As a buyers agent that's been engaged for 91 purchases in the last 18 months, this is what I'm seeing: - CoreLogic reports an increase in National Dwelling Values in April. This marks the 15th consecutive month of growth in the current cycle. - This growth has occurred despite 13 interest rate rises. - Property values are demonstrating resilience and reaching all-time highs. - I invest nationwide, focusing on areas with stronger supply and demand balances. - In my business, inquiries increase whenever the RBA pauses interest rate hikes. - More people attend open homes and there's heightened competition and confidence during rate pauses. - Despite owning a portfolio and dealing with high interest rates, I prefer the cash rate to remain stable. - A decrease in rates now could overheat an already heated market. - Many ask if now is a good time to invest; if you're financially and emotionally ready, it makes sense to invest now rather than wait. - Future rate decreases could lead to even more market chaos. There's currently quite a bit of discussion in the housing market concerning the 3% serviceability buffer and whether to change it or scrap it entirely. Just a few thoughts on this, that focus solely on the demand side: (1) The buffer is one mechanism to guard against cycles that push borrowers out in terms of affordability. If rates turn swiftly borrowers should be able to stay paying off their mortgage. Changes in the buffer should be considered and implemented with caution. (2) Another mechanism is the deposit; this is both a shared investment and incentive for borrowers to continue to pay down their mortgage. Remember, lowering the deposit generally works when asset values continue to rise. (3) Stamp duty is a disincentive for all buyers and more so for First Home Buyers, its another barrier to entry. Concessions exist across states but the debate whether this tax should be discarded is worthy.   (4) Reliance on refinancing from higher cost loans to lower cost ones generally assumes asset prices (home values) are rising, and credit markets are functioning as per normal. Prices would generally rise in a normal market and history suggests Australian house prices to continue to rise unless a GFC type event shocks the market. (5) Lenders Mortgage Insurance is a policy that benefits the lender and is paid by the borrower. Not having this in place increases risks for the lender (and these are passed onto borrowers through higher costs) and including it places a further financial strain on the borrower. (6) Bank of Mom and Dad – not everyone has this luxury. And if they do, it poses additional risks to retirees and their families with capital locked away for long periods not yielding sufficient (if any) returns. Changes in any, all or some of these mechanisms will either reduce or increase the demand side in the housing market. This will (as we know from economics) have an impact on asset prices (house prices), caution should be exercised. Supply side factors need just as much focus, push and energy to balance an imbalanced market when it comes to First Home Buyers. #firsthomebuyer activity in New South Wales has been steadily increasing, although numbers are down from the heights reached during the pandemic. During the year to April 2024, NSW first home buyers signed up for 30,737 new loans, according to the Australian Bureau of Statistics. That was 13.8% more than the 27,021 new loans in the year to April 2023. However, it was significantly lower than the 39,688 first home buyer loans in the year to April 2021 and 37,555 in the year to April 2022. Sydney #property prices reached a new record high at the end of May, according to CoreLogic Australia, and seem likely to continue rising. So the sooner a first home buyer is able to enter the market, the less they’re likely to pay. As a result, depending on your situation, it may be smart to consider purchasing a property with less than a 20% deposit, even though that means you’ll probably have to pay lender’s mortgage insurance. #interestrates #property #realestate

SERVICEABILITY BUFFER: APRA demands banks assess a borrower’s ability to repay a mortgage using a rate that’s 3% higher than that they’re applying for. That means if you’re applying for a home loan with a 6% p.a. interest rate, a bank will need to ensure you could meet your repayments if your interest rate rose to 9% p.a. That buffer made a lot of sense when interest rates were at record lows – as they were in 2021 and early-2022 – but with rates apparently more likely to fall than to rise, is it time the buffer is dropped? Sydney leading the spring selling surge Spring selling activity has lifted this year and Sydney and Melbourne have both recorded activity above the average over the past five years with the number of new listings hitting market across September the highest of any September in nine years. In Brisbane, new listings were the highest for the month of September since 2018 and in Canberra the highest for any September since 2004. The strong new listings environment has seen total properties advertised for sale increase 23.7% in Canberra from a year earlier, followed by Melbourne and Sydney up 16.5% and 16% respectively. That’s good news for buyers in these areas, offering more choice, and less competition for properties listed for sale, a factor behind slowing home price growth. Sydney in particular has seen selling activity surge right across the city and many regions have recorded a stronger-than-typical September. There have been 45.9% more new listings in Sydney’s Southwest than has been the case in the past five years, followed closely by Ryde and the inner south up 43.5% and 42.2%, respectively. Activity has significantly increased since last year in the eastern suburbs and northern beaches with new listings up 28.9% in each region, compared to the same period last year, and it’s 20.4% and 13.4% higher, respectively relative to the average September over the past five years. There are also 37.2% more new listings in Sutherland, compared to September 2023. This surge in selling activity has seen Sydney conditions rebalancing quickly. For much of this year Sydney has defied affordability constraints, and prices have risen at a robust pace. However, now in combination with a large uplift in stock hitting the market, conditions are slowing sharply.   Price growth has slowed with the choice of available homes increasing.
