Federal Budget Report 2024/2025 The Australian Federal Government's 2024-25 Budget looks to balance cost of living relief without stoking inflation. It marks a significant milestone, achieving back-to-back surpluses for the first time in almost two decades. This year’s budget allocates $11.3 billion for housing, including $9.3 billion for social housing and homelessness, $1 billion for crisis and transitional accommodation, and an additional 10 per cent increase in Commonwealth Rent Assistance. These measures will help boost the supply of homes over the medium term. While the plan is multifaceted, focusing on several key areas to achieve its goals and supported by a $90.6 million construction workforce package, we are still lacking a more immediate solution to increase the supply of new homes. Overall, the markets remains largely unchanged. What remains to be seen is whether the government has effectively aligned its fiscal policy with monetary policy to prevent fuelling inflation and potentially prompting further rate hikes by the RBA - meaning that the rates remains the same; steady through 2024 with a potential cut at the start of 2025. I am generally in favour of less government intervention in the property market and economy as the past 20 years of various governments have resulted in the current property shortage and affordability issues. This suggestion to give first home buyers a competitive advantage through lower APRA mandated interest rates, seems quite well considered compared to previous incentives/taxes etc. Any thoughts? Interesting article on vacancy rates for commercial offices spaces in the CBDs in 2024. I keep reading and hearing from agents that office space below A grade quality is hard to sell or lease. The question becomes what is the highest and best use - refurbish to A grade office, convert to residential usage, a mix of residential/office usage? Any thoughts? Stamp duty concessions for Victoria: Is it really a good idea? The Victorian Government recently announced their latest housing initiative: stamp duty concession for those buying off-plan townhouses and units, with no cap for 12 months. This is intended to save costs for buyers, and it is targeted at not only first-time homeowners and investors. Many advantages have been said about this announcement, but is it really a good idea to invest off-plan? This initiative does not address any of the problems that come with investing in off-the-plan properties. One of the major ones is the risk of builders going bust mid-construction. This ultimately leaves an investor stuck with half-finished, uninhabitable projects, and it is impossible to find another builder to take over completion of the work. The result can be financial loss of an alarming magnitude and uncertainty that runs for very long periods. It is also very well documented that there are defect issues in apartment buildings; High-profile examples such as the Opal and Mascot Towers in Sydney make the risks of buying an off-the-plan unit starkly real. The Opal and Mascot Towers were evacuated due to serious structural defects with remediation costs running into millions of dollars that owners (and taxpayers) have had to bear. These defects reduce the value of property but lead to further ongoing legal and financial agony for investors. After completion of off-plan projects, investors then face an oversupply of units entering the market at once. How do you compete with the rest? It leads to dropping prices (or rents), making it impossible for investors to get that capital growth. Historically, apartments and units have underperformed houses in terms of capital growth. This is especially apparent in Melbourne, where CoreLogic data show unit values are still 8.4% below where they were in May 2017. This trend seriously questions whether such investments are actually a good investment. In addition, investing in trends is a rather risky strategy. Trends change fast; what was once a lucrative opportunity today might easily become a liability tomorrow. When this initiative was announced, it smelled of a quick cash injection from the Victorian government responding to the rental crisis brought about by recent massive land tax increases. Landlords are leaving Victoria in droves, reducing the available supply of rental properties and exacerbating the rental crisis - this concession may be more about political expediency than genuine support for sustainable investment. Although the stamp duty concession appears to be a reason for celebration, the risks associated with construction failures, defect issues, market oversupply, and historical underperformance of this section of the market, make this strategy of investment rather dubious. #croidproperty #offplan #vicstampduty #propertyinvestment #propertyinvestor #buyersagent #buyersadvocatemelbourne #buyersagentmelbourne #mortgagebroker #conveyancer

Some reasonable points made in this article, keep in mind what the dominant purchasers are in your suburb for your property type and be careful if you create a floorplan or style that is unique in your area. The affordability factor plays a significant role in the mainstream housing market. The impact of interest rate cuts is expected to be more significant than the general election outcome, given the high likelihood of a change in government. Headline inflation dropping to 2.3% suggests potential bank base rate cuts this year, leading to stable mortgage markets and lower borrowing costs. With the general election approaching sooner than expected, there is a chance for buyer demand to increase in the autumn as uncertainty diminishes. See more:

The National Rental Affordability Index (RAI) for 2024 is out today. It’s the tenth edition of the RAI, and unfortunately it offers no good news for Queensland renters. The RAI assesses affordability based on different income levels. For individuals who are already struggling, increasing rents can lead to severe housing stress and even homelessness. Interesting article discussing the difference in Capital Gains between units and detached houses. Housing is a complicated topic with so many factors and issues affecting supply, demand and price/rents. As the article points out Sydney is landlocked between National Parks/waterways to the north/east/west/south which limits urban sprawl and future supply of land releases. Added to this is the risk with many high density unit complexes now identifying significant defects and the high cost to repair these which further reduce Capital Gains for units in general.
