Updates

  • Bullseye for Perseus and Barwood with Shooters Hill scheme. Perseus Land & Developments, working in partnership with Barwood Capital's Barwood Regional Property Growth Fund V, are delighted to announce that Royal Borough of Greenwich resolved unanimously to grant planning permission for their 70-bed care home scheme at Shooters Hill on Tuesday evening. Perseus's Managing Director, Duncan Ford, said "It was refreshing to see the tilted balance in planning properly applied here, with Council Officers and Members recognising that the enormous shortfall of ensuite care home bed spaces locally should rightly outweigh other planning considerations. We look forward to seeing the delivery of the borough’s first care home in over a decade”. Andrew Barlow, Barwood's Head of Fund Management, commented  “After much hard work by our partners and the team we are very pleased to receive a resolution to grant for this scheme which has been very favourably received by the local community and will allow an important historic building to be repurposed and extended for a much needed use.” Our sincere thanks must go to the wider Project Team including Gillings Planning , Harris Irwin Architects, Smith Jenkins Planning & Heritage, Dresco, Royal HaskoningDHV, ARC Engineers Ltd, TLP Landscape Architects, Betton Consulting, Syntegra Group, Rapleys

  • **WEST MALLING 70 BED CARE HOME SALE COMPLETED** Perseus are pleased to have completed contracts for the sale of the 1.67 acre site with consent for a 70 bed C2 care home in Lucks Hill, West Malling, Kent. Perseus entered into a pre-let agreement with a not-for-profit operator for a bespoke care home to suit their specific requirements. Following the grant of planning consent, the site has been sold to Barcroft Estates who will deliver the scheme for the operator. William Chambers at Perseus states “We have been on a long journey with this asset but persevered and this sale concludes the successful business plan for Perseus & Barwood. We wish the new operators and Barcroft every success with their future care home” Andrew Barlow, Head of Fund Management, Barwood Capital, said: “Our collaboration with Perseus is enabling top-tier accommodation for older people at a time when the market is severely lacking the right supply. We anticipate that the care home and senior living sector will keep growing as the market evolves and the UK’s population ages in the coming years. Perseus' specialised knowledge in the field has enabled us to identify opportunities that benefit local communities and generate employment, while offering appealing returns for our investors.” Thanks go out to our funding partner Barwood Capital and the wider project team: Kirsty Chalkley at Shoosmiths Harris Irwin Architects Gillings Planning ARC Engineers Ltd Royal HaskoningDHV The Landscape Partnership Drees & Sommer Geo-Integrity Ltd Orbis Protect James Hanson Cushman & Wakefield Lawrence Baker Ltd Perseus have a strong pipeline of site but have equity to deploy for top tier locations throughout the UK, get in touch with the team if you have a site that could work for a care home and complementary uses. • Perseus & Barwood Capital complete the successful sale of their 1.57 acre consented care home site in Ringmead, Bracknell to Oakland Care & Elevation Advisors who will build out and operate the new 72 bed facility.   Andrew Barlow, Head of Fund Management, Barwood Capital, said: “Our exciting partnership with Perseus is enabling best-in-class accommodation for older people at a time when the market is starved of supply. We expect the care home and senior living sector to continue to expand as the market matures and the UK’s older population increases over the coming years. Perseus’ expertise in the sector has allowed us to identify opportunities that serve to support local communities, create jobs, all while providing attractive investor returns.” William Chambers, Acquisitions Director at Perseus, added: "To conclude the sale to Oakland Care completes the business plan objectives for this asset within 3 months of securing planning via delegated approval. Good sites sell well and we were very pleased to work closely with Oakland on an exclusive basis. The collaborative approach ensured we navigated the planning process efficiently with the end result being a home that is bespoke for Oaklands operations. We look forward to seeing this asset delivered and welcoming residents in the near future. It will be a truly remarkable setting within the mature woodland setting whilst also benefiting from prominence to Ringmead. The project was delivered ahead of forecast which is always nice to achieve. We wish Oakland every success for the delivery and future operations at the site.” Richard Dooley Director of Development at Oakland Care, said: "It has been a pleasure to work with the Perseus Development team in acquiring this site in Bracknell. The planning and design process was managed collaboratively by both parties achieving an excellent outcome. The design of the home will enable us to achieve a BREEAM Excellent rating within a Net Zero building adding to our company wide commitments in reducing our carbon footprint. Oakland will soon commence the construction of the 72-bedroom care home which will provide a mix of residential, memory and nursing care across the home. This home will become our 12th operational home within our growing portfolio of homes in the south east of England." • Planning Consent Granted in Bracknell.   Perseus are pleased to announce that planning consent has been secured for our purpose built 72 bed care home scheme in Bracknell Forest.   Another positive engagement with Bracknell Forest LPA, whose planning team worked hard to determine the application expeditiously.   The proposed scheme, which will front Ringmead, occupies a tranquil woodland setting and will go some way towards fulfilling a significant need for bed spaces locally.   Perseus’ Acquisitions Director, William Chambers: “This was an unconditional site purchase for us and again underscores our willingness to embrace calculated risk and back our own ability to achieve results in planning. Testament to good public engagement, consultation and communication in the planning process, we are pleased to have negotiated the planning consent via delegated approval. Bracknell Forest and the consultees were engaged, proactive and were a pleasure to work with. We are looking forward to this development coming forward for the local community” Thanks to the wider consultant Team: Harris Irwin Architects, Progress Planning , Royal HaskoningDHV, Syntegra, Geo-Integrity Ltd, Clancy Consulting, TGA Trees Tom Grayshaw, ENPLAN, Bevan Brittan LLP & Freeths This is another Grade A site which Perseus and Barwood Capital have invested in to facilitate the development of best-in-class care homes. We have a growing pipeline of sites and have a committed funding partner for new acquisitions. We would be pleased to hear from you with any new opportunities whether STP or Unconditional.   Contact one of the team Peter Brecknell, Duncan Ford, William Chambers
