Earlier today we published the April 2024 PropTrack Home Price Index results. Home prices continued to rise over the month however, the rate of price growth slowed. The annual rate of price growth also slowed over the month but currently remains at elevated levels. Adelaide, Perth and Canberra are the only capital cities where there hasn't been a significant slowing of the annual rate of growth. While price growth has lifted early in 2024 it is reasonable to expect a slowing from here as we move into a quieter time of the year. The fact that interest rate cut expectations are being pushed back and stock levels are lifting should also temper price growth. Of course, from mid-year most households will receive tax cuts and it will be interesting to see if and how the housing market responds to the increased borrowing capacities these cuts will likely afford borrowers. Furthermore, the significant lack of new construction taking place will also continue to maintain a floor under home prices.

National vendor discounting falls to 3.5% The average vendor ultimately sells their home for less than the original listing price. More vendor discounting indicates a weaker market while less represents a stronger market. So how much vendor discounting is occurring right now? Across Australia, the median vendor discount fell from 3.6% in the March quarter to 3.5% in the April quarter – the lowest in two years – according to CoreLogic. That included a fall from 3.9% to 3.8% in regional locations and a rise from 3.1% to 3.2% in the capital cities. As a buyers agent that's been engaged for 91 purchases in the last 18 months, this is what I'm seeing: - CoreLogic reports an increase in National Dwelling Values in April. This marks the 15th consecutive month of growth in the current cycle. - This growth has occurred despite 13 interest rate rises. - Property values are demonstrating resilience and reaching all-time highs. - I invest nationwide, focusing on areas with stronger supply and demand balances. - In my business, inquiries increase whenever the RBA pauses interest rate hikes. - More people attend open homes and there's heightened competition and confidence during rate pauses. - Despite owning a portfolio and dealing with high interest rates, I prefer the cash rate to remain stable. - A decrease in rates now could overheat an already heated market. - Many ask if now is a good time to invest; if you're financially and emotionally ready, it makes sense to invest now rather than wait. - Future rate decreases could lead to even more market chaos. This is the CapStack difference - "It is incredibly rare for a lender to be willing to even consider an off-panel valuer and without the broker’s well-researched and presented report it is highly unlikely that using an ‘off-panel’ valuation firm would have been allowed..." That’s not just rent—it’s a golden handshake to your landlord’s retirement fund. Imagine paying off a mortgage for someone else’s beach house over your entire life. Wicked, isn’t it? Adjusting for 3% inflation yearly is like renting a treadmill—you’re running in place but paying more for it. Isn’t it poetic that your dollar’s buying power shrinks, while your landlord’s wallet grows? Drop that rent bomb into a 3% return compounding savings account & by 85 you’re sitting on a golden nest egg. Or, you know, enough to buy a private island & still have a spare room. What comes first – the chicken or the egg?   🐔 No homeowner should prepay a builder ahead of stage claims, and instead - as Brad Duggan (CEO of Metricon Homes) says on ACA - stick to the terms of their building contract.  🥚 But builders invariably rely upon cashflow certainty to keep projects moving, hence why Grandeur Homes asked clients for payments in advance of completed stages…   With Paid – homeowners place an IOU on their money, reserving amounts for their builder in line with the stage claims in their building contract.  Payments are automated and the IOU money only moves from the homeowner to the builder when the homeowner approves the builder’s claim.  This eliminates any risk of homeowner loss without work being completed. Data from Neoval and Ray White has revealed changes to the number of listings in each capital city. While many cities are noting an increase to the number of listings, changes to the median price reveal that the drivers for this differ between locations. For instance, for Adelaide, strong price growth has encouraged more people to come to market. The number of properties coming on the market has also been strong. However, while Perth has also been experiencing strong price growth, the number of properties coming to market has been low. Vendor discounting largely unchanged over past year Properties typically sell for a discount compared to their original listing prices. Across Australia, the median vendor discount in the September quarter was 3.7%, according to CoreLogic. That included median discounts of 3.4% in the combined capital cities and 4.0% in the combined regions (see graph). Interestingly, these figures have recorded little movement in the past 12 months. During that time: * National discounting has ranged from 3.5% to 3.8% * Capital city discounting has ranged from 3.1% to 3.5% * Regional discounting has ranged from 3.8% to 4.1% Discounting trends tell you how a market is moving – an increase in discounting means the balance of power is shifting from sellers to buyers, while a decrease means it’s shifting from buyers to sellers.
