About us

New Ground is an Auckland-based investment manager specialising in the development and management of investments that generate commercial financial returns alongside social and environmental impact. Since 2014, we’ve been pioneering the development of Build-to-Rent housing investments for institutional investors in NZ, at the same time bringing about meaningful improvements for renting households by providing modern, healthy and professionally managed homes with security of tenure. Today, we’re involved in a wide range of rental housing and affordable housing projects right across New Zealand, spanning roles as investment manager, developer and development manager, as well as property manager through New Ground Living. We’ve also pioneered the development of professionally managed impact investment funds in NZ, co-founding the country’s first committed capital impact venture capital fund in 2017, establishing the innovative Homes For Tamariki fund in 2022, and being appointed to co-manage the Bay of Plenty Housing Equity Fund in 2023.

    Kaweka – our latest Build-to-rent (BTR) project for Hāpai Housing – is complete, achieving NZGBC Homestar 7 certification! This builds on the success of award-winning Moroki, offering 44 high-quality apartments consisting of studios, 1 and 2 bed units in Mt Albert.   Mt Albert’s central location, transport links, green spaces, and access to quality education made it an obvious choice for our next BTR development for Hāpai. The suburb is named after an extinct volcanic cone, and the naming of the development acknowledges this, with Kaweka translating to “ridge of a hill.”   The ethos of sustainability focused design is continued from Moroki, and includes centralised hot water, soon to be installed solar panels, and EV charging. Honouring the unique features of the local whenua, existing onsite volcanic rock is integrated into the landscaping.   Kaweka has raised garden beds, enabling residents to cultivate their own food, digital locks for enhanced security, video-calling intercom systems, and the innovative New Ground MyLiving app. This app enables residents to create forums and clubs, chat with neighbours, and communicate directly with their Community Manager, fostering a connected and engaged community.   This was a challenging site with rock, overhead powerlines, and nestled amongst a built-up area. We leaned into these challenges and designed a development that celebrates the natural environment to create a charming urban oasis. This was achieved through efficient building design, thoughtful orientation, a native planting palette, and street art delivered by artist Gary Silipa. His artwork reflects the volcanic theme of the surrounding suburb.   Given the success of Moroki, we are thrilled to deliver this next iteration to a market in much need of high-quality, sustainable, and secure rental homes. Build-to-rent is a compelling one,” says Roy Thompson, MD of New Ground Capital, because it provides high-quality, affordable housing that prioritises long-term tenancy and community stability. The Government’s intention to introduce legislation that allows overseas investment in build-to-rent developments in New Zealand is a necessary change and marks a positive milestone for Kiwis. This sets the stage for NZ to emulate the success of build-to-rent in countries like Australia, the UK and Germany. Sustainable design and construction is not only the right thing to do, but will provide real savings to Moroki residents on their monthly energy bills. Moroki is housing more than 80 people in warm, dry, healthy, homes where they spend less to live well and enjoy the security and stability of a 10-year lease.     Discovering New Ground Living and the build-to-rent model put an end to living in mouldy rental houses (and moving into properties only to get moved on by landlords wanting to sell) for one of our residents. And then it morphed into a new career. Today we’re giving a shout-out to Hayden Collier who went from tenant to Community Manager at Kerepeti in Hobsonville Point where he’s ‘the glue’ for  New Ground Living’s resident community.   • Our Managing Director, Roy Thompson spoke to journalist Sharon Brettkelly today on RNZ about the newly launched Bay of Plenty Housing Equity Fund which aims to make a significant dent in the critical housing issues in the region, whilst producing a healthy return of CPI + 4 percent for its investors. With $90m of capital in the pot to begin with and four housing projects already in the pipeline, the BOPHEF will provide equity to fund projects to produce the types of housing the government and the market are not. BayTrust – instigator of the fund – and its fellow investors/shareholders have ambitions to grow the BOPHEF to several times its current size and are actively looking for new investors both within and outside of the region.
