Calling for more transparency in the property industry. Strata managers have been in the news this year for all the wrong reasons, as have real estate agents and buyers agents. Is it any wonder that we struggle in the real estate industry with a perception problem and a low degree of trust amongst consumers? Many cases have been revealed where agents have sought opportunities and loopholes that have allowed them to take more money from people. It’s frankly appalling. In the Strata space, the lack of disclosure around taking of commissions for insurance payments and other expenses has been brought into the spotlight. Many of us have been horrified to find that entire businesses have been set up to facilitate this double dipping practice. On the sales & buyers agent side, we have other disclosures that need to be made, but only if they’re referring to somebody with whom they have an agency agreement (in NSW, at any rate). This means that sales agents can take a fee for referring a buyer to a buyers agent - and the buyer is none the wiser. On the flipside, a buyers agent can command a fee for referring a vendor to a sales agent but doesn’t have to disclose that to the owner. Some sales agents sell their open house lists to buyers agents and I doubt the buyers have given their permission. Sometimes money can change hands without disclosures needing to be made, but it's still within the law. This is all very murky and consumers are quite rightly upset when they discover about these kickbacks. That's why I like this quote from Amanda Farmer, a lawyer who specialises in the Strata space. You might comply with the law, but you need a higher bar if you aim to be ethical. That's something that every individual practitioner needs to consider and take a position on. Despite the bleak economic outlook, Australian house prices are still expected to rise faster than inflation over the next 12 months. According to Domain, Perth's housing market is predicted to grow by 8-10%, while Adelaide could see a 7-9% increase. Sydney's market, often described as a "two-speed market," is expected to rise by 6-8%, although this might be overly optimistic given the current economic conditions. One of the key drivers behind this resilience is the chronic undersupply of housing in Australia. Even as demand softens due to economic pressures, the lack of available housing is pushing prices up. It’s been a sluggish start to 2024 for the Kiwi housing market. We saw the market stabilise earlier than expected in 2023, helped by strong migrant inflows. However, monthly house price movements since have been small and unconvincing in either direction. May was no exception. House prices were virtually flat over the month, with the REINZ index falling 0.3% (seasonally adjusted). Sales activity was also lacklustre, with sales down 7% (seasonally adjusted). We continue to expect a turn in fortunate later this year. We should see a rebound in investor activity as the new Government implements the signalled changes to policy, including fully restoring interest deductibility and reducing the Brightline holding period. The RBNZ has also eased LVR restrictions. But what the market is really waiting for is rate cuts.
