The still-high construction costs and significant drop in achievable purchase price factors are really worrying, and the lack of transactions only adds to the market's uncertainty. The increasing volume of non-performing loans (NPLs) on institutional books and the heightened scrutiny from supervisory authorities further complicate the situation. As you rightly point out, the need for effective restructuring concepts and consistent workout strategies is critical. It's alarming that many financiers lack the necessary know-how, given the reduction in workout departments and the discontinuation of servicers. But it's a reality the market has to deal with. In this environment, collaboration with partners who can provide specialised knowledge and support is indispensable. The expertise in managing NPLs and devising comprehensive workout strategies will be key to dealing with the path ahead, and those who have it will benefit.

Strong performance through turbulent times Shopping centers have proven to be a resilient and attractive investment: tenant sales and NOI grow across the portfolio, occupancy rate and occupancy cost ratio are at pre-corona level and better. On an ECE panel discussion about investment opportunities in retail real estate, Volker Kraft discussed the opportunities in the current market environment together with Klaus Severin Schöttmer, Managing Director Special Property Finance, Aareal Bank AG and Henrike Waldburg, FRICS, Member of the Board Union Investment Real Estate GmbH. "In recent years, we've seen a strong return of customers to brick-and-mortar retail, leading to significant sales and rental growth in our portfolio," explained Volker Kraft. “There are exciting years ahead for shopping centers, that are currently valued at historically low levels and the market provides for a growing pipeline of attractive assets for sale. We are exploring market opportunities with anchor investors and new candidates. We have some highly interesting vintage years ahead of us”. IMMOFINANZ Group recorded successful operating development and generated sound growth in rental income and earnings in the first quarter of 2024. Rental income rose by 11.5% year-on-year to EUR 143.2 million. After an adjustment for new acquisitions, completions and sales, the like-for-like rental income recorded by IMMOFINANZ (excluding S IMMO) rose by a solid 6.4%. The results of asset management increased by 14.3% over the previous year to EUR 120.0 million and the results of operations improved by a strong 26.4% to EUR 104.3 million. EU election: Die Linke wants to make real estate impossible as an investment “Apartments are people’s homes, not investments,” says Die Linke on their website. In its EU election manifesto, Die Linke states that it wants to campaign for the abolition of tax advantages for real estate, a ban on index rental agreements and restrictions on real estate funds. They also want to forcibly expropriate real estate companies that own more than 3,000 apartments. In all seriousness, I ask myself where this is supposed to be democracy? They want to take their property away from those who have worked hard to earn it. They want to prevent middle-class people from achieving financial freedom in their fifties. Petrus Advisers, an activist investor that built up a stake in Austrian landlord IMMOFINANZ, is pushing to hold talks about “strategic alternatives” for the company with its main shareholder, Bloomberg reported. Petrus founder Klaus Umek, said negotiations should begin with CPI Property Group. Potential options may include a spin-off, asset sales or reorganization. The latest market report from my colleagues points to a rare market opportunity. The bottom in the transaction business has probably not yet been reached. There are a disproportionately large number of sellers compared to a small number of buyers. The credit market remains cautious. In this environment, where many investors are only standing on the sidelines and the haze of the past cycle hangs over many investments, the most attractive returns can probably be achieved.
