SME-friendly procurement process: 1. Net 30 day payment terms as standard for SMEs. The working capital benefit on $10-20K over 60-90d for a large organisation is negligible, but the cash flow impact on a small company is huge. 2. Make RFX processes fit for purpose. Streamlining the volume of information requested and setting achievable timelines enables smaller teams to work on RFXs alongside delivering paid projects. 3. Make pitch presentations as accessible as possible. Doing some (or all) pitch stages virtually reduces the travel cost burden. Setting clear expectations and sharing questions in advance ensures a level playing field for suppliers of all sizes.
