🏠📄 Last week we were in Westminster to attend the launch of the fifth State of Play report, from Home Builders Federation and Close Brothers Property Finance, which highlighted the critical challenges SME home builders face today. Some of the key findings: 👉 51% of SME home builders wait over a year for planning permission. 👉 The cost of obtaining planning permission has increased by over 30% for nearly half of builders. 👉 90% of builders cite delays in agreement and only 4% trust local authorities’ capacity to assist. 👉 Nutrient and water neutrality restrictions affect 42% of SME builders. 👉 Land availability continues to be a challenge for 47% of builders. 👉 An overwhelming 94% of SME home builders believe the Government should do more to support their work. As a contributor to the construction supply chain, we recognise the essential role SME home builders play in tackling the housing crisis. While initial government measures are encouraging, more decisive action is needed to ease pressures on SME builders and meet ambitious housing targets. At this year’s Future Homes conference there were some constructive debates about how we meet the challenging house building targets the government has set in a sustainable way. To discuss how we we do this at scale our CEO Pete Redfern joined a panel with Greg Jackson, Esther Dijkstra and Steve Wood where there was broad agreement for the need to pull on a whole range of levers, from customer led innovation to data sharing, skills and finance incentives to enable a more collaborative supply chain, if we are to make these ambitious targets a reality. Our Director of Sustainability Megan Adlen was also there to discuss how the new homes sector can deliver a reduction in embodied carbon at scale. The panel, which also included Michael Keaveney Daniel Neasham Jamie Bursnell Tim den Dekker and Elaine Toogood and Brian J. had two key government asks: 1. To regulate embodied carbon 2. 🏠📄Our latest State of Play report 2024/25 has been published today, produced alongside the Home Builders Federation and Travis Perkins plc. This research confirms that planning delays, a lack of providers to take on affordable homes and NIMBYs are among the top concerns for today’s SME home builders. Key findings from the report include: 🔹Over half (51%) of SME home builders report waiting over a year to obtain planning permission 🔹56% of SME home builders report a 30% increase in the cost of obtaining planning permission 🔹90% of respondents identified the implementation of biodiversity net gain is cited by as a barrier to growth, largely because of delays getting agreement over schemes, with just 4% believing local authorities have the resources or capacity to help them achieve a 10% net gain 🔹Nutrient and/or water neutrality restrictions are a major barrier for almost half of SME builders (42%) 🔹Land availability also remains a concern with 47% of respondents citing it a major barrier 🔹80% of respondents identified obtaining suitable offers for S106 Affordable Homes to be a barrier to growth 🔹94% of SME home builders would like the Government to do more to support them SME home builders play a vital role in addressing the housing crisis, yet the mounting constraints on housing delivery in recent years have placed considerable strain on many.
